CHAPTER 1: INTRODUCTION
Title: Sustainable Green construction management in UK
Background
The main concept behind sustainable green construction is development of environmental
friendly buildings in UK. The reason of promoting green construction to promote minima usage
of resources in the conventional building construction. With this the concept of green
construction have a constant belief of minimal waste production from conventional buildings. A
sustainable or green building is a resultant of effective measured focused on increasing
efficiency of the resources used in construction of building including energy, materials and
water along with minimizing the impacts on human health and environment through waste
produced by buildings. The achievement of green sustainable construction includes designing,
better siting, construction methods and use of technologies. The green building is a practice of
creating structures and use of different processes which are environmental responsible and
recourse efficient throughout the life cycle of building from construction, design's siting,
maintenance, management, deconstruction and renovation. There are different components in the
green sustainable construction and most importance are water, energy and material and health to
make green building more sustainable. The main motive behind promotion of green sustainable
construction is restoration and enhancement of natural environment for providing the occupants
an experience of healthy living.
The process of green house construction is recognized as an integrative approach
including assemble of people in order to generate new ideas of sustainability and sharing them
in order to implement them in the construction process of building to save money and encourage
healthy living and protection of environment. Under the concept of green construction the whole
cost of building is considered while conventional building project includes initial cost of design
and construction cost.
Green house construction management is the concept is related with building the
environmental friendly structures and buildings along with combination of other components
including sustainable constriction practices, use of sustainable building materials into
construction and reduction of the wastage and impact on the environment. The objective under
green construction management do not end with completion of the green infrastructure it also
includes the risk associated which requires continues monitoring in order to serve the exact

purpose with which they being constructed and being erected. The leadership in Energy and
Environmental Design (LEED) is a rating system given on the design, operation, construction
and maintenance of green buildings. At the current times the World Bank Building council is
conducting research over finding out the effects of green building on the health and productivity
of the users of green buildings. Under the management of green building the buildings are given
a statues of solver, gold and platinum indicating the level of energy conservation and the
contribution of green building in protection of the environment.
Conventional building projects relies on extensive use of natural resources and utilizes a
huge amount of energy. The conventional buildings usually account for 39% of the overall use of
energy and utilises around 68% of overall electricity produced in US. It was also presented in
green building data that conventional buildings usually lead to 38% of overall emission of carbon
dioxide which is considered as a major source of greenhouse gas. Thus, based on this it can be
analysed that conventional buildings are not safe for the environment as well as, human health. It
is engaged in excessive consumption of energy and resources which hampers the balance in
nature. Thus, there is a need to develop sustainable green construction project in order to
minimise the use of energy and resources and reduce the emission of carbon dioxide in
environment. Proper management of sustainable green construction will also support to conserve
and protect the environment and maintain a safe and healthy environment.
With the lack of proper knowledge abs development of the green buildings the issues
arises over how to effective manage the green building and reduce the carbon emission or
wastage from such buildings. With lack of knowledge and difficulty in identification of proper
measures to green effects in the buildings the management becomes more difficult in order to
manage the building after their construction. The challenges faced in management of sustainable
green construction also includes the limited information over the products which are used in
development for sustainable construction. The overall concept of sustainability green
construction is over erecting such building which are environmental friendly and its management
is related with managing the activities in such a way that the non-environmental friendly
activities and its effect re minimal. The challenges faced in this process are being investigated in
the present research study.
The present research project is made over the sustainable green construction in UK and
the challenges and obstacle faced in management of the green construction. In this regard a

research propose have been made which includes research aim, objective, questions and
hypothesis which is duly approved by the tutor. The present research study includes detailed
investigation over the issues and challenges faced in management of sustainable green
construction. The project is present in 5 different chapters which start with introduction including
the background of the study, aim, objective, questions and hypothesis along with presenting
rationale and significance of the dissertation. The next is literature review where views and
opinion of different authors, writers and researcher are presented over the research topic of
sustainable green construction in UK and challenges and obstacles faces in its management. The
literature review is presented over the themes created from the objective of the research. After
this the research methodology is explained which clearly define the methods of conducting and
carrying out the research. The research methodology have explained the manner of data
collection, analysis and with explaining the flow of research project form one to another stage.
After this data analysis have been presented in the research study which includes the data
collected is being analysed to reach the outcome over the research topic of sustainable green
construction and challenges faced in its management in UK. The last part of the research project
is conclusion and recommendation where the researcher have presented the findings and learning
form research project and have presented. Recommendation in form of strategies for overcoming
the management challenges faced by sustainable green construction are presented at the end of
dissertation and the study is completed by putting the relevant references and source material
which are being refereed for collection of data and as guideline for completion of the research
study.
Challenges faced by the green construction company in relation with retaining of
sustainable aspects includes factors such as Managing project cost, unskilled labour force and
employees, inappropriate designing & its related documents etc. It is very much important for
business organisation to undertake sustainable business procedure and process so that it can help
in reducing negative impact of business if any. Also by using the concept of reuse, recycle of
company owns products and services, every company can makes sustainable development and
growth as well. Furthermore, by having adequate knowledge and information about different
techniques and methods related to business procedures can help company in minimizing its
business expenses thereby increasing overall profit margin.

