Timber Building Systems – manufactured timber panels and cladding- Penrith
Timber Building System is a revolutionary and unique post tensioned pre-manufactured
building system which is destined for the construction of hotels, multi-storey apartments,
student accommodations, commercial office buildings and senior housing facilities.
The technologies which are offered by Timber Building System to their clients include:
architectural design flexibility, customer services, high quality products and services, lower
overall costs, sustainable solutions and fast turnaround technologies. Timber Building
Systems’ patented building assembly system offers flat wood panels which include plumbing,
structural and electrical service elements (Allen, 2016, p. 341).
According to the Timber Building System environmental objectives, the enterprise minimises
its project carbon foot print through maximising the regional sourced products and other
manufacturing servicing .Addition to that and in direct contrast to the pre-fabricated
manufacturers and convention modular. Timber Building systems’ unique package and
connecting system which set us apart, thus making delivery and installation process among
the efficient in the entire construction industry. Timber Building System has a lot of
experience in delivering both large and small scale prefabricated residential and commercial
projects.
There are many features which make Timber Build System unique from other construction
enterprises. The Timber Build system has specially been developed for low-to-mid-rise
residential and commercial buildings. There are benefits which are associated to the Timber
Build System as discussed below:
Sustainability
While most of the other construction materials are sourced from industries. The wood is
usually obtained from the natural environment which is considered to be much sustainable as

compared to the other materials which are sourced from factories. The wood which is used as
the major construction material by Timber Build System is renewable and also require less
energy during construction as compared to other construction materials such as steel and
aluminium (Binggeli, 2011, p. 282).
Cost Savings
Timber Building Systems provides a competitive overall project pricing model. TBS unlike
other construction enterprises offers cost predictability and control to their clients. That is
because the manufacturing activities occur within a controlled environment. The wood is the
main construction material which is used by Timber Building Systems is relatively cheap as
compared to other construction materials and readily available in the environment. The site
overhead costs, financial holdings and the construction schedule are much lower than the
other construction enterprises.
Enhanced quality
One of the major objectives of Timber Building Systems is to ensure that they serve their
clients with the best quality products which meets their expectations.
The activities of Timber Building Systems are based on supervision and manufacturing
principles which ensures that the quality of the products which are produced by TBS meet all
the safety and regulatory requirements (Boström, 2009, p. 54).
The employees of the Timber Building System are trained to obtain up to date in order to
complete with other enterprises in the construction industry so as to offer the best quality of
services in the market. Timber Building Systems uses modern tools and technologies which
ensures that the products which are offered by TBS are of high quality and meets the

expected standards. Timber Building Systems have adopted an automated production system
and other rigorous quality control programme.
Customisable design
Timber Build Systems recognises the high value of variability in the design of the buildings.
Thus TBS offers almost full spatial and architectural layout freedom. By applying the auto
industry principles of design for assembly and manufacturing.
TBS ensures that the utmost functionality and efficiency of each aspect of fabrication, design
and site construction are met.
Comparing the Timber Build System with other construction enterprises, it is very evident
that the Timber Build System is one of the most organised construction enterprises which are
organised to offer customised designs to their client.
Reduced Building Mass
In this construction enterprises woo/timber is the major construction material which they use
in the construction of their projects. Comparing timber to other construction materials such as
steel and concrete, the use of timber as construction material reduces the overall building
mass by almost 50%.The reduced overall building mass results in the lower substructure
costs. That is attributed to the less resources which re focused to the construction of the
foundation (Chappell, 2012, p. 159).
Safety and Health
An essential number of man-hours occurs within the safer controlled factory environment. At
Timber Building Systems they reduce the exposure of their employees to the high risk site
conditions. The Timber Build Systems’ patented system also eliminates the need for the

