The aim of the project report is to discuss a case of implementation of Kingdom Tower project with BIM. The process of building information modelling involves development of intelligent 3D models that gives the professionals and the project team, an idea of what is to be implemented. In the project, that deals with development of world tallest building has made use of BIM technology to ensure successful execution of a project. The project report discusses the project scope, schedule and the cost of the project. The estimated cost of the project is SAR 4.6 billion. The project was set to complete in the year 2019; however, the project is delayed and is set to complete in 2021. The project report discusses the impact of the project on society and business, tools used in system development methodology along with the scope and objectives of the project.

Introduction
The aim of the report is to critically analyse a selected project case to discuss the methods
that are applied to execute a particular project. The purpose of this project report is to understand
the application of BIM technology in Kingdom Tower Jeddah. Building Information Modelling
(BIM), can be described an intelligent 3D model that has a wide application in architecture,
engineering and construction (Chen & Luo, 2014). The BIM is therefore described as an
effective tool that helps in effective planning, designing and constructing the infrastructure of a
project (Hardin & McCool, 2015). The building information modelling has its application in
architecture, civil construction projects and in MEP. The report provides the all the necessary
details related to project size, project budget, problem statement and the objectives of the project.
The report examines the strength, weakness, opportunities and threats related to the process and
procedures implemented in analysis and implementation of the project. The chosen project is
quite complex and the report aims in providing a detailed project analysis. The Kingdom Tower
is considered to be the world’s tallest building and it is a high budget project (Poeppel, 2014).
The following section of the research report identifies the main objectives of implementation of
BIM model in the project, the system development methods that are used in the project, the
detailed project schedule and the total project cost. Successful execution of a project is largely
dependent on three factors, which are scope, time and cost (Moon, 2015). The tower is a three
sided building that happens to be one of the first structure to reach the high mark of 1 kilometre
with 200 floors. The project was quite critical and is implemented with the help of BIM
technology. The report will be analysing the use of BIM technology in implementation of BIM
construction of Kingdom Tower Jeddah.

This section of the project report will provide a detailed analysis of the implemented
project, the project size, project budget and other details of the project.
1.1. Project Size
The project of development of world’s tallest building, the Kingdom Tower in Jeddah
involves the use of critical process and management processes and building information
modelling. The project is a large scale project that was announced by His Royal Highness Prince
waleed Bin Talal Bin Abdulaziz Alsaud. The architectural size of the project will be of 1 km if
completed as planned. The roof of the tower is at least 1,008m and the top floor is of 668m
(Sinn, Peronto & Huizinga, 2016). Therefore, it can be commented that the project is quite
complex and is one of the largest ongoing project in the world. The project will be implemented
in a plot of 50-hectare (Michaelson, 2014). The project is mainly proposed for a large area of
underdeveloped waterfront with a land area of 5.2 Km2. This project is envisioned to grow in a
new district of Jeddah and will be implemented in three phases.
1.2. Project Budget
The cost of the project is estimated to be US $1.23 billion. The project owner is Kingdom
Holding Company (Boake, 2015). The project is expected to be completed within the set budget.
However, since this project is an ongoing project, changes in the project budget is expected.
1.3. Problem Statement
Construction of Kingdom Tower project is a complex project that requires high level
planning and implementation. Based on the complexity of the project is chosen to be
implemented by making use of building information modelling (Al-Kodmany, 2015). The aim of

the report is to analyse the use and implementation of BIM in construction of Kingdom Tower
(Doherty, 2014). The risks associated with the project is quite high as this project is set to break
the record of world’s tallest building. The 170-storey building that is being implemented will
stretch by 3280 feet upon completion.
The Kingdom Tower is being implemented by application of BIM. The BIM service
provider for this project is Pinnacle Infotech. Pinnacle Infotech has executed and managed over
4000 projects of different types such as airport, hospital, apartments and others. The kingdom
Tower is considered to be one of the largest projects considering the project value and scope of
the project. (Kwon et al., 2019) The tall skyscraper that is currently under construction, is
proposed to be a building of mixed use. Therefore, it becomes quite integral to design and
implement the project in such a manner so that it is completed within the set time and budget.
1.4. Project Objectives
The main objectives of the project that are being identified are as follows-
 To apply BIM in development of the Kingdom Tower
 To understand the concept of BIM and its benefits
 To ensure that the project is completed within the scheduled time (2021)
 To ensure that the project is implement within the set budget.
The above discussed points indicates the critical objectives of the project. The project
started in April 2013 and implementation of BIM started in May 2014. The following section of
the report will discuss the process methods of project implementation planning and execution.
2. Current State

