Managing Operational Plan for the Great Ocean Road Hotel
The Great Ocean Road Hotel is one of the most service oriented hotel in the Hotel
industry. It is utmost important for this hotel to continuously upgrade itself by providing the
customers with excellent quality of services. The main advantage of this plan is (1) Can put a
new face on your rooms without the cost associated with a complete rebuild (2) Electricity use
accounts for 60-70% of the utility costs of a typical hotel. (3) Throw some numbers out that
show how an energy efficient renovation can positively impact your bottom line:
The hospitality industry spends $3.7 billion a year on energy
Electricity use accounts for 60-70% of the utility costs of a typical hotel
Energy-efficient lighting can reduce electricity use up to 75%
A dream renovation could turn to disaster very easily for any Developer or Contractor. Careful
thought and drafting is needed to avoid being caught by common pitfalls. Here are some of the
possible problems that we may encounter during the process :
- Delayed of the renovation of the pool area that can’t meet on the target re opening because
it takes 3 months
- The renovation of a hotel can have many traps for both Contractors and Developers.
- Unclean Rooms. This is a common issue with lower end hotels, but a complaint like this can
happen even to the best hotels out there.
States and localities have instituted additional regulations for hotel construction,
operations, and safety. Our hotel’s greatest legal obligation is the maintenance of a non-
hazardous and secure environment. A hotel that fails to identify a foreseeable or obvious hazard
and fails to adequately warn the guest of its existence may be found negligent and judged liable
for resulting harm or damage to a guest.
Running costs savings from new Equipment
Air conditioning is standard in many hotels rooms around the world today. Poor air
conditioning and lighting might also show that hotels are not implementing their legal
obligations to maintain their systems. As of the moment, we have 2-star 3kw air conditioner
units and 18w fluorescent bulbs as lights. Very obvious that these energy consuming appliances
need to be updated.
Price and energy efficiency were the two most important factors of consideration for
consumers buying an air con. Typically, you need a minimum of 1 to 1.5kW of cooling capacity
per 10m² of space that needs to be cooled.

represents a high efficiency way to provide lighting over a vast area. The lights are much more
efficient as well as longer lasting than incandescent bulbs, however, they fail in both categories
when compared to LED. As of the writing, we are using 18w fluorescent bulbs as lights, 4 in
each room. Making to highly expensive compared to when we switch to LED light.
Attach here is the comparison of using Fluorescent light and LED bulb light.
TOPIC LED FLUORESCENT
Efficiency LEDs are very efficient relative
to every lighting type on the
market. Typical source
efficiency ranges 37 and 120
lumens/watt.
They lose out to LEDs
principally because their
system efficiency is much lower
(<30 lumens/watt) due to all of
the losses associated with
omnidirectional light output and
the need to redirect it to a
desired area.
Lifespan LEDs last longer than any light
source commercially available
on the market. Lifespans are
variable but typical values
range from 25,000 hours to
200,000 hours or more before a
lamp or fixture requires
replacement.
Fluorescent lights have good
lifespan relative to some bulbs
but not compared to LED.
Typical lifespan values range
from 7,000 hours to 15,000
hours before a bulb requires
replacement.
Lifetime Costs LED lighting has relatively high
initial costs and low lifetime
costs. The technology pays the
investor back over time (the
payback period). The major
payback comes primarily from
reduced maintenance costs
over time (dependent on labor
costs) and secondarily from
energy efficiency improvements
(dependent on electricity costs).
Fluorescent lights are relatively
cheap to purchase but relatively
expensive to maintain.
Fluorescent bulbs will likely
need to be purchased several
times and the associated labor
costs will need to be paid in
order to attain the equivalent
lifespan of a single LED light.
Initially LED bulbs are slightly more expensive than the Fluorescent bulbs. A six-pack of
Fluorescent bulbs typically costs around $22-25, while a six-pack of LED bulbs costs around
$28-30. Although LED’s have a higher initial cost, they will save you money in the long run. A
six pack of those same LED bulbs will last nearly eight times longer than that same six pack of
Fluorescent’s. Replacing the Fluorescent bulbs eight times will add up to $184, compared to the
efficient as well as longer lasting than incandescent bulbs, however, they fail in both categories
when compared to LED. As of the writing, we are using 18w fluorescent bulbs as lights, 4 in
each room. Making to highly expensive compared to when we switch to LED light.

Swimming Pool Heating
Heating a swimming pool can consume a lot of energy and add up to high heating bills.
We can improve our swimming pool's heating and energy efficiency by installing an energy
efficient pool heater and by taking steps to reduce pool heating costs.
If we want an energy-efficient way to heat your swimming pool, consider using a heat pump pool
heater in mild climates.
Heat pumps use electricity to capture heat and move it from one place to another. They
don't generate heat.
As the pool pump circulates the swimming pool's water, the water drawn from the pool
passes through a filter and the heat pump heater. The heat pump heater has a fan that draws in
the outside air and directs it over the evaporator coil. Liquid refrigerant within the evaporator coil
absorbs the heat from the outside air and becomes a gas. The warm gas in the coil then passes
through the compressor. The compressor increases the heat, creating a very hot gas that then
passes through the condenser. The condenser transfers the heat from the hot gas to the cooler
pool water circulating through the heater. The heated water then returns to the pool. The hot
gas, as it flows through the condenser coil, returns to liquid form and back to the evaporator,
where the whole process begins again.
Higher efficiency heat pump pool heaters usually use scroll compressors versus
the reciprocal compressors of standard units.
Heat pump pool heaters work efficiently as long as the outside temperature remains
above the 45ºF–50ºF range. The cooler the outside air they draw in, the more energy they use.
However, since most people use outdoor swimming pools during warm and mild weather, this
usually isn't an issue.

