1PROPERTY DEVELOPMENT PROCESS Introduction The aim of the research paper is to propose the development of metro stations in the city. Furthermore the paper will be focused in finding the issues which will be faced by the development plan of the metro station in the busy streets of Kent. It will also find and highlight the constraints and opportunities which will be faced by proposing the new development plan. However, under the analysis there will also be a need to understand the needs and factors which are impacting the development of the new plant in Sydney. Social factor, Economic factor and Political factor are the three elements which should be considered before implementing the plan. Discussion The research paper has chosen Kent Street only because it is one of the most popular areas in Sydney. The street consists of luxury restaurants, clubs, bars, busy office areas and apartments. With an unrivalled location, Kent Street is at the centre of Sydney which is also a vibrant city. It ensures people with full of joy and perfect mix of attraction, shopping centers, entertainment, exotic dining and beautiful culture. Above from all these places are all within the walking distance. According toBaker (2018)the place is a perfect combination of convenience, first class living and comfortable. Under the social factors which are available it is very necessary to consider the advantages of implementing the development plan of metro stations is that the importance of transportation facilities in public places. One of the opportunities of it is being a public space which also offers a scope to the customers and the visitors in the place who can participate in all forms of recreation from shopping to spending time and eating in the exotic restaurants and bars. Another advantage of the place is the availability of variety commercial sectors as because it is

However the availability of the central shopping malls opens up the opportunity of a huge mass of people gathering in the spot on a daily basis. The development plan of the metro in the area will be further advantageous to the people to travel quickly and hassle free. The metro is also easily accessible to the rest of the part of the country. Therefore it is very important to consider the development of the metro station the streets of Kent which will also add to the extravagant growth of the city now and in the future. It will help the place to be more attractive and vibrantBaker (2018).Few other advantagesof the implementation of the metro station is the availability of the reliable transportation system which will also be easily accessible and will be frequent in the time of providing service to the common people. Adding to the advantages according toFurlanet al. (2018) it will also expected that the transportation system will also reduce the pressure on the other modes of transport. It will thus also help in decreasing the pressure of crowded young people and shopaholics. However the disadvantages also cannot be denied with the fact of choosing the place since it has also to be observed that if the plan s implemented what will be the impact on the environment. Few disadvantages of the project are discussed further. According to *** there will be a demolition of huge number of building and public offices. Expenses of around $2.30 billion will have to be spend in the demolition of the buildings and structures all around the Kent Street. It has also be to taken care of that there will be an impact on the residential areas all around the place since the project will be taking a long number of days to construct. Therefore it can also be further argued that the demolition will not be cost effective as because it will also incur a huge amount of expense in further installation of the new buildings. Another disadvantage of the

The most interesting thing about the project is that it will employ a huge number of 1200 employees who are mostly the railway employees. Whereas it might also be incompatible for the purpose of creating extra hassles for the people who live in the area. However it cannot also be denied that the project will be hampering the development of the community. Rationale behind the choice of this precinct. It will be benefitting the large crowd who visit different places on a very regular basis in order to get an access to the place.
