INTRODUCTION
Project planning refers to the pre-design planning process which identifies problems and
also evaluates the alternatives before any specific design solutions for a project are selected. As
there are many failures in project management that can be tracked back to poorly defined
projects program requirement. Similarly, the present study is based upon a regeneration project
of The Plant and Town in which study will explain ethos and rationale of a project. The chosen
project is failed due to many reasons and that is why, it is redeveloped in order to provide
effective jobs to the local people and also contributes towards social and economical aspects.
Further, it explains the stages by using Gantt chart and then develop risk schedule by considering
top 10 risk. Lastly, it produces risk schedule along with mitigation strategies.
TASK 1
Presenting the ethos and rational of the project
As per the history of Town, it is analyzed that The Plant (manufacturing facility) grew
and also provides employment over 8000 people and that is why, it is considered one of the
major employer in that area. Unfortunately, there are many reasons that support to shut down
The Plant which includes direct loss of job, loss of money to be spent in Town, did not gain
proper support for local facilities and there is no social stability that is linked into Plant
(Farashah, Thomas and Blomquist, 2019). This in turn reflected that Town is collapsed in both
economically and socially. Thus, there is a need to regenerate the Plant in order to increase the
employment opportunities. As per the local history of the Town, it is analyzed that the site
actually covers 50 hectares adjacent to a motorway junction and it is also ready to
redevelopment. However, it is currently in the ownership of Local Unitary Authority.
Another ethos presented for this project is such that without any new development the
junction is currently over capacity with delays on both access roads and slip roads at peak times.
As a result, it leads to delays in motorway. Whereas, both National government and Regional
organizations also considered that the chosen site is quite suitable for redevelopment into a
manufacturing and distribution park (Meredith, Shafer and Mantel Jr, 2017). Also, there are
different sources who also support the site for its redevelopment and generate further
opportunities as well. On the other hand, earlier The Plant also provided funding for local sport
and social club that assists to provide many employment facilities to that area.

The rationale for redevelopment of The Plant is such that it helps to provide many
employment opportunities to the people that also contributes towards an economic situation.
Also, investing upon this plant will not only assist local economy but it will bring about
regeneration of community itself by using economic opportunities via capital investment to bring
wider socio-economic regeneration needed in town. Apart from this, another reason for investing
into such project, it could be facilitating provision of physical or social infrastructure, education
or skills training that helps to improve the overall capabilities among individuals. In addition to
this, redevelopment of this project will also let people aware about coming job opportunities so
that they will be prepared themselves and this in turn also cause positive impact upon the
economic situation as well.
In addition to this, it is realized that there are various reasons of closing the chosen plant
and that is why, project manager should ensure that the same did not perform because it affects
the quality life of individuals. Thus, another reason behind redevelopment of The Plant is such
that it contributed towards economically and socially, also having a prime location assists to
provide range of opportunities to their people. Thus, it is reflected that earlier it provides more
than 10000 jobs to their people and due to intense competition the plant is fall towards decline
profitability. Thus, it is stated that investing into such project will lead to cause many positive
impact upon social life of people and this in turn also provide many facilities to their local people
as well. Overall, it can be stated that by investing and redevelopment of the chosen plan will
assist them to improve their overall performance and also defined range of facilities as well.
TASK 2
Explaining the structure and key component/skills of project team
Structure: The structure of the present project required a team of 6 members in which all
technical, financial and resource manager will be included who share their views and suggest the
further changes if required. On the other side, structure also involved external stakeholders i.e.
government, local communities who provide funding so that the project will be successfully
launched. Also, all the project team members consult with project manager in order to make any
decision so that it do not cause any negative impact upon the project in the terms of its failure or
success.
Key competences: There are different skills required by the project team members hat
support them to successfully launch the project. Also, the team for The Plant comprises variety

decisions. Also, through such skill, team will get proper direction so that they derived the
positive outcomes and also enhanced the productivity as well.
ï‚· Risk management skills: The project team members must possess such skill that assists
to identify any issues or risk which might affect the project in adverse manner. Therefore,
there are many tools available in market that assists to capture potential risk along with
their potential solutions (Livingstone, Deighton and Luther, 2020). For that, project
manager needs develop risk register in order to mitigate the problem so that it do not
cause any negative impact upon the project.
ï‚· Customer and client management skills: Project manager and its team must possess
such skills because it helps them to manage their customers easily. As they are the first
point of contact with clients about the project. That is why, it is necessary for them to
have efficient skills that supports them to manage the entire work effectually (Sousa, and
Rocha, 2019). Also, each project team member have basic customer management skills
so that they work directly with clients and also answer any query as well.
ï‚· Communication skill: Another essential skill which every project member must possess
so that they all communicate their views to each other without any error. This in turn also
assists the project team members to solve the problem and communicate essential
guidelines to their team members. Thus, through effective communication skills, project
team members and manager share key point either verbally or in written format. Apart

from this, it also helps to meet the defined aim within a specific tenure and also track the
progress of a project as well.
ï‚· Technical documentation: Such type of skill possessed by technical manager of a
project because writing technical documentation can be neglected task but considered as
a valuable skill for project teams as well (Ritter and et.al., 2018). Too often
documentation does not consider a part of a team workflow but the team members must
possessed the skills as it helps to identify the technical terms and this includes
Application programming interface documentation, user interface guidelines etc. That is
why, it is essential for the team members and technical manager to have such skills in
order to deal with any problem and generate the best outcomes.

A ghantt chart shows break down of project activities through which effective planning is
done. It also includes scheduling of project activities to simplify overall project. Along with it,
each activity is listed in it and is connected to other activity. Thus, for regeneration project as

Project risk schedule
In every project there occurs different types of risks. So, it is necessary to identify those risk
and its impact on project. Besides that, probability of risk needs to be determined as well. This
enable in taking relevant measures and actions by which impact of risk is mitigated. Similarly, in
present regeneration project as well there are many risks which will occur. So, the risks are
identified as

Lack of finance Medium This is common risk which can occur in project. There
may be lack of finance due to delay in completion of
project. So, it automatically led to rise in cost.
Natural hazard High It is also a risk as natural hazard such as earthquake, fire,
etc. can occur at site. They are most unpredicted risk
which can occur.
Fall or injury High There can be risk of fall or injury due to any incident. So,
it is also an important risk in construction project.
Poor quality of raw
material
Medium This risk can occur as raw material purchase may be of
poor quality. It can occur as for saving cost raw material
purchased can be of low quality.

This can be due to wastage of material or improper use of

Delay in completion Low It is also a common risk that can occur. Here, due to
certain situation the project may not be completed on

Fall of toxic substance High It is a risk in which toxic substance or chemical can fall
that can led to injury to person. There are various
substance used in construction such as PVC, silica dust,
etc.

which can result in damage. For example- access rain,

Improper site design Medium It is risk as there may be improper design of building
prepared. So, site assessment is not done properly in it.

The risk schedule is prepare which consist of what are mitigation method that is taken in
context of mitigating impact of risk. With help of this it will be easy to mitigate risk by taking

By summing up above report it has been concluded that with the redevelopment of The
Plant is beneficial because it contributes towards social and economical aspects such that it
provides job facilities to their visitors and that is why it enhanced the employment rates. Also,
the above report summarized that there are different skills required by the project manager and
