INTRODUCTION Project management refers to the processor in which an individual leader team to achieve goals and objectives of a project in a particular time(Broek and Buiskool, 2020). Project management is very essential in construction field. This report contains a case study of Fortis properties which is an organization of Housing Development and contains a weekly diary of main contractor which shows the process of project management. MAIN BODY Case Study 40sh properties is a Housing Development organization which is famous for designing and building of houses. The company involved in various contracts to redesign or design and build dream house for their clients and have an objective to provide best living experience to them. An old building which was built in approximately between 1802 and 1810 is in a conservation area and at a risk of falling into this repair. Further, client has approached the main conservation area is properties to demolish the entire building and redesign and rebuild it as a residential state. The contractor has taken this Housing Development project in which client has given the proposal of housing estate. Now as a main contractor needs to to plan their weekly work in order to achieve the objectives of the project in effective manner. Every week will be assigned a work for which a diary should be prepared by the main contractor to have a proof of their weekly work and have a proper management on the construction project in order to provide full satisfaction to the client it is essential to provide the project in timely manner with full effectiveness and efficiency. The week 1 will include the meeting with the client in which the client will provide all the brief regarding the project in weak to the main contractor will prepare the smart action plan for them to complete the project in timely manner. In week 3 the main contractor will plan about the demolition process which will be used in the project. In week 4 the main contractor will research in various property types, floor plans and elevation consideration (Buligina and Sloka, 2020). Finally after all this research the main contractor will able to design for the project in week 6 and well outline planning permission in week 7. Week 8 will provide the main contractor about the full planning permission process of preparation so that it can be submitted to the client for their approval. This is the case study for per real life project of a building to demolish and rebuild it. In accordance with the case study it is required to prepare a
weekly diary which helps to understand the work which has been performed in weekly manner for effective working of the project. Weekly dairy Week 1 In this week I have visited to the client place in order to have a look on the property on which I will work for my next project. The client has provided me several brief which is related to the project. I have note down all the requirements of the client in order to make effective plans for the purpose of completion of project in effective and efficient manner. Firstly the client want to retain facade and demolish the remaining building but a consultation with alien local community helps the client to decide to demolish the entire building and build a residential state on the land. Week 2 In 2nd week I have decided to start the work with a smart Action Plan of the project by reviewing the brief provided by the client. My smart Action Plan for this project is given below: ActionSpecificMeasurableAchievableReliable/RealisticTime DemolishI will remove the hazardous materialsas wellas reusable resources fromthe construction sitebefore demolition whichwill helpmein Resource Management. Demolish goalsare measurable as it can be measured afterthe processby the contractor in aclear manner (Clare, 2021). The structure of survey of the organization helps me to understand the method of construction used in the building the condition of the building its original structural system in many more thing. This survey will help to remove hazardous
materials like petroleum contamination radioactive metals and many more before demolition which is beneficial for me for the safety of employees. Week 4 In this week I've researched on the property type, floor plan and elevation conditions which are applicable in the property which will further help me e to design an effective floor plan for the client. This research will help me to find out several deviations due to which client was facing problem in the previous construction(Hamilton, 2020). And to provide better satisfaction to the client I will remove all the problems and deviations of the construction. Week 5 In this week on the basis of my prior research I will design a pre concept for the rebuilding of the property. This concept will help me to finalize a great design as it is a rough idea to be designed to provide a better designing rebuild experience to the client. To prepare this design I have made with various stakeholders of the project who guides me and provide various new and innovative ideas for the project which is very helpful for me to prepare an effective redesign. Week 6 On the basis of various meetings in week 6 a concept design has been prepared with the help of a process or activities which are involved in a concept design. This concept design has four main phases in which first phase will help me to manage the project and for the research in a suitable manner. In 2nd Phase I have explode all the research and needs of the clients which help me to analyze the essential needs of the client. In the third step is generated and The Fourth step includes evaluation judgement and test of the design concept to identify the effectiveness of the design concept to the needs of the client(Marcone, 2020). Week 7 There are several permissions which are required to reconstruct a building and permissions which are required to start a construction on a site. I have outlined on the basis of the design concept all the permissions which will be required in order to initiate the project and complete it without any government intervention. In this outline planning permission I have analyzed the
above concept design process in in detailed manner and find out various permissions required for the project. Week 8 After the outline planning permission of full planning permission is to be prepared and submit to the government which involves the legal process. This legal process analyze that whether the proposed plan is in legal manner or not. This step will for the help me to avoid government intervention in the project(Molodchik, Ostapenko and Nagibina, 2020). CONCLUSION The above discussion helps to conclude the real meaning and importance of project management in construction business. To become a queen contractor it is essential for them to use a weekly record which helps them to prepare for future uncertainty and plan for the project in proper manner.
