Introduction
The following report is all about implementing lean project management which is needed
for building a dream house. The project is supposed to be completed by the help of Keystart
initiative, which is an initiative from Australian government. The project is to be completed by
using prince 2 methodology which comprises of seven steps (Mousaei & Javdani, 2018). This
particular methodology begins in the startup phase of the project to closure phase project. Prince
2 stands for project in a controlled environment which is a structured project management
methodology. It is basically a program for the practitioner certification. It focuses on driving
projects into manageable and controlled stages. This particular methodology has been adopted in
most of the globally recognized organization of UK, western countries and Australia (Vaníčková,
2017). Prince2 methodology comes up with merely seven steps that are project setup, project
initiation, direct stages, managing stage boundary, project delivery, control stages and project
closure.
The coming section of the report deals with the choice of the suburb where the house will
be constructed. After that, a decision is made with respect to a particular land size which requires
to be bought. The next section of report deals with making a proper choice for the best builder
for constructor of choice. In addition, a list of factors has been discussed in details which will
influence the overall design and layout of the dream home. The last part of the report provides
project management process.

The choice of suburb for the construction of the house is Burswood. By making use of
Prince2 methodology, this particular project of house constriction will be done in this suburb of
Perth. The selection of the suburb comprises of seven steps of Prince 2 methodology. In the
staring phase, the land location for house construction is well defined (Siegelaub, 2017). In the
second stage that is initiation, proper selection of criteria is taken into consideration for selecting
the suburb. It merely outlines the project management strategies and control. In the third stage
that is project directing, it merely highlights the desired which should be followed by the project.
In the fourth stage, the day to day management of choice of the suburb is done for the present
project stage. In the fifth stage, the mere focus is all about focusing on product delivery which
focus on creating specialist product. In the sixth stage, the mere focus is all about managing the
stage boundaries. In this stage, the planning of house construction is done. The last phase of this
methodology is the project closing phase which is controlled in an orderly way. It is expected
that the average cost of land in Perth in around 3, 50,000 dollars (Tomanek & Juricek, 2015).
Buying land from real-estate investment can easily produce good returns. The negative side of
searching property with an agent is that seller has agreed to pay the required commission for the
sale. It will be merely reflected in the overall price of the land.
Deciding the land size to buy
The decision of required land size is mainly done by using Prince 2 methodology. In the
starting step, the overall fund value is calculated which is required for constructing the house at
this particular location (Jamali & Oveisi, 2016). In the initiation step, an outline has been
provided with respect to strategies and control to buy the land. In the third step, it clearly
highlights direction which should be taken for landing buying. In the fourth stage, day to day

boundaries where planning is done with respect to the choice of builder. In the last phase that is a
closing phase, the project is controlled in a proper way. In this house construction project, it is
expected that there will be 2 bedrooms, 2 bathrooms and a garage will be constructed. It
expected that 200-meter square area will be required for construction of house (Murillo Gomez
& Jiménez, 2018). In addition, there is list of aspects which should be taken into account like
creating a research for a cost which is associated with deciding the land to buy.
Choosing the best builder
The most vital decision is all about making a road for custom home which is the choice
of right builder. The choice of builder is mainly done by making use of Prince 2 methodology.
Quality is one of the vital aspects as the home is not a temporary residence. In the starting and
planning stage, the quality of raw material supplied by builder is taken into consideration. There

merely comes up with two stages where each one has its own purpose. The first one is all about
identifying the individual key stakeholders of this house construction project. The second aspect
is all about analyzing the project relationship with each of the stakeholder (Oliveira, Tereso &
Santos, 2019). Another important aspect of this project is all about understanding the stakeholder
who is seeking into the project. Stakeholder is an individual who has an interest in the project
neglecting the overall interest for positive or negative. It can be stated as individual or
organization who are actively involved in project. Their interest is generally affected by
execution phase of the project. Project charter mainly describes the stakeholders along with their
interest which is either in the project or end-products. At this phase, it can easily merely provide
all the required information which is for both internal and external parties affected by project. It
merely comprises of project sponsor, team members and department. Stakeholder analysis is all
about identifying stakeholder who should receive the project communication. It merely focuses
on communication which they should receive and how they receive their level of interest and
their influence. There will be significant amount of differences in their interest for project.
Stakeholder analysis is merely divided into two stages that are stakeholder identification and
stakeholder impact assessment (Sanjuan & Froese, 2015). Stakeholder identification is all about
creating a list of who has interest and overall influence on this house construction project. In

project and then giving priority to it.
Factors which will influence design and layout of dream home
Planning of a design home is not considered to be an easy task. It merely requires enough
time and consideration for finalizing the home plan. There are ample of opportunities to hire the
reputed architecture and house design (Akhmetshin et al. 2019). Proper planning will mere
ensure that there are a perfect architecture and strength. There is a list of steps which should be
taken into account like
Location and Topography: It is an important point which should be analyzed before
house constrcution. If the house is constructed on road side, there is need of some tactics for
saving it from pollution and sound. If the house is constructed on the countryside, then the user
can easily dream of bungalow.
Future Planning: The house should be constructed considering the one-time investment
and people should think of their future. The designed house should have enough rooms for
children and grandchildren. So, there should be enough rooms for them in the upcoming days.

Identifying the Value: As soon as the house building team has been prepared for change,
