1. The planning of the project
This project depicts the positive impact of using professional project management
prcatices in the real application field to reach the aim and goal of any project. It is determined
that the city of Newark is currently facing major storm water management issues these days
those are needed to be mitigated with construction management services. Due to a large
rainstorm the sewer system of the city is compromised. It is responsibility of the project manager
to construct the design in such a way so that it can eliminate the need for significant amount
rainwater for entering to the sewer system. The aim of the project is to create a drainage area for
handling the large portion of rainwater which is coming from the heights of University. The city
has successfully identified several parking lots those will be redeveloped in the urban green
space.
The aim of the project is to design a park including playground, spray-park, community
garden, soccer field, concession stand, bathroom, fitness areas etc. the city is intended to use
large open area over the western side of the city. The constructed parking area will be open from
the dusk to dawn but this will be closed for the public after hours. A truck gate would be selected
by the city along with a Lafayette Street which will offer landscaping maintenance opportunities
to the city. For the bathroom and spray park the water utilities will come from Mulberry Street,
while sanitary will flow in the sanitary main. The other activities considered for this project
include installation of electricity, sight lighting, plumbing etc. Moreover, the main activity that
has to be conducted for this specific project is installation of site security fencing around the
accessible area in the city.

2. NTP/ Contract completion date
In order to provide professional construction management services for the proposed
greenhouse park alongside Mulberry Street a 1 year contract has been prepared by the
contractors and project owner. The notice for proceeding along with the project is estimated on
September 9, 2019 and the deadline for the city to complete the contract is set on 15th May, 2020.
It is the responsibility of the project manager and the project team members to accomplish the
project within the estimated 1 year time and budget as well. As per the details the project is
required to be completed within 250 days.

7. Importance of having baseline schedule
Time management is referred to as one of the most crucial knowledge management area
that has to be followed by the project managers while preparing a project schedule. The baseline
schedule is the target schedule which is an approved copy of the project schedule. In order to
analyze the performance of the project and the schedule variance preparation of a baseline
schedule is very crucial. It creates a roadmap for preparing a baseline budget, resource allocation
and mobilization plan as well. The baseline schedule is an approved frozen version of the
project schedule. If the project scope changes or modified after a certain point of time then
accordingly importance of baseline schedule will also be changed. It will help to identify the
difference between actual times required for the project and the time estimated for the project
completion. Scope change may require addition of work of elimination of work. In other words,
the baseline schedule will help the project construction manager to identify the critical path and
all other details updates.
