A brief statement of the problem
On 2nd January 2019, the first breaking news related to the Australian Real estate was
shocking for most of the investors. According to it, the price of the houses falls by 4.8
percent. This was the biggest fall in price after the global financial crisis that took place in
2006-2007 (Chau, 2019). It indicates that the cycle of the Boom recession and bust is once
again rolling towards the condition of the bust. In order to access this cyclic nature of the real
estate market of Australia, we wish to conduct research. In this research, we would like to
understand the patterns of Bust recession and boom and compare the present slump with the
previous slumps (Powson, 2019).
Problem statement
In the present research program, we will try to figure out some consistent economic and
social factors that can be used as an indicator of the market while judging Australian real
estate market under various phases of the Boom, Recession and Bust cycle during the
economic downturns of this sector.

The aim of the research
In the year 2018, the Melbourne region was the worst hit region in Australia. The returns on
an average property came down by ten percent in this region. The experts of the market said
that it happened because of a sharp change in the demography of the place. The market of
real estate is dependent on many such factors (Fuary, 2019). The exploration of these factors
with the help of qualitative study based on secondary sources of literature is our main
objective of this research. In order to attain this main aim, we need to fulfill certain
objectives.
The list of the objectives
To prepare the list of some active and dormant factors directly affecting the real estate
market
To establish the role of the real estate market in the GDP of Australia
To understand the impact of the boosters given by financial institutions to promote the
falling real estate sector
To ascertain the factors causing a strain in the demand
To fix the role of the pricing range during the bust recession and boom cycle
To fix the external factors like the state of the job market and tourism activity over the
real estate price.
Methodology
In order to meet the research objectives, we will go for qualitative research based
upon a Purposive literature review of various sources like trade magazines and
official data, etc.

In the first step, we will shortlist relevant piece of literature, and then we go for a
pooling exercise to bring similar nature of data under one table. Finally, prior to
the calculation, we will regroup the data in accordance with the findings that we
want to focus on (Hall, 2019).
The Type of the Study
It will be exploratory research where the qualitative nature of the findings will be
promoted more. It will be exploratory research where a systematic review of
secondary data will help us in finding the primary fields and with the help of loop
base structure, we will gradually reach towards the findings that are inductive in
nature (Moher, 2015).

Source of Secondary Data
Peer-reviewed journal articles from the field of real estate will be our major
contributors. Data released by government officials in the field of real estate will
help us in corroborating our thought process. Finally, we will consult the articles
written by financial experts with an intention to understand the impact of the
downturn on the real estate. For establishing the definition of the terminology we
will also take the support of certain textbooks as well.
Data Presentation and analysis
We will collect data under PRISMA framework. This framework allows us to
arrange and regroup some evidence-based sources for a systematic review. The gist
of this systematic review will go for the process of the Meta-analysis. We will go
for a quality assessment of the data by verifying the trustworthiness of the source.
The synthesis of the data will be done by the preparation of a table where all our

objectives will be jotted down and each meaningful piece of the data will be placed
beneath the column of the objective (Stewart, 2015). The quality of the source and
its compatibility with our answer will be of the utmost importance for us. While
comparing the data between the two downturns, we will ensure the homogeneity of
the units.
