INTRODUCTION
Due to the exploratory and iterative nature of the design, changes in the design are usually
inevitable. This implies that the design’s content is never static but rather subject to changes
continually even after the start of the construction exercise. This is applicable particularly for the
case of the fast-track projects. There is usually generation of the unanticipated side effects on the
cost of the project, quality, schedule and quality. Such kinds of the changes are likely to lead to
the delay of the project, defects and cost overruns and to some extreme cases failure of the
project (García et al.2014).
The practical effects of such kind of changes are usually overlooked or have their revelations
later when necessary adjustments are being made or when alternative solutions are being
generated. The present tools as well as methods which are used for the design and planning assist
in the provision of limited support as for the case of the evaluation of the consequences of the
specific change before the design and project plan are updated fully. The timely identification as
well as analysis can therefore be regarded as being critical as far as the delivery and successful
construction of the project is concerned (Costa et al.2015).
In this particular field, the Building Information Modelling has been found or envisioned to play
a major role in the identification of such changes and their impacts on the project. BIM is
therefore becoming very prevalent in the industry of the construction. In this particular paper,
there is description of a conceptual approach which can be used in the representation,
coordination and tracking the changes in the design in the context of multi-disciplinary BIM
environment which was collaborative. This particular approach was developed through analysis

of the changes in the design as well as changes in the practices in the management on a complex,
large fast-track project.

All the drawings of the Bungalow have been adequately shared as per the client’s
requirements.
Modification of the site plan to meet the new development
The site plan has been properly modified and it was through this modification that new
development was possible.

External Walls correctly constructed within the model
The external walls have been constricted to the required standards. All the component
parts have been included.
Internal walls correctly constructed within the model
The internal walls have been constricted to the required standards. All the component parts have
been included.
There was addition of Doors for ease access into the building with their correct sizes