The Kingdom Tower project is currently in its implementation stage. The leader of the
project is prince of Saudi Arabia. The project started in April, while a four-storey foundation was
in place by the end of November 2014 (Ghabra, Oldfield & Rodrigues, 2017). In November
2015, the economic deal related to Jeddah Tower was sealed and by then the project has
completed 26f floors. By May 2017, extension for the project was taken and the project was
again pushed back to end in 2019 (Clark, 2014). As per the latest update, by the end of February
2018, the engineers and the project team was able to lay down 66 of the Jeddah Tower’s 170
storeys.
3. Impact of the Project
The construction of Jeddah Tower is a part of Saudi Arabia government plan. The project
aims in diversifying the economy of the kingdom so that its dependence on oil can be reduced.
The construction of the Jeddah tower is expected to have a large impact in society and business
(Abdulhadi & Sharif, 2015). The project has a high economic value and it is being funded by the
billionaire prince of Saudi Prince Alwaleed bin Talal.
3.1. Impact of Project on Society
The Jeddah tower project aims in development of the world’s tallest skyscraper. The
building will be featuring residential, hotel space as well as shopping facilities. The project has a
large impact on the economy of the country (Kwang et al., 2014). Since it is a large scale project,
it provides working opportunities for the workers and the labourers associated with the project.
Therefore, it is expected that the project will have a positive impact on the society. The
implementation of the project through BIM technology will ensure easier implementation of the
project and therefore, it will have a positive impact on the society.

3.2. Impact of Project on Business
Development of Kingdom tower provides an excellent business opportunity. The tower
involve development of residential buildings, hotels and shopping complex. Development of
residential buildings, hotels and shopping complex will increase the business opportunities for
the clients. The Kingdom tower will be one of the largest buildings in the world. The project is
implemented with the help of BIM technology (Stochetti et al., 2018). The project is undertaken
by Pinnacle Infotech that is known for executing almost 4000 projects. Therefore, the
implementation of Kingdom tower provides an excellent business opportunity for the contractors
as well. The successful completion of the project will therefore provide an excellent business
opportunity for the project owner.
4. Project Selection
The project of construction of Jeddah tower is chosen for analysis as it is one of the
largest buildings under construction in Saudi Arabia. The project involves the use of BIM. Since
the project is quite complex, there are certain challenges and issues associated with the project
(Teixidó Ruiz, 2014). The project aims in addressing a number of problems that are currently
faced by Saudi Arabia. Therefore, this particular project is a part of the government plan. The
project is funded by the billionaire prince of Saudi Arabia and therefore there are no economic
issues associated with this project (Alotaibi, 2018). The project is considered to be a high scale
project as the cost of the project is near about $2 billion.
The infrastructure project is selected by analysing the economic importance and the
implementation approach of the project. This project is chosen as the project makes use of BIM
technology. This is an ongoing project and therefore a lot of information can be collected.

Therefore, the choice of the project is justified. An extensive research has been undertaken in
order to ensure that a correct project is selected for development of the project report.

5. System Development Methodology and its Effectiveness
The project involves use of BIM for construction of the proposed super tall skyscraper in
Saudi Arabia. This section of the project report will be analysing the tools and the processes
related to the system development methodology (Matthews et al., 2015). The project is being
implemented with the method of building information modelling (Latiffi et al., 2013). It is a 3D
model based process that is associated with architecture, engineering and construction. The
details of the BIM tool are indicated in the sections below.
5.1. Tools Used
The project of developing the Kingdom Tower at Jeddah is associated with the use of
BIM tools. Building Information Modelling is a process that involves generation and
management of digital representations of a particular project. Since the development of Kingdom
tower is quite complex, application of the BIM model is quite essential. Business Information
Modelling is a tool that is used in the Kingdom Tower. The tool is used to efficiently plan,
design, and manage the infrastructure project (Kerzner & Kerzner, 2017). Kingdom Tower is a
large scale infrastructure project that will be implemented by making use of BIM. The use and
application of BIM have helped in structured implementation of Jeddah Project.
The building information modelling that are implemented in Jeddah Tower involves a
team of 72 BIM engineers and was undertaken by Pinacle. The team of 72 BIM engineers

include project manager, collaborators and designers who are working in the project. The BIM
provides improved modelling services to Jeddah Project. The use of business information
modelling has helped in electro-mechanical calculations, value engineering and in correct
estimation of the cost and schedule requirement of the project. Pinnacle has followed a planned
approach of BIM implementation for successful execution of a project. The planned approach
include working in a central file model to save the time and cost of the project (Crawford, 2014).
Execution of the project by Pinnacle team has ensured improved coordination and
communication among the team member and the entire system. The BIM tool that is used for
implementation of the project involves creation of Rise diagram and development of a realistic
schedule (Doumbouya, Gao & Guan, 2016). As per the project status the project is on time. The
Kingdom Tower that is being implemented is an inspiring design in terms of engineering and
implementation approach (Harrison & Lock, 2017). The involvement of Pinnacle Infotech has
helped the project owner to achieve the strategic project goals.
6. Strategic Alignment and Project Strategic Goals
Strategic alignment of the project involves the process of implementing the project work
as per the goals and objectives of a project. The main objective of the project is to develop
world’s tallest building (Fuller et al., 2017). The Jeddah Towers aims in breaking the record of
world’s tallest building that will stretch for more than 1000 meters. In order to ensure that the
project is being implemented in an effective manner, the BIM process is chosen for project
execution. The strategic goals set for the project are as follows-

