ABSTRACT
Resourcing means to provide resources in order to carry out the work effectively and
efficiently. The aim of undertaking is to explore different method of resourcing used by real
estate sector of UK: A study on Knight Frank. The organisation is one the leading independent
real estate company incorporating its business activities in United Kingdom. The objectives of
the research is to analyse the importance of resourcing, need of effective resources and different
ways through the management can foster resourcing in the organisation. Research has been done
by analysing articles which are described in literature review section. In the present research
study, interpretivism research philosophy has been used. Descriptive research design has been
used by the researcher. Inductive research approach has been used by the researcher to generalise
the theories and concepts. The researcher has used the mixed approach including both the
qualitative and quantitative research method as the strategy to analyse both numerical and
theoretical data. From primary sources, the questionnaire method has been used by the researcher
and it has been provided to the managers of Knight Frank. Articles, journals and books has been
used for secondary sources. A sample of 15 managers has been taken by using stratified
sampling method in order to analyse them effectively and efficiently. Thematic analysis has been
used by the researcher to interprets the data efficiently.

CHAPTER 1: INTRODUCTION
1.1 Title
The title of present study is “Resourcing methods used in real estate sector of United Kingdom:
A study on Knight Frank.”
1.2 Introduction
In the market economy of United Kingdom, real state sector plays a crucial role. The
market value of real state sector incorporating in United Kingdom is approximately £1,662
billion which represents 21 per cent of total net wealth. Furthermore, commercial real estate is
one the fundamental building block of the national economy. Over 1 million people are engage
in real estate sector which contributes over £94 billion of United Kingdom economy. This
implies that real state sector impacts greatly on the national economy of the country and provides
employment to millions of people. In accordance with this context, the present research study
will concentrate on resourcing methods and approaches presently and previously used by the
Human Resource Management (HRM) in real estate sector by focusing on the methods used by
Knight Frank, UK's leading independent estate consultancy.
However, the motive of the organisation is to provide the precise details and information
about all types of properties from residential to commercial. The management of organisation
focus on delivering excellent services and making effective interaction with clients and
customers ensuring to meet their needs and expectations (Addo, 2016). In this context, the
dissertation will be formulated in structured and precise manner which will help the end users to
comprehend the research study effectively and efficiently. Appropriate research methodologies

will be used in the dissertation that will help in accomplishing the aim and objectives of study
adequately. The data will be collected in appropriate manner and both the sources will be used to
gather the relevant information about the subject matter. It will be collected in the questionnaire
method which will be provided to the manager of Knight Frank. Close ended questions will be
asked to the managers of the organisation and their responses will be used for analysis of data.
1.3 Background of research
Real estate sector plays a vital role in the national economy of United Kingdom. This not
only helps in building the economy, but also provides employment to millions of people in the
country. It accounts for 11 per cent of market contribution and is one of the main element which
helps in development of the national economy (Birds, 2015). The ways and methods through
which HRM hire or recruit the employees in their organisation are important to know.
Researchers and scholars have analysed the methods used for the resourcing by analysing
different real estate companies incorporating worldwide. Different theories and methods have
been jotted down by them in their research papers. Resourcing is the crucial process in every
sector and ample of approaches have been used by the organisation to increase the manpower
effectively and efficiently (Brooke and Felle, 2016). In this concern, the following research will
focus on the process of recruiting and selecting the employees for real estate industry in United
Kingdom by analysing the process used in Knight Frank. The organisation is one the leading
independent real estate company incorporating its business activities in United Kingdom. In
order to achieve the desired goals and objectives of the business, the HRM works diligently and
efficiently.
1.4 Rationale of Study
There are various reasons due to which researcher aims to study the subject. Firstly, real
estate sector is one of the largest sector of United Kingdom which employs more than one
million people. The researcher wants to study how these organisations hire the employees and
what methods are used by the HRM of the organisation. For the evaluation, effective tactics must
be used by real estate management in order to hire and recruit employees in the organisation. In
order to accomplish the set aim and objectives of the organisation, manpower plays a vital role.
Without effective human resource in the organisation, no business manager would be able to
accomplish their desired targets. Real estate sector contributes adequately in the market economy
of the country and it is very important to know the reasons how these organisations make

effective resourcing in their respective company. In this concern, Knight Frank has been selected
by the researcher in order to analyse and interpret the ways of resourcing employees in the
organisation.
1.5 Problem Statement
In order to accomplish the aim and objectives of the organisation, it is very important for
the management to hire, recruit and select competent and skilled employees in the organisation.
It is very easy to say competent and skilled employees but equally hard to find such employees.
In this way, the organisation uses various ways of recruitment and selection to segregate the best
and worst. The research study will focus on identifying what methods or approaches used by the
management of Knight Frank, a real estate company incorporating in United Kingdom in order
to assess the best and competent employees in their organisation. In the era of globalisation,
employees are hired from all over the world in order to increase the effectiveness in the
company. The problem in methods of recruitment and selection done in the real estate company
of United Kingdom will be identified in the present study. With the help of precise research
methodology and appropriate way of collection of data, the researcher will proceed to identify
the solution of the problem and answer to the research question.
1.6 Aim and Objectives

