requirement identification or initiation, planning, design and execution phase, track and
monitoring and closure (Ashworth & Perera, 2018). If these phases are properly managed by the
project manager then within the expected budget and time the project manager will be able to
design and implement the project. The details of these phases are illustrated in this section.

Requirement identification phase: The requirements associated to the projects are
being identified in this phase. The plot where the construction of the office complex will take

beneficial one then the project manager should select the location for further growth of the
construction project. On the other hand, if it is found that the chosen location is in an outskirts

examined by the project manager (Kuchta & Ptaszyńska, 2017). Apart from this the other roles

At the project initiation or requirement analysis phase the project manager failed to
demonstrate the actual project requirements, project objectives and the need of the client (Jalal &
Koosha, 2015). Therefore, the project stakeholders initially failed to formulate a structured and
well organized construction outline. As the complexity of the project is quite high therefore
proper strategic alignment was another important factor on which the project manager should
have been concentrated but the project manager fails to do that as a result the development
ministry gave certain construction boundary to this project.
In order to avoid the legal boundaries at the project initiation phase the project manager
should follow the legal documentation maintaining all professional prcatices (Myers, 2016).
Apart from this another important issues that impacted negatively the project success is lack of
proper communication. Open communication is the only way through which the project manager

team members and the stakeholders feel free to share their point of views and ideas to the rest of

office complex design and implementation project was limited project budget.
Though the resources required for the project are identified at the project initiation phase
but still some of the components and resources were found to be missing during the project
progress period (Rozali, 2015). In order to avoid this issue the finance manager and audit head of
the construction project should have allotted some addition cost for those cases if any additional
resources will be required for the successful design and construction of the office complex for
the school of environmental technology. According to Walker (2016), the project change is
referred to as that process which are annually agreed by the subcontractors, contractors and the
owners. In order to define the contract changes different attempts are also there that are widely
used by the project team members. The construction project change is also defined as a
difference or project modifications that may occur within the workplace, methods, processes and
even in the contractual agreement papers also (Ye et al., 2018). There was another issue that may
impact the success of the project include traditional format of designing blueprint. Building
Information Modeling (BIM) is a major approach that must be used by the developers to avoid
the design level risks. A 3D design outline will help the contactors and labors to get clear and
concise ideas about the design of the office complex.

are also elaborated in this paper. In order to resolve these issues of the construction project
proper management and constriction methodologies are to be followed by the project manager
and other associates. The methodology that has been followed for designing and developing the

developmental metholodologies are present in case of construction projects therefore accurate
methodology has to be selected by the construction managers to implement the project
successfully.
Not only this but also proper concept of environmental design approaches to be adopted
by the project managers to make sure that the project is being successfully implemented. In order
to improve the existing design if the building proper resources are also needed to be selected by
the project manager to make sure that the requirements of the consumers are met accordingly.
Apart from this, for improving the efficiency of the buildings proper sustainability campus wide
should be recommended by the project heads. It can be said that in order to avoid the
construction level issues proper stakeholders, resources and other associates are also required to
be selected by the project manager. Apart from, this accurate prime contract relationship chart
should also be prepared by the construction project manager to make sure that all the general
structure and contract level bidding approaches are followed by the project team members.
