Requirements
You are required to submit a comprehensive series of photos with notation (min. 6 lines per photo)
of a domestic, residential timber framed dwelling being constructed in Victoria.
You are to follow the construction process from after the footings to lock-up stage.
In order to achieve this outcome you must personally visit a site or sites at various stages of
construction. You can use more than one site if the speed of construction is not fast enough on any
one site to meet the submission date.
All photographs need to have the address and date notated.

INTRODUCTION
Construction techniques in the building sector are quickly changing with newer and improved
techniques getting accommodated (Wilkie, 2017). Notably, timber frame construction is
increasingly being adopted to construct low budget residential dwellings. In the work presented
hereinafter, a series of photos from the field is provided where the timber construction technique
is adequately illustrated (Staines, 2011).
FINDING AND DISCUSSION
The following ten stages were recorded as follows:
i. Sub floor – bearers and floor joists
The bearers and floor joists are composed of parallel timber arranged in series
with jointed ends running through an end beam. The timber in this case must be

seasoned hard wood that must bear the lateral and vertical loadings as
envisaged (Standards Australia, 2011). Check the photo below.

ii. Flooring:
Fitted (cut-in/strip)
This is composed of a piecewise timber that is joined through use of glue. The
quality of timber in this case must be such that it is thermally resilient.

Platform (sheet)
These are flat wooden plates that cover a larger surface than the cut-in strips.
They are often smoothened prior to installation. Besides, the quality of the timber
used to make such sheets is beyond reproach as far as strength is concerned.

iii. Wall Framing
In this case, the frames are built by considering the critical loading points hence
cross bracing can be observed in figure 3. In fact, if properly designed, the storey
buildings can be realised with this technique (a strong house that can resists a
certain amount of wind loads). However, such structures are not required to be
built in cyclonic zones since they are considered high risk in such zones.

iv. Roof Framing
Similar technique in wall framing is extended in the roof framing. This also follows
the ordinary truss design (Harvey, 2009). However, the type of joining in timber
roof is different in steel structures. In this case iron nails are used to join the
elements. Besides, the truss (as mentioned in wall framing) is also less tolerant
to extreme w.ind loads.

v. Bracing Systems
These are often included to provide structural support against column buckling
and beam bending. The common bracing type is the cross bracing which
normally runs from the foot of one column to the top of the next column in line as
shown in figure 5.

External claddings – walls and roofs
Once the floor, walls and roofs are done, the aesthetics as well as occupants well
being must be fortified. The external claddings are normally installed to
demarcate the internals from the externals. In other words, the internal conditions
are managed within this envelope (Standards Australia, 2010). The aesthetic
quality of such cladding must also be sounding.

From the pictorial evidence, it is clear the construction technique illustrated above is versatile. It
is not restricted to residential dwellings, other building purposes can be integrated such as wood
workshops among others. However, one major disadvantage with this kind of construction
technique is that it is normally low tolerant to extreme conditions of wind and cyclones hence it
is often imperative to validate the site for climatic and topographical zoning.
