INTRODUCTION
There are 2 kinds of permission which is required
for carrying out the building work. Building of
regulations set standards for designing and
construction of the building for ensuring safety and
health for the people in buildings. It also consists the
need for ensuring that the fuel and power is
conserved and services are given for the people
including those having disabilities, for accessing
and moving in the buildings. Planning seeks for
guiding way of cities, town and development of
country side. It consists of using the land and
buildings, buildings appearance, considerations of the
landscapes etc. having effect on the development of
general environment(Melzner, 2019).

Main considerations which must be considered
prior for submitting the application
Here are the considerations which the company
must take in consideration before submitting
application of the 4 storey building-
• General
• Occupant load-
• Main building
• Interior Courtyards, covered parking spaced and
Garages
• Loft

Discussion of the process through which the application of the planning will go
Every application of the planning has to go through the
process set by government, here is the process of
application which the company's application will go
through-
• Applications of the planning have to adhere with the
local planning authority development plan, the
development plan includes the Local development
frame work for the area and saved policies which are
carried over(Wiryomartono, 2020).
• Now the validity of the application is checked
whether the application have info requested in the
standard application form, compulsory national info
requirements consisting of the design and access
statement and information specified on the local list
of LPAs.

Documents required for submitting with the planning application
Here are the documents which the company

• Location plan- it shows the area of site and its
surroundings.
• Site plan- showing the proposed development
in detail.

Discussion of how the regulations of building is
different from planning permission
Building Regulations Planning Permission
 It is the structural stability of the building.
 Proper measures of fire safety consisting of fire escapes.
 Making sure that building is weather and water tight.
 Use of toxic substances in the cavity fill insulation systems.
 Sound level insulation among the rooms and buildings.
 Underpinning of the buildings foundation.
 Householder planning consent- Needed for the extensions, loft conversions.
Conservatories, garages and dormer windows.
 Consent of full planning- Needed if the company changes the dwellings
numbers of site or change in property use.
 Outdoor planning consent- Company must find the scope and scale of the
plans for approval in principal before committing to any substantial cost.

Explanation of how the approval for the
building control is obtained
Here is the process of approval for building control which the company has to follow
Contacting the building control body ( BCB ) for checking the regulations of the building and apply
for the approval.
There are 2 kinds of BCBs and company can opt any one as per their convenience.
Private BCBs- By the private approved inspector which will tell the local authority about
work.

Details of examples of issues which are suitable for the appeal and process of appeal
Here are some issues example
• Motion to suppress
• Incorrect evidence ruling
The local authority can reject the application from someone who is
carrying the work of building for relaxing or dispensing with the one or
more needs of the regulations of the building.
• It is a two stage process in which the application is made to local
authority asking authority for either relaxing or dispensing with
specific needs of the regulations of the building.
• Then fill the form(Grant, 2021).

CONCLUSION
The above report concludes that building control and planning permission
is essential for the safety and health of people. Report outlays the
considerations to be considered while applying the application and along
with it the process of planning by which it will go through is also
mentioned. Further the identification and discussion of the legislations
which govern the planning system were also stated. In addition the
discussion of the difference between the regulations of the building and
planning permission is also done. In end the various issues for appealing
and process of appeal was discussed.
