Introduction
The following discussion is based on different case study suggesting different scenarios
that can take place between the tenants and the house owner. The laws and legal rights protecting
every party in case of damage or other unfortunate situations are being discussed in details.
Case 1
Question 1. Explain the legal principles involved in the following given case scenarios.
The principle is based on the paperwork. If the paperwork is not correct, the couple is
having no authority to stay in the premises. Melissa has all the right to make them vacate the
property with legal procedure as per the standard states. The rent must be paid on the first day of
every month or every term until and unless the lease papers say anything else on it. Failure to
pay rent for more than three weeks, the tenant has all the right to provoke the lease
(Thistlethwaite, Henstra, Brown & Scott, 2018, p. 203).
Question 2. What rights does Melissa have and what actions can she take and explain the
obligations of David in this scenario?
According to Head, & Lloyd‐Ellis, Melissa can give the tenants a legal notice demanding
them to leave the premises as soon as possible. David can continue to stay there only if he pays
the rent cost along with interest. David is obliged to pay the price plus attention on the rented
property (2016, p .1380).
Question 3. Highlight the expected results of this scenario by using specific rules and laws.
The most likely scenario is David has not paid the rent and asked to leave the premises as
per the order of Régie du logement. A form of N4 will be given from Melissa to David to end the
