The aim of this part of analysis is to propose metro development plan for this part of the city. This analysis will be focusing on the issue of the opportunities and constraints on proposing this new plan. Under the analysis, there is a need to develop the detailed understanding the factors impacting the development of this new plan. Three elements of the area growth are social, economic and political.

The aim of this part of analysis is to propose metro development plan for this part of the
city. This analysis will be focusing on the issue of the opportunities and constraints on proposing
this new plan. Under the analysis, there is a need to develop the detailed understanding the
factors impacting the development of this new plan. Three elements of the area growth are
social, economic and political. Under the social factors, it is essential to consider the fact that the
primary advantages of this plan is the importance of it being public place (Rochford et al., 2016).
Pitt Street in Sydney is the hub of commercial businesses. One of the opportunities of it being a
public space is that it offers the scope to the consumers and the visitors participate in all forms of
recreation starting from eating out to shopping. One of the advantages of this place is the
availability of the commercial sections, since it is located near to the shops with no traffic
nearby, there is a scope of number of people on a daily basis. This is also important to consider
the fact that there is this is the central shopping precinct which opens up the opportunity of large
number of people gathering on daily basis (Cityofsydney.nsw.gov.au, 2019). This is further
advantageous for the purpose of people to travel quickly without the issue of hassle and this is
easily accessible to the rest of the part of the city. It is important to consider that to cater to the
extravagant growth of the city with the potential to become more attractive and vibrant requires
the effective management of their transportation (Wales 2015). There are number of new
opportunist for further commercial and residential development in the chosen area. Another
important opportunity of this place development is that it is a step forward to the community
development. Some of the residuary advantages of this project and development of this place are:
the availability of reliable transportation which is also easily accessible and frequent in terms of
service (Cityofsydney.nsw.gov.au, 2019). In addition to this, it is also expected to reduce the
pressure on the other modes of transportation on as it will reduce the pressure of crowded

specially among the young people and shopaholics. However it is not to deny that there are
number of disadvantages associate with this choice of place since it has been observed that there
is an overwhelming impact on the environment due to the development of this project. Some of
the disadvantage of this place selection is demolition of number of building. It has been
estimated in order to develop such project, it will cost over $1.8 billion in order to demolish the
structures around the Pitt street. This is also to be noted that it is likely to impact the residential
complex of that area since it is going to take long time to complete the construction. Hence it can
be argued that the process of demolitions not cost effective, it will incur some further charges for
the installation of the new buildings. One of the disadvantages of this process is the extra
pressure over the country’s revenues. This has been further argue that the development purpose
of the metro system is nopt contributing to the community development to the expected mark
since it has additional cost for the commercial business that are being demolished. What is
interesting is that the development of the community will be impacted since it has been estimated
that over 1200 who are mostly the railway staffs will have to suffer the brunt of this
development, leading to number of unemployment and homelessness in worst cases. It might
also be incompatible for the purpose of creating extra hassle for the people nearby that area.
However it is not to deny that this project is likely to impact the development of c0mmunity in
greater extent.
Rationale behind the choice of this precinct
This is important to provide the rationale for the selection of this location in order to develop the
project development. There are number of advantages of this location: for example, this is based
on strategic location and it is connected to the three points of North West and east
(Cityofsydney.nsw.gov.au, 2019). Hence it will be serve the purpose of a connecting hub

between the different points of the city. In addition to this, it is important to note that the
commercial is one the reasons for the purpose of this choice, it will be beneficial for the large
crowd visiting this place on regular basis to get easy access to the place . This will also be
helpful for the purpose of reducing the environmental impacts since more number of people will
travel by the public transport. From the social and economic point of view, it is important point
where pole interact and engage in community that contribute to the development of intercultural
interactions. On the other hand, format he economical point of view, this place will have larger
crowd in comparison to the other places that have lesser people to visit. it is also important to
consider hat Pitt street is connected to the all central important places of Sydney and construction
of this planning project will be crucial some all the materials will be easily accessible and
available.This is likely to reduce the impact on the environment since it is important to maintain
higher development with lower level of negative impact.
