INTRODUCTION
Decision making is a crucial process it requires lot of time and cost. This complexity of
decision making can be remove by making decision trees(Tehrany, Pradhan and Jebur, 2013).
Decision tree is a kind of decision making tool that involves breaking down the decisions into
many parts and making appropriate outcome(Pradhan, 2013). Herein, the project report a
decision tree is discussed which helps in making suitable decision regarding to open a dentist
centre in the Abinger. It is very important in the given scenario to construct a decision tree so
that dentists can plan to establish research centre or not.
MAIN BODY
As per the scenario the dentist have two option whether landlord gives permission or not.
On the basis of this, they can further plan about their dentist research centre on that location.
If landlord does not allow to open the dentist research centre then they have to find another
alternative. On the other hand if landlord gives the permission then there are three alternatives
which are as follows:
(a) Whole building accepted
(b) Upstairs accepted
(c) Whole building rejected
Herein, the decision tree as per the given scenario is mentioned below:

All these three options arise when landlord agrees. Herein, dentists expect to cut the price
from the landlord till £ 1000 as well as they want to get service of hot water. Though it is not
guaranteed that landlord will accept for all these conditions.
The option (a) is applicable if butcher gets retire and dentist have option to get entire building on
the rent. While option (b) states that they can get the option of upstairs which is not acceptable
by the dentists. On the other hand third option also possible which is of landlord can reject entire
proposal. In this situation they have to find another alternative. Herein, the case of option (a)
they can start a patient base research and result can be favourable and unfavourable. If result
comes favourable then they can make out further plans and if result is unfavourable then dentist
should try to find out any other alternative. Herein, it is important to know that there are both
possibilities of loss and profit. It is all depends on the number of patient who can visit in a
particular year. If more than 1000 patient visits then it will be beneficial and if less then 1000
patient visits then it can be a loss. Eventually, there are two probabilities which are of:
Favourable- 0.8
Unfavourable- 0.2
In the favourable they can get 80% possibilities to expand their business and in the
unfavourable condition there is less possibility to expand the business which is of 20%. On the
other hand there can be possibility of 50-50%. So it is all depends on the future's uncertainties
because there is no option of transport as well as of lack of space for car parking.
In the option (b) if dentist is allowed to get only upstairs then, it would not be beneficial for the
dentist because in this they will have only a small area as well as lower space for dentist
research. So they can not focus further on this option. Additionally, if dentist plans to start
research centre in that space then they can negotiate with the price for small space. As well as
dentist can demand for hot water supply to the landlord. This is why because the demanded rent
is £1250 and dentists want to get it at the rental price of £1000. If they get permission of upstairs
option then they have right to negotiate the price of rent or they can decline the option.
In the option (c) dentists do not have the permission to get that building on the rent. This option
stop the any further discussion about that location and they have to find any another location to
start their research centre.

Apart from it among all these alternative the dentist can focus on option(a) wherein, they
can get the whole building on the rent. This is possible only when butcher gets retire, if they
implements on this then it would be beneficial for them because they requires a large space for
their research centre and it can be possible if they get entire building on the rent. Additionally,
due to this option they can breakout their decisions into many parts which will further help them
in future. As well as in this alternative dentists can find out about whether opening of research
centre will be profitable or not.
Eventually, in the remaining two option they have no any idea to expand their business
because of many reasons like in last option there can be possibilities of rejection by the landlord.
In this situation they have alternative to find any other location because mentioned location is not
so suitable for the opening of a research centre because it is not necessary that butcher will left
out from that building as well as in that area Abinger, there is no facility of transport so they can
move forward. As well as option (b) is also not acceptable because it consists a small location
with just three rooms and dentist research centre can not be operate in small place it needs wide
area of building. If dentists choose the (b) option then it can be a worst decision among all
alternatives because it is not guarantee that landlord will agree on reduced rent price of £ 1000
as well as for hot water. So it will not a better decision to choose.
So from all the options: (a,b and c) dentists can choose the option (b) because it can result
in the favour of them. This is why because it is better then rest of options. Apart from these
option, if dentists wants then they can search for another location wherein they can start their
research centre. Eventually it can be better from all options because the mentioned location
Abinger is far away from the service of transportation and there are no any facility of car
parking. So it would be better to find out any other location. On the other side, as per the given
scenario that location does not include any single dentist centre so opening of new dentist
research centre can be result in good profitability. So situation is complex between option (a) and
option of not to open centre in that location but in some ways option(a) is suitable and dentists
can make decisions on the basis of it.
CONCLUSION
From above mentioned project report it has been concluded that decision making process
requires a lot of efforts. It is not an easy step and for enhancing the quality of decision, decision
trees can be made. These decision trees break down the alternatives into many parts and make

decisions accordingly. Additionally, in the given scenario it has been concluded that they can
expand their sources for making decisions as per the option of getting entire building on the rent.
This is why because in this option dentists can get large enough space for their research centre as
well as can evaluate profitability and loss on the basis of probability of patients. On the other
hand remaining two options are quite unacceptable because both can be result in loss for their
dentist centre.
