INTRODUCTION
Operational plan is a detailed oriented plan which defines how a team or department
contributes to reach the company’s goals. It also mapping out day to day activities/task in order
to ensure a clear path of a business in order to meet the business objectives. The aim of the
operational plan is to upgrade small hotel in Lorne Victoria by using different and new products
in order to become more environment friendly. Through this plan, the owner of The Great Ocean
Hotel attract new customers and provide best facilities along with positive ambiance to their
guests. For that, report will make plan and also choose equipment in order to monitor the project
by ensuing legal compliance with time.

With the changing era, most of the hotels keep renovating or adopting new key areas that
assists to provide better experience to their customers. Similarly, with the help of outer
suggestion and analyzing the market, it has been analyzed that hotel in Lorne Victoria must have
to upgrade its existing products in order to comply with the sustainability act.
Advantages: The biggest advantage gain by a small hotel is its brand image because
innovation and changes in existing products always attract new customers and raise its goodwill.
Also, replacing the existing products with environment friendly products assist to create positive
impact over environment. This in turn also helps to generate the best outcomes for the company
and attract the customers that increases financial performance as well. Moreover, it has been also
identified that investing upon the sustainable products will be more beneficial for the company
because it helps to save the large expenditure within a business and improve the energy as well.
Problems: While going through this proposal, it has been identified that there may be
many problems identified or encountered that might affect the proposal into negative manner.
This includes financial issues because it is one-time investment and also affect the financial
performance of a company (Bjorvatn and Wald, 2018). Apart from this, it has been analyzed that
company is looking to updating new menu as well as logos that also required experts because
final implementation will be performed with their advice. Hence, it can be stated that investing
into new equipment will be better but it might create many challenges or difficulties that affect
the overall performance and ideas.

Legal obligation: In order to invest upon new equipment and renovation, hotel must
comply with different legal requirement because it affect the overall performance of a company.
The legal obligation includes Health and Safety Act where it is the responsibility of an employer
to ensure about the health of each individual. Also, another requirement is Sustainability act
where hotel’s owner must be liable to use those products which does not cause any negative
impact over the environment. In addition to this, Privacy Act should be followed by the company
in order to ensure that personal data should not be shared with anyone because it affect the
results in negative manner.
SWOT analysis
The tool is used to examine internals’ business environment of a company and in the
context of present study, the tool is as mentioned below:
Strength:
For renovation and installation of new equipment, company may improve the overall
business performance. Such that its sustainable products help the company to attract new
employees or customers (Demirkesen and Ozorhon, 2017). Along with this, fencing in
swimming pool also assist to prevent from unnecessary injury. Further, another strength includes
that focusing upon renovation helps to rebranding so that it helps in local produce.
Weaknesses:
The weakness include within the small hotel is not complying with legal obligation and
this in turn affect the entire reputation of a company (Silvius, 2017). Moreover, with the
changing trend, the customer requirement also changes and not meet the set requirement affect
the overall performance and this in turn consider as a key weakness.
Opportunity:
Identify the changing trend of a market and implement respective equipment accordingly
will help a hotel to attract new customers as well as sustain brand image within a local area.
Further, starting renovation in summer can be an opportunity to take back the invested amount
during season time.
Threats:

The biggest threat faced by the company during new installation of a product is such that
compliance of legal laws. This in turn causes negative impact over the business performance and
affect the brand value of a company in negative manner as well.

Suitable option for pool heating
It has been analyzed that hotel already uses a pool which is not eco-friendly and to select
the best and suitable option pool heating and fencing, it is suggested to use eco-friendly products.
Like, install a heat pump that assists to manage the entire water during any climatic conditions.
Tis heat pump should be green in option so that it does not cause any negative impact over the
environment (Tereso and et.al., 2019). Further, for resurfacing the pool, it is essential to use the
latest brand raw material that helps to improve the surface of pool and minimize the chances of
injury as well.
In addition to this, in near future, company may also invest upon robotics in order to clear
the place so that it minimize the chances of extra cost incurred during a process. Along with this,
it is also suggested to invest upon the LED lights within pool area side that helps to improve the
energy efficiency and generate the best outcomes for the future improvements as well. Thus, it
helps to improve the results and also ensure that all the new equipment should be Eco-friendly
that reflected it complies with sustainability act (Picciotto, 2020). Also, a proper regular
maintenance on all the pool systems further assists to determine the negative or any other
loopholes within a hotel.
Theme and Logo
Theme: As per the above defined requirements, it has been identified that small hotel is planning
to designed new requirement of the hotel. For that the theme of hotel should be innovative so
that it attract the customers easily (San Cristóbal and et.al., 2018). However, it has been analyzed