present dissertation is prepared over the challenges and obstacle faced for the management of
sustainable green construction. The objective of conducting research over this topic is that there
are research present overt the benefits and concept of the sustainable green construction and
green building in UK. But only fewer studies have undertaken the research in direction of
investigating the challenges faced by the green construction. The concept of green building is
only a decade older in UK which is not much explored and researched upon in context of

CHAPTER 2: LITERATURE REVIEW
Literature review under a research study a detailed survey of books, scholarly article and
journals along with other relevant resources is done over a specific issues or area of research or a
theory. The survey done as literature review provides a summery, description and critical
evaluation of these works regarding research problems which is under investigation. Under the
literature review opinion and view point of different authors, writers are presented which are
relevant to the research topic. For the present report many books, journal and scholarly articles
were referred in order to select the best material over the sustainability green construction and
challenges faced for its management. The literature review for the present research study is
written with taking opinion and perception of different authors and writers from their books,
journal and article in critical manner.
Theme 1: Introduction to sustainable green Construction Industry in UK
As per the view of, Gibbs and O’Neill, (2015) the building industry is a vital element of
any economy and it has a significant impact on the environment as well. As seen by the virtue of
the size the construction industry is the largest user of material resources, water and energy and it
also contributes a lot in increasing the pollution in a nation. With the increasing negative impact
of this industry the response is coming from taking effective measure to mitigate the growing
consequences of organisations and commitments are made for better environmental
performances with setting targets and forming appropriate strategies and taking actions which
reflected the need to make buildings and its activities more sustainable. The sustainable green
construction have shown a high potential in making a significant contribution in the sustainable
development and protection of the environment and improving quality of life.
On the other hand, Zhang, Wang, Hu and Wang, (2017) stated that the concept of
sustainable green construction for the construction is at the early stage of making paradigm shift
and for accelerating green building in UK the professional under the green industry are required
to have the latest data to make informed decision. With a survey conducted over 69 nations it is
identified that a new green building scope is expanding with providing a scope on major
influence on the construction industry in both developed and developing countries. UK is also
non untouched with this concept and in order to attain sustainability for resources and

construction the work do not stop with construction of the building rather it depends on the end
user as well that how they response to this concept and takes measures to reduce the wastage and
control carbon emission form building to protect the environment and taking a step further in the
chain of sustainable green construction. The construction industry of is going under changes
from past two decades where it is adapting the development of infrastructure through sustainable
green construction.
It is critiqued by Kibert, (2016) that in UK for ensuring the development of sustainable
green construction, UK Green Building council (UKGBC) is formed in 2007, which have main

resources. Introduction of green or sustainability in this industry mainly focus on use of water
and energy more efficiently, enhancement and protection of the health and well being of the
occupants and reducing negative impact in form of waste, pollution and sewage. The
Construction Industry plays an important role in the development of economy of every country.
All the operations undertaken by the construction industry mainly emphasises on making
significant difference in between current as well as future development.
According to Abuzeinab and et.al., (2018) stated that the green construction are usually
adapted by the public to make the environment positive and stress free from various pollution
which is harming the health and life of the people in daily routine. By viewing the extinguishing
condition of the environment mainly people are implementing this concept of designing their
building through green construction in context of bringing more positive impact to their life. By
this procedure it bringing such concept they are getting more fresh air and also save wastages
which they are facing more nowadays (Ilhan and Yaman, 2016). Thus, to manage the sustainable
green construction for longer time period thus is mainly used by examining the negative impact
of wastages which are to be thrown in water or changes in climate condition whir resultant in
bring more challenges to the UK to overcome from such issue. In such cases green construction
is imposed which bring more positive impact to people and also their health life are to be
improved in productive way.
Chew, Conejos and Asmone, (2017) argued that green building concept is mainly not
known by many people and also not implemented in right way. Thus, there is a deep study to
implement such matter to get more productive results. In such cases to manage the green
building concept in normal life, people had to spend more of their time in designing and learning

items which is to be enhances in building to change the environment and reduce pollution and

this concept so that government also not impose to bound any specific rules and regulation by
implementing this concept. It also acquires proper and unique design are available and reuse
such products to decorate their home and improve their quality of life through this concept.

green construction are easily but the major impact arises by the green architect which design
such product according to their own needs and demand. If they are to be managed according to
the person needs that it results in more expensive as it requires lot of cost to maintain such green
building and also lot of skilled person are needed to design such structure. The main reason for
bringing such concept is that it provide awareness among the people regarding the usefulness of
their procedure it results in lacking such strategy to bring more awareness strategy among
people. It also examines the usefulness of choosing their method to changes their housing
designing and also save wastages to bring more productive results in their unique home decor
system.
Herazo and Lizarralde, (2016) identifies their opinion in relation to determining the
importance of using the green construction building for sustainable growth and also provide
opportunities to the communities to implements such changes in better way. Thus, it results in
bringing more awareness to the people by having the positive impact on natural environment and
also save cost and resource which is to be spend in designing such concept. As this is mainly
imposed for green building which bring more quality life and changes the condition of
environment for future development. This concept is mainly based on 3 aspects such as reduce,
recycle and reuse the available wastages to get more productivity results and the benefits by
implementing such method in right way (Schmidt and Osebold, 2017). Thus, sustainable design
