To Adrin,
We have been basically working on the two projects but still the working speeds of the
projects are different from one another. The construction speed’s main emphasis is on the
method which is adopted by the organization for carrying out its construction. There are different
procurement routes such as construction management, custom build, emerging cost contracts etc.
So to make the work faster, Trad-Build needs to adopt the effective strategy. It has been
witnessed that the major delay in construction Trad-Build factory because of the procurement of
raw materials which are required in the site. The problem is that the construction management
procurement route is not good for this industry. There are different contractors involved in the
work so they are taking their own time to complete it. This is basically hindering the work
process of the Trad-Build factory. So in tyhis case, design and build is the procurement route
which has been advised.
On the other hand, in case of Trad-Build factory as most the materials which are used in
the factory have been imported from other country. Due to this, there is delay in the work. As the
material has not been arrived so in this case, the sign of coming soon has been built on the road.
On the other hand, the procurement routes which have been selected were the traditional
procurement route which was not good for the progress of the building. So in this case, as the
consultant, it is advisable to design and build where all the responsibilities are in the hands of
one contractor. This is the best design because in this, the contractor focuses on one project only
which gives full time to the construction. On the other hand, regarding the price also the
constructors give the price limit in advance this will help in estimating the cost in construction.
On the other hand, in the traditional process, the cost incurred is more as compare to this.
Besides this, the procurement route which can be adopted by the Trad-Build factory is
that the main contractor can be adopted to design the construction works. This will help the firm
to monitor the activity effectively. Besides this, all the responsibility will be in the hands of the
contracts. He is the one who will be responsible for the procurement of the goods and services.
even the most important part will be that in the construction process, he will be the one who will
give input in the design and the decision making process. Through the different trade contractors,
it takes time as well as the quality is also hampered. Regarding the risk, design and build is the
safest because the whole and sole power is in the hands of the contractor so the risk attached is
low. So in case of the Trad-Build factory it is advisable to adopt the design and build

procurement route. Through this method, the work will be carried out in the faster manner and
the cost, quality risk involved will be low.
