2. SECTION 4.15 EVALUATION
SITE & SURROUNDS
The site is appears more of a rectangle having dimensions of 40900 mm and 30925 mm to the
northern and southern territories and 10325mm as well as 17070 mm to the western and eastern
territories. The vegetation of the site is majorly natural grass with the slope being towards the front
side facing the main access road. The neighborhood of the site is mainly single storey dwellings.
Main access road is located north of development site as illustrated in Figure 1.

The current development on the site is to the west end and is composed of a single storey brick
construction having a tiled roof alongside a garage and a swimming pool at the end.

Development east of the subject site includes a residential bungalow. To the west is a single storey
brick and tiled roof dwelling. South of the subject site is made of a single storey rendered dwelling
with a tiled roof and is located to the North of the subject site and contains a single storey brick
dwelling with a tiled roof.

THE PROPOSAL
The application seeks consent for the following works:
Elimination of three trees
Underground site clearing
Building of one storey apartment comprising of lounge or sitting area, dinette or eating area,
kitchenette, 3-bedrooms, 2-washrooms and parking bay for 2-cars
PERMISSIBILITY
The proposed use is defined as a residential dwelling under Penrith LEP 2010.
Residential dwelling refers to building-structure being used as an as a place of residence for
accommodation purposes depending on the family-size or household-size.
