INTRODUCTION
Real Estate is the business that includes construction of house, building, warehouse.
These are used for purpose of storage, production, distribution of goods. It is producing, selling,
buying of real estate properties (Belton and et. al., 2018). The person can earn maximum profits
through such business as rates of properties increases suddenly and broker can also earn good
amount of incentive through brokerage. The given essay is based on analyse of real estate
development and investment opportunities in Yangon, Myanmar. This helps in knowing about
opportunities available at various regional areas which can provide helps to investor. In order to
carry out such plan, individual should make pre trip preparation, trip and post trip project.
Through help of this report, investor can easily identify opportunities and choices for doing
investment in real estate. Before carrying out such task, analyse of each and every sectors should
be done properly and available options to get success in competitive market. Here, chosen area is
Yoma Central Projects which is part of Yoma Strategic Holdings and First Myanmar
Investments Co. (FMI) both deals in real estate assets or properties.

I have carried out this project in three steps to get success which are described below:
Pre Trip Preparation
In order to do preparation for investment, I need to analyse market scenario of various
areas and chose best one. As per scenario given in report, there are four various regional
developments and investment option in Yangon, Myanmar such as Junction City, Yoma Central
Project, Star City and Pun Hlaing Estate. I need to analyse each and every areas very
successfully to get best option out of them. After analysing various options, I have chosen Yoma
Central Project for investment purpose. This study can help me to know about those countries
and areas. The manager of Yoma group is planning to expand high end luxury property in order
to promote home ownership in mass market. Under Yoma strategic holdings, Yoma land will
consider these entities such as Pun Hlaing Estate, Star City Yoma Central and Peninsula
Residence. Here, Pun explained that real estate projects under single brand will make brand more
renowned for real estate developer. Yoma land pushes organisation for promotion of home
ownership by expanding activities and operations into mass. As Pun plan will consider
development of low cost housing projects and allow firm to cover larger portion of Myanmar
population. Yoma has strong connection with bank to bring large pool of financing options for
home buyers and helping them.
Yoma Group has recently signed an agreement between global construction companies
such as Taise and Bouygues to build Yoma Central. This requires 10 acre site for construction.
Value of such project is $400 million which includes architectural, electrical, heritage works and
others. According to report, in 2016, company has announced agreement of shareholder for
million dollar project. As it will owning 48% of mixed section and expected to spend between
$92 million and $117 million which can be spread between 2016-17 and 2021-22. According to
Yoma strategic it will contribute $38 million dollars for project (Long-term forecasts for
Myanmar's real estate sector remain positive despite excess supply, 2019). For Yoma project,
building contractor is BTJV that is joint venture among Dragages Singapore, which is subsidiary
of Bouygues construction. Yoma Central is integrated real estate development that has total gross
floor area of 2.44 million square feet. This is regarded as largest foreign direct investment in
Mynamar's real sector with has investment more than $700 million. This helps engineering and
civil expertise for developing flagship Yangon Property. As Mynamar is the exciting destination

place for business and leisure. As Shanghai and Hongkong will own 70% of luxury hotel, Yoma
strategic owns 24% and FMI 6% and Yoma will contribute $38 million of fund for project
(Newly launched Yoma Land set to promote home ownership in Myanmar, 2017).
Trip Preparation
After analysing all above areas, it can be said that Yoma project is best for investor. It is
business corporation that has diversified portfolio of businesses in consumer, real estate,
investment, automotive and heavy equipments. This company rank 17 out of 100 largest
company in world. While I was doing analysis, I came to know about this project. As it is biggest
project in Myanmar which has opportunity for investor to invest in such project and get
maximum benefits. As I was given an assignment to study about Yangon, Myanmar for
investment and opportunities available for it. The value of such project is $400 million which
requires huge investment the interested investor can easily invest in it. Such types of project
requires huge investment and earn maximum profits from it within few years. While doing
construction of building, properties quality products should be used. It is stage which reflect
outcome of investment. As I can suggest other people who have sufficient funds can chose such
option for investments.
There is high opportunity in business of real estate as it provide profits in long terms.
This industry is grappling wit new legal, financial, regulatory challenges. Yangon is largest city
in real estate in Myanmar which has biggest supply of retail and high space of residential. There
is development of quality, non serviced apartments which provide opportunity to investors that
provide long term benefits. Yangon has more properties which creates possibility for investors to
do huge investments and earn profits. As prices of properties are high in that areas as compared
to other cities because Yangon is developing country. All planned activities are carried out in this
stage and waiting for outcome. Through this stage, decision can be taken for next trip. If trip is
good then there is high chance for another otherwise there is no possibility for carrying same trip
or project. This stage is very critical for investors as it assist in decision making for those who
want to invest.
For example, the investor need to analyse market scenario of Yangon City and according
make plan for investment. After investing if they found all positive factors such as growth rate,
profits and others then they invest in such project and avail trip. The main purpose of such trip is
to earn maximum profits and that should provide long term benefits. Thus, to get success in retail

