INTRODUCTION
Housing Management is the process of looking after management and operation of real estate
properties (Caincross et. al., 2013). This report focused on methods to improve the problems
that faced by the Gold acre Housing Association. In this report, two problems addressed. These
problems include problems related to anti-social elements in the property and empty flats that
are attracting vandals. Solutions are provided to these problems by suggestions that are related
to different methods that used by property owners. As a policy manager of Goldacre Housing
Association solutions provided to overcome these problems using SMART methodology.

BODY
PROBLEMS IN GOLDACRE HOUSING ASSOCIATION
Goldacre Housing Association identified with two problems within the property. These
problems are problem-related to antisocial elements in neighbourhood and vandal occupancy
in the empty flats of the area. The problems related to antisocial elements in the property are
responsible for many issues. These issues include eve teasing, smoking and drinking on the
premises and feeling of insecurity in the people who are living in rent or owning the property
(Rodger, 2012). The methods of prevention that taken are not sufficient looking at the impact
that caused due to problems. Many families have complained several times regarding this issue.
The problem caused due to open areas near the property and poor security during night and
day. The other problem that reported is vandals who have started coming due to unoccupied
flats in the buildings. These have made the property look unattractive and make it
uncomfortable to stay. The other problem that caused due to due to vandals is selling and
renting property has become difficult. These problems are required to resolve as soon as
possible to maintain the valuation of property and income to the company (Millington, 2013).
ACTIONS TO IMPROVE THE PROBLEMS RELATED TO ANTI-SOCIAL ELEMENTS
Many factors were identified that were the cause of antisocial activates in the society (Burney,
2013). These factors included alcohol and drugs issue near the society, open public spaces in
the society and inappropriate social housing allocation as well as poor community safety
(Coase, 2013). The solutions that will help to control these issues are as follows:
Formation of teams from the people to help and prevent anti-social activities, these
teams will work with the local police to control the effect of antisocial elements.
Improving the security of the society with help of guards and wardens who will work in
round shifts
Communicating with police and other authority to control the issue related to drugs and
alcohol in the neighbourhood
