INTRODUCTION
Australia property law is mainly all the regulations of the rights related to the property
with all the systems through which the regulations and the management of the laws and their
implementation of property rights are incorporated. Their is been seen some of the major
responsibilities, interests, rights and other nature and regulations which are being in relation to
the property. PRA is being framed in 2003 as it manages to provide the rights which are related
to properties of the person and also cover general issues which are related to property. Their
main aim us to focus and manage all the landowners who have certain properties like for the
government, community and the business implications. All the property rights are generally
being managed and incorporated as to maintain the property interest and also to create a proper
functioning and general belongings of property interest(Marshall, 2018). In this report their will
be given rights which are in relation to the property and also all the rights of the property being
given on lease.
TASK
Advise Alice of her rights in relation to the property
Property law is the general rights which are being given to the owner related to their
working and the ownership and for the possession of the land and the general properties. The
main focus of the property rights in the act is to manage the fair staying and giving the property
to the person in proper manner. Their is been seen that all the general nature of the property law
is to render and provide the effective management and functions. As Alice is being buying the
property of Jasper there are some of the major rights she will carry as being the buyer of that
property they are like:
 The seller or the vendor will have to provide all the details about the property to the
buyer and their will not be any kind of deceiving in certain property related matters.
 No false information about the property should be given to the buyer as all the details
regarding the property should be authentic and true(McIntyre, 2019).
 While making the conveyancing there is needed to be framed that ll the details regarding
the property should be ensured for the general registration and also to implicate and
maintain the period of working on the proper timely manner.

 The buyer of the property will have the right to do all the search and also to closely check
the property to assure that all such things which is being taken by them is having the
general managed contractual terms (Bourova, Ramsay, and Ali, 2019).
 Their are certain rights with the buyer in which the seller in case if they fails to cover all
the contractual; obligations and also the seller has not given the property according to the
details which are being assigned then they will in that course of time can effectively
manage to either terminate the contract and can also file a compliant or sue against the
seller for breaching the contract that is being made for the property rights.
 It is being complied that there are some important legal implications through which the
nature and the general working can be managed effectively(Michaels, 2018).
 For all the management and the general terms of legality it is important the seller have
given all the documents of the property in appropriate manner.
Thus, in this case as the property is being taken by Jasper and Alice has made all the
rendered rights. And although he is being told to make the registration for the right to way which
is easement by the council and their was also being told to check on all the technology
compliances then also he didn't actually taken proper interest and managed the function in proper
way. Other then this he also rented the property to Ray which was on unauthorised basis and was
not being told to the Alice or the council about it. Their Alice have the right to file the sue
against all the breach which is being made to he by Jasper as a buyer she owes rights like to
manage and get all the property details disclosure and also to get the authentic documents and
details regarding the property matters. And as the previous owner has not fulfilled all the
stipulation she have the right to go the council and the ACL and to file the compliant in order for
the infringement of all the rights which is made by Jasper. Thus as there is a breach then Alice
can either terminate the contract which is being made between them before the contractual
obligations are being made. Alice can also manage and try to complete the failure of all the
compliance in terms of general contract and their working.
Advise Alice of her rights in relation to and to Ray.
As in the case of Alice and Ray there is been seen that Jasper has not legally made any
contract and made the property to be on rent for Ray and when there is been seen that in all such

cases Alice as being the new owner of the property can manage and will have some of the major
rights related to property they are like: Right to Register the lease- In this the Alice as the lease was not being registered in a
proper manner by Jasper and their has been seen that all the rights which are being related
to property is being given to her so she can at that mean time manage to make the
registration of lease between ray and her and make the property on rent on the new
condition and notice. This will be implied if she deems fit to manage all the obligation
and the legal implication of making the property to be given on rent to be authentic (Ago
and et. al., 2020). Right to disclosure of material facts- Their is being given that Alice will have the right
to get all the information about Ray and his staying with the disclosure of matters and the
facts that are being managed and given. Alice have the right to know about all the details
and the management regarding the working and their will be seen the working nature and
the principles being outlined(Proudfoot, 2017).
 Right to termination- This embarks that all the owner will have the right to terminate the
contract or the person who is being on the lease by the old authorised owner. Their Alice
in case if she seems that all the hiding of the staying of Ray was not in good faith and
after hearing all the evidence and the statements seems that there is no need to make the
agreement to be continued further can terminate the lease terms and make the Ray to
leave the property which is being owned by her.
Thus, their can be seen that these are important rights which are being given to Alice as
for Ray and she can there by manage any of the condition which is being seem fit. Their implies
that she as being the authorised owner can effectively manage the nature and the working
through all the records and the management terms and implications.
CONCLUSION
From this above report it is concluded that Australia property law helps in protecting the
rights of buyer and the seller regarding the property. It also make and implement all the general
rules and the regulations for all the interest, rights and the general relations of property. Thus
manages all the property issues and also complies with creating the management and their
working in accordance to the laws and the managerial terms and conditions. Their is been seen
that some of the major rights are given to the buyer as all the authentic and proper information

should be given to them. Other then this all seller will have to give the details regrading the
product and the major valance and the working accordingly. It also promotes and provides that
no deception and misleading is being made by the seller regarding the property. Further it is also
concluded that, when the new landlord or the owner of the property is appointed then their will
be applied new legal terms on the lease property the new owner of the property have the right to
terminate the contract and will also have right to disclosure of material facts.
