INTRODUCTION
Sustainability within a built environment is a collective process in which built environment
attains unprecedented levels of ecological balances by retrofit addition to new construction for
long term viability as well as humanisation of architecture (Andrić, Koc and Al-Ghamdi, 2019).
With emphasis towards environmental contexts, sustainable designs merge natural and minimum
resource based conditioning solutions of past with innovative technologies of present in
integrated intelligent system which supports control of an individual with expert negotiation for
consciousness of resources. Brownfield site is said to an area which has been used prior as well
as tends to be disused or derelict land. This kind of area is abandoned area in cities and towns
that is previously used for commercial as well as industrial purposes. The Terraces Development
Site is a brownfield site which is a residential development site with permission of detailed
planning for around 15 houses in edge of village of Morda, England in UK.
The assessment highlights brief description of the site, basic information related to the
surrounding area, proposal for development on the site with basic site plan. It further includes
details of six guiding principles which the development will adhere to.
MAIN BODY
Brief description of the site and a map showing its location
The Terraces Development Site is located around one mile from centre of Oswestry, UK. It
has planning permission for approximate of 15 houses that comprises eight 2 bedroom houses,
one 2 bedrooms flat along with six 3 bedroom houses. It is roughly undeveloped brownfield land
which has mineshafts but not in situation to represent any type of hazard (The Terraces
Development Site, 2022). The site is surrounded by certain developments behind first row of
houses and access is after houses on right hand side. It is assessed directly off the B5069 on
southern edge of Morda. Number of existing properties at the site enjoys an access on roadway
and have been accommodated in development. The property holds size of 1.56 acres or 0.63
hectare that is large enough for accommodating more than individual housing with uses
appropriate for the area. It is a suitable location for sustainable development as it promotes land
development addition to management practices with future in minds. With development, the site
will generate less waste, uses less natural resources and minimise impact on landscape.

From the presented image, it is determined that The Terraces Development Site is located
around one mile from the midpoint of Oswestry. It is accessed directly off B5069 on southern
edge of Morda (Map Showing location of The Terraces Development Site, 2022). The property of
site would be sold subject to together with advantages of all easements, rights of way as well as
wayleaves. From Shrewsbury, the site takes around A5 northwest to Oswestry. Furthermore, at
roundabout in which A483 turns south for Welshpool that is nearby 0.5 miles turn right for
Oswestry as well as Morda on B5069. The access of the site is after houses on side of right hand
when people enter behind first row of huge houses.
Basic information about the surrounding area
Around The Terraces Development Site, there are mineshafts on land, however, not in
situation to represent any hazard. It is a row of adjoining buildings in which each building has
wall built at line of juncture among itself as well as adjoining property that provides structural
support to itself together with building on adjoining property. It is surrounded with all elements
of built environment in which public has free access (Gao, Lin and Zhang, 2021). It creates a
situation wherein neighbours are likely to meet, develops opportunity for community spirit for
development as well as provided passive security. Adjoining Terraces Development Site, there
are ample number of existing properties which enjoy access over roadway and all these have
been accommodated in process of development. Mentioned below are information associates

