Abstract

For this project, resource risks are assigned with the score as very high and therefore, it shall
be treated on highest priority. The risks as health & safety and communication risks shall be
handled thereafter followed by quality issues and project-based issues.
The use of communication, training, professional development, and rewards system shall be
done to motivate the resources.

Introduction
A large property investor in UK wishes to renovate his house. It is desired by the investor to
restrict the costs to minimum value and therefore, only one worker is assigned to a specific
activity at a particular instance. There are numerous tasks that will be involved in the
renovation process. The duration and flow of each of these tasks is provided by the investor.
The report includes the network diagram, critical path, and schedule details along with the
information on risk management and managerial activities for the project.
Network Diagram
Network diagram in a project is a diagram that graphically represents the project tasks and
activities and showcases the connection between these activities. The network diagram for
the house renovation project is depicted in the diagram below.

Critical Path Discussion
The critical path of the project is shown in the image above.
There are numerous advantages associated with the critical path method. Some of these
advantages are included in the points below.
 The project is divided in to a set of components and activities as per the critical path
method. The activities that are listed down are then mapped with the earliest start and
finish dates that may be feasible. The critical path provides the understanding of the
longest duration of an activity and the entire project. It is the maximum duration
feasible without impacting the delivery dates. The information can be useful for the
project managers and leaders to avoid the issues of schedule overrun.
 The scheduling of the tasks becomes easier with the aid of the critical path method.
Also, the allocation of the resources in the project is simplified with the use of the
method. The choice of deploying the new resources and the most effective resources
in the project is made clear with the aid of this method. The new resources can be
deployed on the float to avoid any further delays in the project (Lee, 2014).
 The project is divided in a series of components with the aid of the critical path
method. The development of these activities and short-term goals make it easier to
keep a track of the progress. Also, the additional resources and the associated time
lags can be identified with the help of this method. The overall management of the
project becomes simplified for the leaders involved.
 The scheduling of the project is effectively done along with the allocation of adequate
resources to the project tasks and activities. Therefore, the costs of the project are also

easily managed. The avoidance of over-spending the costs is achieved (Moghayedi,
2016).
Discussion of 2 Workers/6 Weeks Constraint
There are certain constraints that have been applied in the project. These include the two
workers and six weeks constraint. The schedule that has been developed as per these
constraints and the flow provided is as included in the table below. With the design of this
schedule, over-allocation of the resources was witnessed for the tasks 1.3, 1.4, 1.7, and 1.11.
The resources are available for 5 days in a week and only one worker could be assigned to an
activity.

Over-allocation of the resources shall not be present in the project. In this case, there is only
one worker available for one job and therefore, the over-allocation is not feasible. With
adjusting the resources and the project activities, the minimum duration achieved is 37 days.
This does not meet the constraint of six weeks duration for the project. Therefore, the
constraint of 2 workers/six weeks is not feasible for the project as per the duration assigned
for each of the project activities involved.

There are four risk scores that may be obtained as low, moderate, high, and very high. The
risk scores as very high shall be given the highest priority followed by the scores as high,
moderate, and low.

Opportunities Discussion
There are several opportunities that have been identified with the assessment of the risks
associated with the project.
 The communication channels involved in the project shall be effective and enhanced
so that the project communications are streamlined. The use of varied communication
channels as emails, reports, social media, and tele-conferencing can be done so that
the project communications are effective at all times.
 The project managers and leaders can conduct the reviews and audits to determine the
compliance levels and the gaps, if any (Hwang & Chua, 2011).
 The project quality can be maintained and improved on the basis of the compliance
levels and review results.
 The resource engagement levels can be improved through the conduction of one-on-
one discussions with the resources. The resources will feel involved and important in
the project.

Review of theory relating to leadership and motivation
The organization has hired Kevin, an ex-lecturer for the management of the house renovation
project. However, the resource has constantly reported negative feedback for the co-workers
and also had issues in dealing with them. He has lost his temper at times and has been
aggressive with the resources. There is a lack of motivation that is witnessed. There are
certain theories that are used to assess and evaluate the situation to make adequate decisions.
Maslow Hierarchy of Needs
It is the management theory that suggests that the fulfilment of the needs of the human beings
pass through various levels. It is in these levels that the progress is made and these include
psychological needs, safety, social, self-esteem, and self-actualization in the same order of
hierarchy from lowest to highest.
There are chances that the lower needs of Kevin as psychological and job safety needs are
met. However, the other needs may not be fulfilled resulting in such behaviour at the
workplace. He may not feel belonged at the workplace (Taormina & Gao, 2013).
Herzberg’s Two-factor Theory
It is the managerial theory that is associated with worker motivation at workplace and it states
that there are certain factors that can influence the motivation level. These include
compensation, work culture, interpersonal relationships along with rewards, growth, and
recognition. These factors go hand in hand and it becomes essential for the resources to
achieve them all. There are chances that Kevin might be receiving good compensation for the
work assigned but may not be witnessing any growth in terms of the skill sets. There may
also be lack of recognition leading to the disengagement from the project (Ozsoy, 2019).
McClelland Achievement Need Theory
This theory states that there are three basic needs at the workplace that must be fulfilled for
enhanced motivation. These three needs cover achievement, affiliation, and power. Kevin is
responsible for management of the project and has the ownership to direct the project and
regulate the project activities. However, he does not feel belonged to the project tasks and
processes and thus, lacks affiliation. He also requires some amount of power to direct and
control the resources that are already working on the project. The amalgamation of these two
will provide Kevin with the achievement as project execution and its completion. The project
may not allow Kevin to exert the required powers which may result in the disengagement
from the project and the lack of motivation as well (McClelland, 2015).

On the basis of above theories, it can be identified that Kevin lacks the motivation to carry on
with the current project. The aggressive behaviour at the workplace and loss of temper at
regular intervals is one of the basic indicators and examples of the lack of motivation.
There are chances that the lower needs of Kevin as psychological and job safety needs are
met. Apart from these needs, different requirements may not be satisfied bringing about such
conduct at the working environment. He may not feel belonged at the working environment.
Kevin may get great remuneration for the work relegated however may not be seeing any
development as far as the ranges of abilities are concerned. There may likewise be absence of
acknowledgment prompting the separation from the project. Kevin is in charge of the board
of the project and has the possession to coordinate the project and control the project
exercises. Notwithstanding, he doesn't feel belonged to the project errands and procedures
and in this manner, needs association. He likewise requires some measure of capacity to

There shall be continuous discussion with Kevin in terms of the progress of the resources and
he shall be involved in the decision-making processes for the project and its resources. In this
manner, Kevin will feel belonged to the project and will also get to know about the skills and
abilities of the resources. The motivation levels will also go up as an outcome.

There shall also be one-on-one discussions conducted with Kevin by the senior management
to keep a track of the resource contribution and the overall project performance. The
associated issues and problems will get highlighted in this process and the resolution
mechanisms will also be made clear. This will make sure that the resource engagement and

The organization shall also work on its rewards program that shall include financial and non-
financial rewards. The appraisals shall be distributed to the employees including Kevin on the
basis of the performance level. The other rewards, such as recognition, awards, and
appreciation shall be given in the case of exceeding performance levels.
Communication is the most effective tool in a project that will play a major role in keeping
Kevin and other resources motivated and engaged with the project at all times.