that hotel should select the equipment which did not causes negative impact over the
environment because it does not use any product which are energy coefficient. Hence, the theme
of interior should be attracted enough to create a positive impact over the business performance.
Menu: The menu of a project must include dishes which are healthy to eat and the paper used for
designing menu should be recycled so that it does not create any negative impact over the
project. This in turn shows reflected that the menu is also eco-friendly.
Logo:

It has been analyzed that hotel needs to improve its existing business and for that there is
a need to have a strong human resource who support company to meet the defined objectives.

Similarly, there are different human resources who support hotel which includes project, chef,
Food and beverage manager and Front office manager. They play a wide role in order to
successfully implement the project into hotel. Along with this, their responsibilities in
redevelopment of a hotel is as mentioned below:
Operational department: Under this department, project manager has to hire front office
manager who ensure that employees are putting their entire efforts in order to meet the demand.
Along with this, head of operational department has to ensure that they play an important role in
the success of a firm (Ma and et.al., 2018). Moreover, it is also examined that the role of head
under this department is such that they can answer the inquiries and directing queries to correct
the personnel.
Here, chef also included in the department where they are accountable for offering best
services to their customers. In addition to this, they also provide expert advice to the employees
who perform work under them. In addition to this, the Food and beverage manager also included
in the department, who ensure that food is offered to their customers in proper manner or not. In
addition to this, the role of food and beverage manager regarding the redevelopment is such that
they will help to provide suggestions and this in turn causes positive impact over the business
performance. Moreover, it can be stated that with the help of all these roles and responsibilities
within operation department, hotel may able to meet the sustainability needs and generate the
best outcomes.
Further, as per the KPI set under the Gantt chart, it has been analyzed that the
performance is positive against the KPI. This in turn reflected that all the roles under a
department are efficient enough in order to make the changes and improve the overall
performance of a company (Bjorvatn and Wald, 2018). However, with the changing trend role
of the people under a department might changes and there is a need to change the same because
it leads to provide positive impact and implement the desired changed in an effective manner.
Hence, the rate of each role is 7 out of 10 which clearly exhibit that the roles and responsibilities
of each individual need to be fulfilled in order to meet the defined aim.

From the gantt chart, it has been analyzed that the entire project takes 6 months in order
to complete the same. However, there are many different problems which might incurred during
the project and this in turn affect the results or delay the same (Radujković and Sjekavica, 2017).
Such that, hiring personnel for the project can be consider as a problem because project manager
faces different challenges in order to hire the employees who are suitable for the project. Lacking

skills and expertise might affect the results in opposite manner, so it is necessary for the project
manager to select the team members in order to implement the project effectively.
CONCLUSION
By summing up above, it has been concluded that the project can be undertaken by using all
the key stages of a project management which includes initiation, planning, executing,
monitoring and closure. Thus, by complying with this stages of a project management, project
manager can easily allocate the roles or task to other team members, this in turn helps to meet the
defined aim as well as complete the task. In addition to this, it has been also identified that
following project management stages assists to minimize the chances of risk and if any risk
might develop then they have strategies in order to manage the same to avoid it becoming an
issue.
However, on the critically side, it has been further concluded that there are different
problems encountered within a key stages or developing a plan which include financial
constraints, lack of expertise and changing trend. This in turn causes negative impact over the
decisions and that is why, after analyzing entire problems, there is a need to solve the issues so
that the changes will not hamper entire project. In future when the same project will be
performed, then it is suggested to use project management methodologies which in turn helps to
implement the project in an effective manner. Also, this helps to focus all the project and allow
project manager to repeat the successful aspects and learn from mistakes in order to generate its
continuous improvement. Hence, it can be concluded that implementing the eco-friendly
products into hotel will offer long term prospects and increase the awareness among people to
become sustainable. Overall, it can be stated that with the help of this new equipment and
fencing within pool will assist hotel to generate more finance which contribute to improve the
financial performance. This further helps to improve goodwill within market and also helps to
create a positive impact over the business performance.
