The success of the construction industry depends upon how the project is delivered.
Delivering the project on time is one of the chief goal of the construction project management.
All though the success of the project not only depends upon the project delivery method, the
designing and the contracting is responsible as well. The methods used for the delivery of the
project depends upon the type of the project as well. The method of delivering an IT project is
different from that of the delivering a construction project.
There are four different ways in which the project can be delivered in a business. They
are categorised into: Design/Bid/Build process or DBB; General Contractor/Construction
Manager (GC/CM), Integrated Project Delivery Process and the Design Build Process. This is
article discusses about the two mostly used project delivery methods that is DBB and CM/GC.
The DBB method comprises of the linear sequences of activities which occurs in a line.
The Design Bid Build process comprises of certain steps and they are, accepting the order by the
owner of the organization, designing of the process or the construction, preparing the legal
documents for the work after which a competitive process of bidding takes place and the lowest
bidder is given the offer for performing the project.
This journal discusses about the MFD re-engineering process which was considered in
order to improve the process of construction industry. Construction manager was introduced in
the project for the enhancement of the processes of the construction. In a project, the project
manager plays the most significant role. He or she is the one who is responsible for the all the
activities related to the project. The quality, time, resource, and budget are managed by the
project manager as well.

Collaborative partnering is used by the construction department in order to enhance the
team spirit, communication and cooperation in the project, the Collaborative partnering is used
for this purpose. Quality is one of the major point in the project management. In a construction
industry maintaining the quality is extremely essential. Previously there were very less tools for
the purpose of the quality assessment. However, project managers have introduced Quality
Assessment tools and techniques which have helped in the process of improving quality and
process of testing the quality.
The article presents a comparative study amongst the two process of project delivery
which can help in the construction industry. The MFD Company which has an experience of
over 200 project has made use of the Contracting method in the past five years and is still
counting its experience in this sector of the business. The data that has been collected while
conducting this research is analysed statistically and certain conclusion has been drawn out of it.
The major conclusion is that, the CM/GC project delivery method is better than the traditional
Design Bidding method. It has not only helped in saving the company’s cost in the business. The
analysis has shown that the time taken for the construction is twenty percent lesser than the
earlier methods that has been into use. The quality assessment has shown results that with the
implementation of the CM/GC delivery method has delivered higher quality of product with a
reduced cost of repairing by thirty four percent in the company while compared to the other
process of project delivery.
However, scopes for the future researches have opened as well, because in the five years
the engineers or the contract6ors who were involved in the CM/GC projects has also being
involved in the DBB project which has not being analysed and reported.

delivery for the project such that closure can be obtained without mistake or delay. The
importance of the project manager has been determined in the project along with the duties that
are performed. How the process of construction industry have enhanced with the help of the
Contracting Process and introduction of the General Contractor is determined in the article as
well. The advantages and disadvantages of subcontracting process have been determined in the
project as well and how it affects the quality of the product of the construction is determined here
as well.
Thus from the above article it can be said that the project management is one of the most
important way in which the project can be delivered successfully. The traditional method of the
Design and bidding delivery process may have been one of the most relevant process that was in
use, with the introduction of the project manager in CM/GC process of monitoring, better results
have been obtained which is why this is considered to be the best process in use for the
construction industry.