Transport connections: Consolidated developments on the brownfield site improve
current services that includes transport connections, utilities together with waste management. At
Terraces Development Site, transport connection is moderate as the site is roughly undeveloped
land. Providing public transport connections or networks is complex at the sits as population
density is low. It has open recreation for community areas (Stavi, Gusarov and Halbac-Cotoara-
Zamfir, 2019). It is likely to promote creation of mixed uses, solid divisions and so on which
contribute in redevelopment of dense secondary centres which redistribute to connections among
public transport at the location.
Amenities: Brownfield sites are nearer to various metro services together with amenities,
such as shopping, schools, transit, housing, job centres as well as health centres. In aspect to The
Terraces Development Site, owner of remaining vacant facilities or amenities faces trouble in
development of sites as possible buyers are wary of potential liability for environmental
contamination along with clean-up costs. Because of this, Terraces Development Site ends up
abandoned, become source of blight in community addition to decrease tax base. Around
Terraces Development Site, there are limited amenities surrounding at the location as it is
divided into planning units.
Land uses: Brownfield sites are parcel of land which are used for industrial or residential
purposes. In context to Terraces Development Site, land is majorly used for enhancing farm
ability addition to land productivity of fields. It acts as soil conservation practice that is applied
for preventing rainfall off on land from accumulating together with causing erosion. In future,
when development will become possible, the land of the site can be used for building 15 houses.
What you propose to develop on the site and why, with a basic site plan
The chosen brownfield site holds potential to develop amount of housing as it regenerates
addition to renovates the land for breathing new life in areas which are most in need. At Terraces
Development Site, 15 houses are proposed to be developed on the brownfield site in order to
expand the area. It is more sustainable because existed developed land is being used. It is
proposed to develop for lifting property prices and provide accommodation for people that are
homeless or seeking investment opportunities (Lafrenz Samuels and Platts, 2020). Another
reason to prose development of the houses at the site is it is cheap to build houses on the site in
certain aspect. With building or development of houses at the site, it declines amount of
countryside which is lost to development, that reflects more green spaces as well as more space

for thriving nature. Building houses at the site is equal to recycling as it makes the land better to
use which is lying idle against unnecessary concrete over immaculate countryside.
At Terraces Development Site, single storey extensions are also proposed to develop
additions to back together with the sides of the houses. It will also more cost effective along with
include endless customisation options for permitting people to make new space at houses. As
prices of housing are continuing to rise and moving to new property area is desirable option for
various homeowners. On Terraces Development Site, development of single storey extensions
has greater possibilities of adding value to existing houses, tailor design in accordance to needs
of family members and provide additional living space. It have wider probability to add valuable
living spaces together with update houses in the manner which makes decision for making
improvisation on the site despite of moving to another one.

Six Guiding principles
Guiding principle Detailed information
Principle of improving the
environmental awareness
For The Terraces Development Site, the guiding principle of
improving environmental awareness is important as it acts as
guidance for decision maker addition to judges to offer
protection to natural world. It aims to address issue of threats to
natural environment, harm to flora and fauna plus polluted
groundwater at the brownfield site. The guiding principle is
essential in achieving sustainable built environment because it
improves knowledge and encourages people to conserve
addition to enhance resources in developing houses at the site
(Nyssen and Et. AL., 2019). It provides guidance to act
responsibly for conserving natural resource along with
protecting ecosystems which provide support in development of
sustainable houses. The well recognised principle of improving
e environmental awareness is been accepted as strategy which
guide to meet targets of existing generation and deprive future
to secure balance among development practices at the site.
In the proposed development of houses at The Terraces
Development Site, the guiding principle of improving
environmental awareness will be attained by conserving natural
resources, repairing damages addition to reversing trends. The
eventual goal is to provide better quality of life and promoting
fairly distribution of place for living. The development could be
measured with public participation as well as transparency in
decision making for protecting environment of Terraces

regarding state of environment together with access to justice in
matters of environment. The limitation of principle of
improving environmental awareness in developing houses at
Terraces Development Site is that it will produce significant
cost and causes negativity among population residing around
the site.
Principle of creating a safer
and healthier space
In aspect to Terraces Development Site, problem faced is
unhealthy space because of contamination which pollute water,
soil and air on and off site. The principle addresses the issue by
exposing the hazards and promoting good governance at the
site. In attainment of sustainable built environment, the
principle is important as it promote good building practice
related to the ways people addition to goods get to as well as
form site affects performance of building houses. The mode of
action depends on legislation that are Equity Act, Health and
Safety at Workplace Act and many more (Romein and Trip,
2020).
With development of houses at the site, the guiding principle
will be attained by ensuring access to healthy housing and
building green public spaces. The development could be
measured by provision of safe construction of housing, good
infrastructure and inclusive designs of houses at the site. In this,
limitation related to the principle is challenging behaviour head
on addition to complex ground rules for building houses at the
brownfield site.
Principle of lifting property
prices
This principle is related to increment of property prices when
they get developed by workers at construction sites. Prices of
construction sites are developed when built douses are sold with
profits. For building a house, a construction site needs a lot of
resources like cement, bricks and many more things which
incurs some cost. In respect to Terraces Development Site,