By the end of 2021, the project is expected to achieve all above stated objectives. The
project management team of Jeddah project is implementing the project by following a planned
approach of project implementation.
7. Scope Management
This section of the project report will be discussing the scope identified for the project is
implementation of Kingdom Tower in Jeddah. The scope statement and the requirement analysis
of the undertaken project is indicated in the sections below.
7.1. Scope Statement
The project will be implementing the world’s tallest building in form of Jeddah Tower. It
is expected that there will be no budget overrun in the project and the project will be executed
within the se schedule. However, there been cases of project delays in project execution. The
construction of Jeddah Tower is currently an ongoing project and the project is expected to be
completed by the end of 2021. The project aims in successful implementation of BIM technology
in Jeddah tower. Since the project is already ongoing, successful application of BIM technology
is expected.
7.2. Requirements Analysis

The Jeddah tower project is a complex project and therefore requirement analysis process
of this project was quite critical as well. The project involves multiple objectives and it is one of
the most complex projects that are undertaken by Pinnacle.
The requirement analysis process of this project involves researching on the structural
and aesthetic features of the building, identification of the methods required to implement the
project and choosing a contractor who will be able to implement the project with the help of
BIM.
The Pinnacle team with 72 BIM engineers is implementing the project in a planned
approach. The requirement analysis part of the project was completed at the initiation phase and
was completed by the year 2013. Followed by that, the construction of the project started in April
2013. The project is managed by Pinnacle and follows a planned approach of implementation.
The following section of the report gives an idea of the project schedule, methods used for
development of the project schedule and the cost control techniques that are implemented by the
project team.
8. Project Schedule
8.1. Methods used Development of Project Schedule
The project schedule is developed by estimating the main tasks that are needed to be
delivered on successful completion of the project. After identification of the tasks that are needed
to be controlled, the duration for each task is calculated. In order to ensure that the project is
implemented as per the plan, a realistic project schedule is set (Fleming & Koppelman, 2016).
Since the project is quite critical, there might be certain changes in the project schedule that has
been developed. However, in order to ensure that there are less changes in project

implementation, project control is enforced in the project schedule. The details of the control
enforced in the project schedule are indicated in the section below.
8.2. Control enforced to control Project Schedule
The Kingdom Tower project is a visibly complex project that involved a number of
activities that are needed to be completed. Although the project scheduling was done on basis of
the tasks that are to be completed, monitoring of the status and activities of the project was
enforced. The project management team for the Kingdom Tower project involves a spate team
for supervising the quality and the progress of the project. Enforcement of appropriate control
ensures successful execution of the Kingdom Tower project.

9. Cost Control
The project is a high scale project which is set to complete by the year 2021. The
estimated cost of the project is $1.23 billion. Any issue in the project implementation process can

significantly increase the cost of the project and therefore appropriate cost control measures are
needed to be enforced within the project (Heagney, 2016). As a part of the cost control measure,
the project team is involved on cost tracking, and controlling any changes in the project. The
project team ensures that the activities that are identified for the project are completed within the
scheduled time so that there are no chances of cost overrun in the project. The table below
indicates the cost of constructing the building. It does not include the miscellaneous cost such as
cost of land, cost of propositions and others.

The project is although not a failed project, certain recommendations can be made to
improve the project performance. On basis of the current progress of the project, certain
suggestion and recommendations are made, which are as follows-
Budget Planning: Since the project is a long duration project, effective budget planning
is recommended to ensure that the project is completed within the budget specified.
Time Management: The project has faced certain delays since in inception. Better time
management is needed in the project to ensure successful completion of the project within the
anticipated finish date.
Conclusion
The project report provides the details of the implementation of BIM in Kingdom Tower
project. The project report provides a detail of the project requirements, project scope and the
impact of the project. The project report provides the details of project schedule, scope and the
objectives of the project. The report concludes with the recommendation and suggestion to
improve the performance of the project so that the project can be completed within the year
2021. Currently the project is on status with certain minor schedule issues. However, the project
has undergone changes in the set budget as the cost of the project is way more than the budget
estimated.
