Introduction
The case study is based upon the Butler financing company that runs the mortgage brokerage
business. There are different borrowers, lenders and property appraisers. There is different
mortgage for different properties. The property appraisers try to fix the deal between borrower
and lender.
Currently the Butler financing company is using MS Excel and entering the complete detail
manually and it is very difficult to manage the complete data. Therefore, the Butler financing
company wants to implement the database in RDBMS which is very easy to use and access.
They can check data in the form of queries and reports. They can enter the detail by forms
provided in the RBMS.
The information regarding borrows, lenders, property appraisers and mortgage should be stored
into database and should be accessible easily. There are different tasks that should be done in the
database. Some of them are as follows-
1. The administration should be able to check borrower’s details.
2. The administration should be able to check lender’s details.
3. The administration should be able to check property appraiser’s details.
4. The administration should be able to check the complete detail about mortgages.
5. The administration should be able to run predefined queries.
6. The administration should be able to analyze the data in the form of reports.
7. The administration should be able to insert data through forms.
8. The data should be secured.
9. The data should be fetched on a very high speed.
All the above features should be implemented into the database. There should be proper security
also. The database should be able to do all the defined tasks and should be secured. The Butler
financing company wants the very easy to access and a reliable database. The MS Access
database is good to make the brokerage database because the MS Access database is capable of
implementing all the above defined features.
MS Access database is very secure database. It provides the features to apply password also. A
user can enter by providing the password only. It is the best way to restrict the unwanted users to
access the database.

Usage of Database
The database is necessary to be used for the Butler financing company. The Butler financing
company is currently using MS Excel and MS Excel is not able to make queries, forms, reports
etc. All the work is manual in MS Excel. Therefore, to save the data systematically and securely,
the RDBMS should be sued. The MS Access database is the best choice for the Butler financing
company. There are so many reasons behind the usage of database. Some of them are mentioned
below-
Large Data
The data of Butler financing company is going to increase day by day and it is not easy to store
the data into MS Excel for best results. Therefore, the RDBMS is necessary to be used.
High Speed
The data of Butler financing company is going to increase day by day and it is the main reason
that to fetch the data in MS Excel is very tedious and tough job. To solve this issue, the RDBMS
is necessary to be used. The RDBMS provides the features to access the database on a very high
speed. It provides the techniques to get the data on a very high speed like predefined queries,
predefined reports etc. A user can access the data at any time. There is no need to generate the
queries again and again.
Accuracy
For every company, the accuracy in database is must to grow and Butler financing company
wants the same. MS Excel is not that much accurate. The data can be stored many times and can
give wrong results. Therefore; to solve this issue, the RDBMS is necessary to be used. The
RDBMS provides the features to store the data accurately by implementing the normalization.
The normalized database cannot store the repeated data. Therefore, the database should be
normalized. All relations in the database should store specific data and there should be relation in
between the relations to access the exact data.
Data Security
For every company, the data security is must and Butler financing company wants the same. MS
Excel is not that much secure. Any user can change the data and can hack the data very easily.
There is no authorization or authentication is MS Excel. Therefore; to solve this issue, the
RDBMS is necessary to be used. The RDBMS provides the features to secure the database by
authorization, authentication etc. It gives the permission to access the database only to the
specific users. This is the best way to secure the database from unwanted users.