when it is chosen for construction, it led to use varied resources
which has to be covered by selling the build houses. This
principle is considered as sustainable for environment as it
provides them prices for houses that are built on a vacant land.
This principle is closely related with the target of earn high
profits by selling the houses (Karakusevic and Batchelor, 2019).
This principle will be attained through making proper houses by
using quality materials. Houses should be attractive as well as
affordable for people in order to make them influence for
purchasing these houses. This guiding principle can be
measured through profits that are earned. This can be found by
deducting all the expenses in order to evaluate overall cost and
check it with prices quoted for the houses. This principle is
limited as it only evaluates monetary benefits in relation to
desired project. It is not indulged in sustainability issues or
lifestyle trends of individuals who will live there after
purchasing the houses.
Principle of using the vacant
location
The main aim of principle of using the vacant location is fully
utilised the terraces development site to make some thing useful
and innovative to reduce the problems related to backward area.
These problems are lack of various facility in that area such as
proper road, housing facility, water and many more which are
harmful for people who lives in that area. This principle is
necessary to achieve a sustainable built environment to reduce
the problems and developed the backward area to maintain the
balance between various developmental process for the welfare
of environment and people in order to safeguard their interest.
By taking approvals from government and make effective plan
to implement and execute the principle of using vacant place to
achieve the desired target. By making budget in order to

live their life without any problems related to the house (Louw

aspects of budget plan, raw material used in building house
continuous monitoring the working of project as well as by
dividing whole area into 14 parts in order to achieved the
purpose of principle. There are also some limitations to the
inclusion of this guiding principle that is it is difficult to divide
and allocate resources to develop terrace development site by
making 14 houses for people.
Principle of maintaining
speed in construction
It is imperative for construction workers for speeding up their
processes in order to reduce environmental pollution which is
caused in building the houses. This principle is essentially
concerned with the problem of doing construction work slowly
which led workers to increase their wages. This principle is
necessary for measuring sustainable development as speeding
up of construction processes is necessary for maintaining
environmental degradation in an effective manner. In relation to
Terraces Development Site, this principle can be measured by
preparing effective schedules in order to track progress of their
houses. It is relevant for Terraces Development Site to
understand the approach of speed which also help them to
decrease their incurred cost. Construction work can create
problems for varied people living around the site. It is essential
for them to complete the processes as fast as possible. This
principle has a limitation of measuring the speed of the project
by avoiding environmental factors and cost (London, 2020).
This principle led Terraces Development Site to achieve their
targeted results by proper scheduling of tasks in a strategic
manner. It is imperative for managers of construction site to
overlook their targets and prepare for the speeding up the
processes of creating fourteen houses. This principle aids them

Principle of providing better
lifestyle to needy people
The main aim of principle of providing better lifestyle to needy
people is to help them and safe their life from various dangerous
things such from natural calamities, harmful animals of that
area as well as uncertainty from climate change. Developers of
terrace development site decided to build 14 houses for the
people who are unable and insufficient to build houses for their
safety and protect their family from these uncertainties. This
principle is necessary to achieve a sustainable development for
people who belong to backward area, below poverty line and
lower income group which find difficulties to earn minimum
wages for their survivals. By passing budget and implementing
the project to building house as soon as possible in order to
achieve the target to improve living standards of community
(Soriano and Herath, 2018). This principle is achieved by
making effective policies and finding the requirements of
people for which the principle is developed to meet desires in
order to contribute in the development of country also. By
building houses to utilising entire place and providing all the
facilities such as water, houses build with better quality material
and other necessary items which is essential for people for their
survivals. By asking them that they are comfortable in that
house as well as is there all faculties are available regularly as
well as continuous visiting the site to make sure people live that
houses properly and happy.
CONCLUSION
From the presented information, it has been concluded that sustainability in the built
environment is important as it reduces overall impact on environment together with human
health during addition to after construction. It is possible with accomplishment of preserving and
