Question 1
Demolition plan for the existing dwelling involves the various steps in the development of a
demolition plan including:
1. Risk Management
The management of the identified hazards also needed to be incorporated according to the
Regulations 34-38 of the Australian Standards and codes. The identified risks will be minimized
using the appropriate control measures so as to maintain a healthy working environment during
the demolition works (WHS, 2011).
2. Planning the Demolition Work
A written document will be submitted to relevant authorities giving notice on intended
demolition, five day before the commencement of the work based on Regulations 142 (WHS,
2011).
Setting out of the planed demolition site will be carried out through the hired licensed and
registered surveyors. The correct boundaries of the building and the site will be identified and
pegged.
A hoarding of an A class will be erected around the construction perimeter with an overhead
protection provided through the erection of a B class loading to protect the public from falling
materials. Also, scaffolding cladded with chain wires and shade clothes will be provided to cater
for materials falling in excess of four meters and trap the dust respectively.
Disconnection of essential services. The essential services currently connected to the building
such as the supplies of gas, electricity, sewerage and telecommunications will be safely

disconnected prior to demolition (Build,2018). According to the WHS Regulations, nearby mains
for pressurized gas, chemicals, fuel and refrigerant lines will be disconnected (WHS,20111).
Acquisition of the demolition silence. However, some silences will not be obtained for a certain
works that does not require silences (WHS Regulations 458).
3. Risk Control During Demolition Works
Risks arising from hazardous chemicals will be controlled such that no worker or person is
exposed to dangerous chemicals based on Regulations 49 (WHS,2011). The demolition area will
be secured through the establishment excursion zones by use of secure impassible barricades
with appropriate signage (AS1170). A two-meter temporary fencing for construction will be
established in AS1725 (AS1725, 2010).
4. Demolition and the Demolition Method
Mechanical demolition will be the main method of demolition of the building with all equipment
and workers fitted protective devices. A continuous supervision will be done during each stage
of the demolition. Excavators, forward and back loaders will be used during demolition and
handling of wastes and transporter Lories for their disposal (Pranav et.al, 2015).
5. Site Clearance
Upon completion of the demolition works, the site will be cleared through removal of equipment
and barricades. A notification given to the building surveyors, consultants and owners that the
work has successfully been completed (Kumbhar, 2013).

a. Bush Fire (Medium Risk)
Bush fire medium risks are provided by the Australian Standards, AS 3959 Part two. Section two
of the code provides the performance provisions, Clause P2.3 the Fire safety, sub clause P2.3.4
the requirements for buildings in Bushfire areas and P2.3.5 provides the requirements for the
private bushfires (AS3959, 2012).

b. High wind
The requirements for wind loads buildings are provides by the Building Codes of Australia,
BCA, Volume 2, Section 3 and Sub-sections 10.1.0.The Performance Requirement P2.1.1 is
satisfied for a building constructed in a high wind area if it complies with various types of
structures or materials including :
I. Masonry: Australian Standards AS 3700 and AS 4773 Parts 1 and 2.
II. The Northern Territory Deemed-to-Comply Standards Manual.
III. Timber: Australian Standards AS 1684.2 and AS 1684.3.
IV. Steel: Australian Standards AS 4100 for steel framing, AS 4600 for Cold-formed steel
structures and Residential and low-rise steel framing: NASH Standard – Residential and
Low-Rise Steel Framing, Part 1 or Part 2 (BCA, 2016).
c. Earthquake
Requirements for buildings in earthquake prone areas are provided by the BCA, Volume 2,
Section 3, Part 3.10.2. The acceptable construction manuals are provided in the Part 3.11.
d. Alpine area (NSW)
The requirements are provided in the BCA, Volume 2, Section 2, and Part2.3.6. The provisions
include that an external doorway from a building in same area must be installed so that opening
the door is not obstructed by snow or ice etc. (NCC, 2016).

The relevant services required and likely to be installed in and around the building include:
1. Heating Water Services
The installation of hot and cold-water system is necessary in the building for the water heating
service to the dwellers. Requirements for the provision of this service is provided in the BCA,
Volume 2, and Section 3.12.5.2.
2. Heating and Cooling Ductwork
These are installed in the building to enable the air conditioning of the building. The
requirements for the provision of this service is provided by BCA, Volume 2, and Section
3.12.5.3.
3. Artificial lighting
This service includes the electric lighting systems such as lamps for provision of lighting to the
building in dark rooms or at night. The requirements for its provision is in BCA, Volume 2, and
Section 3.12.5.5.
4. Electric resistance space heating
This includes the room heating services during cold period. This installation can be provided in
different rooms depending on the preferences of the owner. The provisions for its installations
are provided in BCA, Volume 2, and Section 3.12.5.4.