The objectives of the present study which will be accomplished in the dissertation are listed
below:
To analyse the importance of resourcing in real estate sector of UK.
To assess the need of effective resourcing for Knight Frank.
To analyse different ways in which Knight Frank can do resourcing.
To recommend the method of resourcing to Knight Frank
1.7 Research Questions
Research questions are very important and define the way of research. They are the
framework on which the whole dissertation will be structured and conducted. In order to conduct
the dissertation in an effective and efficient manner, the researcher needs to generate and

evaluate the research questions appropriately. In this concern, the research questions are
described below:
What is the importance of resourcing in real estate sector of UK?
What is the need of effective resourcing for Knight Frank?
What are the different ways in which Knight Frank can do resourcing?
How would you recommend the management of Knight Frank to improve the methods of
resourcing in the organisation?
1.8 Structure of dissertation
The structure of dissertation will describe the way following research study will be
conducted. Here, the researcher aims to use the systematic approach of conducting the
dissertation. It will help the end users and management of organisation to comprehend the
aspects of the study. The researcher thus will able to generate and evaluate the information
thoroughly. In this context, the structure of dissertation is described below:
Chapter 1 Introduction: In the present study, the chapter one is denoted as introductory chapter
of the research study (Craig and Porter, 2014). Here, the researcher presents the brief information
about the things that will be covered in the whole dissertation. It will include the background
study, rationale of study, problem statement, aim, objectives and research questions, significance
of research as well as framework of research methodologies that will be used in the dissertation.
Chapter 2 Literature Review: Literature review will be the second chapter of this dissertation.
Here, the researcher will analyse the articles, journals and books of various authors and scholars
in order to provide the theoretical framework to the study. The motive of this chapter is to
determine what other authors enunciated about the subject matter. In this, the researcher will
identify the relevant sources and assess the precise information efficiently.
Chapter 3 Research Methodology: Research methodology is the third chapter of dissertation
where the researcher will describe the methods he or she will use for carrying out dissertation
(Dudman, 2014). It is very crucial chapter as it shows the framework of the study. In order to
attain the aim and objectives of the dissertation, the researcher needs to select the research
methods efficiently.
Chapter 4 Data Analysis and Findings: Data analysis and findings will be the fifth chapter of
the dissertation. For the research perspective, data analysis and findings is considered as the
essential chapter (Eleftheriadis, Mumovic and Greening, 2017). Here, the researcher will analyse

the gathered data and identify its relationship with the present study. This will help the end users
to understand about the research topic more thoroughly and efficiently.
Chapter 5 Conclusion and Recommendation: Chapter fifth will be conclusion and
recommendations. Here, the researcher will wind up the study by providing the summary of
undertakings of study (Fisher-Ari and Lynch, 2015). Recommendations will be provided by the
researcher so that the organisation will be able to make necessary improvements.
1.9 Framework of study
Framework of study defines as the research methodology that will be used by the
researcher in order to carry out the research study. This will aid in answering the research
questions efficiently and researcher will able to accomplish the aim and objective of the study.
The research methods are described below:
Research Philosophy: This is the way in which the researcher collects, analyses and interprets
the relevant data and information (Fisher and Shragge, 2017). Research philosophy has been
categorised into four types. In the present research study, positivism research philosophy will be
used.
Research Design: Research design is the general guidelines which helps the researcher to
answer the questions of research. It helps the researcher to carry out the undertaking in an
appropriate manner. In the present study, the descriptive research design will be used by the
researcher.
Research Approach: Research approach helps in testing the validity of assumptions and
hypothesis. In the present dissertation, deductive research approach will be used by the
researcher to test the validity of assumptions.
Research Strategy: Research strategy is the plan which will be followed by the researcher in
order to attain the aim and objectives of the study (Franklin, 2014). In the present research
undertaking, the researcher will use both the qualitative and quantitative research method as the
strategy to analyse both numerical and theoretical data.
Data Collection: Data collection is crucial process. It can be collected from two sources which
are primary and secondary sources. From primary sources, the questionnaire method will be used
by the researcher and it will be provided to the managers of Knight Frank. Articles, journals and
books will be used for secondary sources.