exterior scaffolding and at the same time minimises the need for the elevated work
requirement.
Project schedule
Using the factory fabricated timber products can be much faster than the traditional site built
construction. Timber Built system offers an opportunity of fabricating many timber products
unlike the tradition form of generating timber products (Deplazes, 2015, p. 328). For instance
in Timber Built System one is able to fabricate many doors or trusses within a very short
period of time. The uniformly fabricated products are easy to join on site which makes it easy
and fast to build.
Interference and logistics
In Timber Build system the units are shipped/transported in a pre-assemble configuration.
That is aimed at optimizing the load capacity in transporting and delivery. The overall
number of the loads which are transported to the site are greatly reduced which in return
reduces the transportation costs and at the same time simplified onsite traffic logistics.
Addition to that a closely coordinated delivery sequence schedule removes the need for large
laydown areas (Kolb, 2013, p. 47). The minimising of site man-hours also reduces multi-
trades interference mostly in the projects which the space is very limited, thus enhancing the
overall productivity.
Architectural Flexibility
Timber Building System offers complete architectural flexibility with intertenancy wall detail
and optimised floor to floor. The system used by the Timber Building System permits for
large span interior spaces, full span glazing and double height ceiling.

Fully integrated structural system
Timber Building System offers a primed internal surface which is ready for painting and
jointing, a 900m cavity is always left for insulation, service, finished exterior cladding and
glazing. The above reasons eliminates the need for the external scaffolding and at the same
time delivers the building within the given period.

Strong structure
The patented integrated Timber Building System engineers engineered timber panels which
feature continues post tensioning system which is specifically designed to be used in the
multi-story buildings. The timber wall panels which are engineered offer exceptional bracing
and the compression properties whilst the steel post tension tie –down anchoring system
which offers sufficient resistance to the lateral loads which are caused by the seismic events
and wind.
Fire
The buildings which are constructed by Timber building system achieves 90-90-90* FLR
having fire sprinkler system. In the Timber Building System the post fire structural integrity
is achieved.
Acoustically sound
The timber which are used as the main construction material in the Timber Building system
are considered to be acoustically sound. The timber have acoustic characteristics which
enable them to construct spaces which are acoustically sound. Most of the client who come to
obtain their products from Timber Building Systems are always satisfied with the acoustic
levels which they achieve in the houses.
Projects constructed by Timber Building System
Timber Building System has carried out many architectural projects ranging from residential,
commercial. Below are some of the projects which have been carried out by the Timber
Building System.

Mayer Timber NSW Office construction
Mayer Timber NSW Office is a commercial project which is located in Sydney Australia.it
was constructed 9th – 11th September 2015.The project was constructed to test the innovative
on new timber based prefabricated building system. The construction of the entire shell of the
building took two and half days.
This project confirmed that timber has the ability to be used as the primary structural material
for both the mid-rise and multi-residential and commercial buildings. The excellent use of
timber created room for the architects to be able to create large span and double height spaces
by use of beautiful sculptured wood columns and beams (Thelandersson, 2011, p. 148).
Analysis which was carried out on this project proved that timber can be to achieve green
design and offer precise and fast pre-fabrication with the cost benefits over conventional
construction. In this project timber accounted up to 85% of the construction material which
included: exterior cladding, finished walls, structural beams and columns. The project was
finally seen as light weight building with high qualities which was constructed within a short
period of time with little or no truck movement and on site waste. Below are some of the
photos which were taken during construction (Russell, 2017, p. 72).

Corporate office Penrith
The project which is a commercial building is located at Penrith, Australia. The entire project
as constructed in three and a half days. Timber Building system installed 1,000m2 this
corporate office in Penrith, the office is entirely integrated into the pre-cast face of 20000m2
ware house, The Timber System has the ability to be flexible so as to permit incorporation of
structures into the existing structures easily without any challenge (Rumbarger, 2014, p. 65).
The project which was constructed came out as a nice beautiful liveable timber building
which can be used in the areas which were initially used by buildings constructed by
concreate. After the analysis of the building it was concluded that the construction by use of
timber as the main construction material has many benefits as compared to the traditional
construction methods and materials. It is very clear that the construction process fast as
compared to the use of other materials which need a lot of labour to handle and a lot of time
to harden.
Using the factory fabricated timber products can be much faster than the traditional site built
construction. Timber Built system offers an opportunity of fabricating many timber products
unlike the tradition form of generating timber products.
Toorak Road, South Yarra
The project involved installing two luxury apartments onto the top of the shopping arcade
which was existing in Toorak road, South Yarra. The entire project was to be constructed in a
few days. That meant that the landlord was not going to relocate or end the lease with any of
the tenants. The structure will not require a lot of reinforcing that again shows that the tenants
will not be disrupted by the construction works.
