1. Environmental, Social and Economic Benefits of a Green
building
Green buildings are buildings whose design, construction and
operation promotes environmental conservation and limits climate
change through preservation of valuable natural features. They have
the following environmental, social and economic benefits.
Environmental Benefits
Green buildings reduce the amount of greenhouses gases released to
the atmosphere. They limit the emission of these gases through the
use of renewable energy sources, fuel switching and promotion of
energy saving measures.
Green buildings promote energy and water conservation. It is
estimated that green buildings contribute to more than 50% percent
energy and water conservation worldwide (Radosavljevic and Bennett,
2012). They promote the use of renewable sources energy and water
resources sparingly through the use of smart technology devices such
as LED lighting, and smart water.
Social Benefits
Green buildings promote the well-being of human beings. they are well
ventilated to ensure that the occupants have got high levels of
cognitive scores and brain function. This leads to improvements in the

leaving conditions and the performance of the occupants (Smith and
Hinze, 2011).
They promote the health and hygiene of occupants through the
reduction of the emissions of the greenhouse gases and utilization
ethical and non-toxic materials in construction. Occupants residing in
the green buildings are thus prevented from the development of
ailments such as cancer, respiratory and heart diseases.
Economic benefits
Green buildings promote saving of resources in the form of money, and
materials. It saves on utility bills through promotion of water and
energy efficiency. Further, green buildings are constructed by using
cheap and locally available materials thereby reducing the
construction cost.
A larger population of individuals is greatly embracing the idea of
green buildings and these buildings are enjoying higher occupancy
levels and asset value in the real estate industry. The booming
business is a source of income to the owners and a source of revenue
to a country in the form of rent and tax respectively. Additionally, more
job opportunities have been created to developer, contactors,
engineers, realtors etc.