The Hayward EnergyLine Pro Inverter heat pump is a high performance, energy efficient
Hayward Heat Pump that quietly and economically maintains your ideal water temperature at all
times, while delivering potential energy savings compared to traditional on/ off Heat Pumps and
Gas Heaters. It does this by consistently monitoring the temperature and adjusting its output to
supply the required amount of energy to heat your pool or spa. Find other exclusive and
innovative features such as:
1. Save on running costs compared to a traditional on/off heat pump through unique DC Inverter
Technology that adjusts its power and electricity consumption based on the needs of the pool.
2. Super quiet performance system operating at low decibels this heat pump is virtually silent
from only a few metres.
3. Features Titanium Heat Exchanger, designed for durability and efficiency to ensure maximum
heat transfer and resistance to harsh pool chemicals.
4. Designed to operate at low ambient temperatures (designed for temperatures down to -7
Degrees Celsius) you can extend your swimming time earlier in Spring and well through
Autumn.
5. Digital colour touchscreen interface shows real time power consumption for immediate
feedback and control.
COVERING THE POOL
Swimming pools lose energy in a variety of ways, but evaporation is by far the largest
source of energy loss. Evaporating water requires tremendous amounts of energy. It only takes
1 Btu (British thermal unit) to raise 1 pound of water 1 degree, but each pound of 80ºF water
that evaporates takes a whopping 1,048 Btu of heat out of the pool.
The evaporation rate from an outdoor pool varies depending on the pool's temperature,
air temperature and humidity, and the wind speed at the pool surface. The higher the pool
temperature and wind speed and the lower the humidity, the greater the evaporation rate. In
windy areas, you can add a windbreak—trees, shrubs, or a fence—to reduce evaporation. The
windbreak needs to be high enough and close enough to the pool that it doesn't create
turbulence over the pool, which will increase evaporation. We also don’t want the windbreak to

shade the pool from the sun, which helps heat it.
It's best to use a cover designed specifically for swimming pools. They're made of
special materials, such as UV-stabilized polyethylene, polypropylene, or vinyl. They can be
transparent or opaque. Covers can even be light or dark colored.
One of the lowest cost covers made specifically for swimming pools is the bubble (or
solar) cover. Bubble covers are similar to bubble packing material except they use a thicker
grade of plastic and have UV inhibitors.
Pool heating costs can be reduced as the Geo Bubble cover will eliminate evaporation
and greatly reduce heat radiation.
retention tests carried out in collaboration with two UK Universities showed considerable
energy savings. This applied to oil, gas, electric heater or heat pump usage.
Solar heating is no different, it is possible to increase the performance of your solar
heating system by approximately double. Your friends and family won’t believe you when you
tell them it’s just the cover.
By using a Geo Bubble swimming pool cover on an average sized Australian pool, 4m x
8m, that uses a modern heat pump, we can save on our electric consumption every year.

Replacing the Swimming Pool’s Fences
Though exact pool fence regulations tend to vary, in general they follow the
specifications of the International Building Code section 305, regarding “pool barriers.”
The IBC was designed as a base code by the International Code Committee and has
been adopted by most building authorities throughout the country. Basic pool fence
requirements
1. Height. A minimum of 4 feet high (measured on the outer side) is the norm, although a 5-foot
fence offers more secure protection.
2. Clearance. Under fence clearance should be 4 inches max (2 inches on a non-solid
surface such as gravel) to prevent a small child climbing underneath.
3. Climbing prevention. Pool pumps, planters, and other large fixed objects that a child could
climb on must be kept away from the fence’s exterior. The outer side of the fence should not
offer any handholds or footholds. Follow current recommendations regarding allowable
measurements for openings and spacing of fencing components.
4. Gate. Ensure that all pool gates are self-closing and self-latching.
5. Materials. Pool fence materials are not specified by code. Popular types are aluminum,
glass, PVC, wood, and steel. Movable mesh pool fencing is convenient, but be aware that
specs for clearance, etc. may differ.

Restaurant
Proposed Theme For Restaurant - Modern Tropical Interior
Our guests visit our restaurant to have a break from their everyday lives. A
chance to indulge, catch up with friends, and let someone else take care of the details.
But with all of this, many people expect a lot from the restaurant in return for their
patronage; if our restaurant is beginning to look rundown or out of date, it could be
keeping away return business. Our restaurant’s interior design is an expression of our
hotel. It’s a powerful visual example of our hotel’s look and style. Our restaurant’s interior
is a space where we have total control to create just the right ambiance for our
customers. That’s why for this our re-modelling I’m proposing a new theme for our
restaurant, Modern Tropical Design. This theme will give our hotel restaurant and entire
facility a fresh, new look.
For our sustainable supplier, I chose Wholesome Habitat, a one-stop Australian
owned online Eco-store offering the best range of sustainable, Eco-friendly, natural and
ethically sourced products. Their globally sourced products are all made by artisans who
work under Fair-Trade and Ethical work conditions.
Therefore they can offer a wide range of the highest quality Eco-friendly products
which all have been carefully selected and made by impacting our Earth as little as
possible.

patronage; if our restaurant is beginning to look rundown or out of date, it could be
keeping away return business.
Therefore they can offer a wide range of the highest quality Eco-friendly products
which all have been carefully selected and made by impacting our Earth as little as
possible.

Restaurant Logo
Since we are revamping the theme for our restaurant, I might as well want to
propose to change our logo too. It is also a very good idea to present a fresh, modern
image in keeping with our guest culture.
The first picture below is our old restaurant logo, very minimal and doesn’t reflect
on our new theme. On the right side, you can notice that I added few details that will
make the vibes more tropical and chill.