business, the investor should keep patience as it provide benefits in long term rather than short
terms.
Post Trip Preparation
It is the stage where trip has been taken place and ensuring feedback of it. In this stage,
the investor has already invested their money in real estate or properties to get profit. Though
earning took place in long terms. After analysing each and every factors, it is necessary to take
feedback for improving it. The project has taken place in Yoma Yangon, Mynamar which has
huge opportunity for investors. If project does not take place as per planned then success cannot
be achieved in effective and efficient manner. While I was given an assignment to study about
field trip I was very excited to know about other countries and cities. The study was based on
Yangon, Myanmar as it is largest city which has great opportunities in terms of real estate
business. The people from different parts of world are interested in investing in properties as they
have sufficient funds and wants to earn profits. The post trip helps in better plan for next one and
earn profits. For example, I have invested my saving in project which has provided me lots of
benefits and profits then I will invest more in future. Similarly, If I have invested money in that
project which does not provide any advantage or profits to me then I won't take such projects in
future.
The main reason for my participation is to learn something new and increase my
knowledge. This type of assignment is totally new for me as I did not get such opportunity to do
proper research and increase my knowledge. My teacher gave me assignment to do analysis and
study about international trip that is Yangon, Mynamar. Firstly, I identified various areas which
deals in real estate properties business and analysed each and every areas which has more
opportunities to gain more profits. While analysing such areas, I got an opportunity to learn more
about those city and their operating business and activities. This helps in increasing my
knowledge and skills. After analysing each and every areas I easily identified most suitable areas
for investment. Here, suitable areas for investment is Yoma Central Project which is planning to
construct building together with two other companies. This project requires huge investment and
earning of profits is also high. All investors who want to invest their money in real estate can
easily invest in this project and avail profits. Also this project helps in building my confidence
level and communication skills. Through help of this project, I can guide anyone in effective
manner for investment and avail facilities. I am very keen to learn new things regarding various

activities and work. Thus, due to above reason, I chose to participate in such project so that I
could learn more about international world which can improve my skills, knowledge and
experience.
There are various benefits which has provided to me through such participation. As
project has taken place in Yangon, Mynamar. I can learn about their geographical areas, number
of population, types of employment, need and demand of people and risk associated with
business, legal requirement for new start up. This essay has written in order to know about
opportunities available at Yangon in various areas. I get an opportunity to learn about
governance and their regulations for starting new business. If I am totally aware about it, I can
provide guidance to those who want to start or invest their funding in effective manner. I can
improve quality of services, projects and programmes which can me in knowing people needs,
demand and their expectations. This project mainly aid in creating awareness for me regarding
investment that can provide long term benefits. My opinion can help investors in investing in
properties and taking feedback to improve it. It is important for me to discuss with each and
every people and follow community engagement so that better decision can be made. As many
individual got through various report, market analysis for investment in any place, area or city.
Apart fro this, it can also provide to me if I want to invest in future. The rate of property increase
with increase in time period and today's investment made result in profit in next three to four
years. It is long term profit earning and both investment and earning are high for doing business.
Thus, there are many benefits which provided to me through such project and learning was
totally new for me which can help in future period.
CONCLUSION
From above report, it can be concluded that real estate is the most profit earning business
in today's time. Yoma Cental Project is largest which helps in earning maximum profits for
investors which want to invest in it. This helps in creating job opportunities for people as it
requires construction of building, houses, and others. After analysing various areas of Yangon
City, Yoma has been chosen for investment purpose as it helps in earning more profits. As it is
large project which requires huge investment and earning profits is also high. This is great
possibility for investors to invest their saving in such project. The students has participated in
such report in order to enhance their skills, knowledge and experience. Thus, through this essay
