Project Brief:
Introduction:
The project is proposed for outlining the location of the construction site to develop the
commercial office to run a business. Proposed construction location is located at 10
Kumutoto, Wellington. It is the intersection point of city and port. The site is available on
behalf of redevelopment of the area. 5 floor building is going to be developed with the
excessive features of car parking in the ground level and composed with basic amenities
facilities (Ramanujan Education, 2016). Selection of site is done because of its prime location
and large area space which is having capabilities to develop a big 5 layered architecture for
running commercial business.
Site condition and parameters
Location: 10 Kumutoto, Wellington
Building area: 300 metres
Proposed area: Maximum area covered
Floors: 5 floor building
Place: Sea Edge
Zone: Public Water front
Nearby location: Markets are available all around the building
Purpose
The purpose of this project is to guide the client about the features of the construction site and
measures the possible services provided. It helps in developing the contractual relationship
with the client authorities. The construction site offer recreation of site location by
developing multi-storey building which can be used for commercial purpose (Raz, Shenhar,
and Dvir, 2011). It is located in the heart of city surrounded by the sea edge. It is shoreline
area which increases transportation through ports. Public waterfront is used in the open space
for beautifying the architecture.

Possible services for the project
Focus should be given on identifying the services provided by the project such as:
Construction area of the location is 300 m
It is surrounded by sea edge
It is the intersection point of city and port.
shoreline area which increases transportation through ports (Ryan, & Efatmaneshnik,
2015)
Provides basic amenities facilities
5 storey building
Interconnectivity of ground floor
Main lobby is designed for conference hall
Facilities will be provided to the disabled person
Synchronise the construction program, plumbing, and electrical fittings (Saxena,
2016)
Systematic structuring office area
Sea-side view architecture is planned for developing 5-storey building
Basement is kept for parking area
Smart IT system will be installed for security (Sulaman, Weyns, & Host, 2013)
Findings of investigation
Investigation of site reveals the information which helps in developing the project schedule
and activities for achieving project goal and objective in minimum time and cost. Total cost
of the project is calculated by investigating Australian standards developed for bringing
architectural changes at site location.
Project Risk and Limitation:
It is required to focus on the legal obligations which can be imposed on the project from the
local government council because of sea side location as transportation of products is carried
through port. It should be satisfied before starting the project on the site location. Approval of
developing 5-storey building should be taken from the local authority. It helps in minimizing
political risks which can arise during the construction phase (Taherdoost, & Keshavarzsaleh,
2016). Legal permit of developing building helps in reducing extra cost which can occurred
in solving legal and political conflicts at work place.
