The financial growth of Sunshine Coast for financial lending is quite slow. It is the
second largest region in Queensland. In order to understand the importance of strategic
management in the development and growth of a mortgage broker this document shall be
helpful.
Question 1:
The consumer decision making process to choose an appropriate lender the following key points
shall be considered.
Lending rates offered by the mortgage brokers: Different mortgage brokers offer different
lending rates. The one that offers the lowest lending rate shall be preferred over and above other
mortgage broker provided other conditions are satisfied (Azevedo and Ferreira, 2017).
Attractive mortgage terms: Attractive mortgage terms such as mortgage period, mortgage
weightage and mortgage value shall also be given importance while taking a decision as to which
mortgage broker shall be selected for the purpose of loan.
Comparability test: The terms and conditions offered by lenders shall be compared and the
lender that provides the most beneficial terms and conditions to the borrower shall be chosen for
the purpose of loan.

Importance of sustainable marketing using two concepts of ethical practices:
Remuneration of Mortgage broker:
The remuneration of mortgage broker should be controlled by the regulatory body to allow the
new mortgage brokers in the market to compete. Marketing strategy of a new broker will be
