Introduction
Construction is the process of setting up the building, plant or complex, and then to bring the
material to the site and gives the output to the client. This is all about the action of constructing
something, mainly the large structure. On the other hand, construction management is a type of
professional services which is generally managing the project techniques and oversee all the task
from planning to maintenance (beginning to end). The main aim of construction management is
to control the project and deliver it with the best quality and in an effective time frame. The
present report is all about to design an Industrial complex building, which is near to the parallel
highways and away from the large flowing river which is flowing just parallel to these highways
and find their way to the River Thames. The industrial complex which is going to be designed
by the constructors is selling the soaps, baby foods, perfumes, etc. The factory is going to design
by steel, concrete and the other materials. The building is going to design in the part of the south
of England around the Heathrow airport (Ahmad and et.al., 2018) . This report is going to
explain the various types of constructing companies and also describe the relationship of them
with the existing tendering process of the industrial complex. Along with this, the stages of
forming the building and a brief description of the construction industry. In addition to this, the
report is going to describe the health and safety process during the construction of this industrial
complex.

Task 1
P1.The development of the construction industry and the concept of professionalism within
it.
Construction is the process of designing and assembling a building or infrastructure. This is all
about the construction of the location of the known client. The construction as an industry covers
about six to nine percent of the gross domestic product of the developed countries. The
construction industry has designed and developed with the starting of the planning phase,
designing, financing, and continues until the project is been constructed and prepared for the use
of the client.
On the other hand, to understand the concept of professionalism in the construction industry, it is
necessary to examine the term professional and the profession. A profession is a type of public
service which consists of both practical and theoretical grounded knowledge (Baldwin, 2017) .
They are in the need of the firms and regulation for the purposes of the recruitment and the
discipline. While the professional is the person who is paid to perform the specified task and to
complete it within the given deadline. The professional in the construction industry is very
highly qualified and well-trained and have adequate knowledge of the construction projects. The
professionals in the construction industry are named as the project managers, architects,
mechanical engineers, civil engineers, electrical engineers, and the main quantity surveyors. All
of them are distributed according to their involvement in the construction project such as some of
them are working as the client representatives, some of them are working in the designing teams
and some are assigned as the builders in the industry.
There is the department in the construction industry which is named as a quantity surveyor. This
department is responsible for estimating the cost of the construction project. This estimation is
done in a systematic way and their outputs are further applied to the issue occur during the
designing or the development of the construction projects.

P2. Demonstrate the scope and linkage between all parties within a construction
organization.
The scope of the work in the construction project is between the contractors and the client about
the work they do for the completion of the construction project. The scope can be more than just
defining what the work the contractors are going to do and with this, it also defines how the
contractors are going to complete this work. The relation between the parties who are going to
involve in the project of the construction are given below –
 The owner (Client) – This is the owner of the land on which the industrial complex is
going to be developed. This is the only party who is acquiring the work.
 Contractor – This is the second party of the project who are engaged with the owners in
order to carry out and finish the project work. The contractors hire the sub-contractors in
order to finish the individual part of the project. By all this, with cooperation and
collaboration, the construction project is to be completed by the contractors in an
effective time frame.
 Designer – This is the party which is also known as the architect or engineer. They are
the one who draws the plans and specifications in order to implement the development of
the construction project (Clough and et.al. 2015).
 Financier – This is the party who prepares the budget of the project and provides the
remuneration to the labors as per the size of the project.
 Builder – This is the person who is informed about all the tasks performed by the other
parties because this is the only one who is fully responsible for the construction of the
industrial complex building.

P3. The contractual work given by the contractors.
In this section, we are going to define the tender and the types of tender by which the contractor
will start the work of the industrial complex building. The tender is the term which is defined as
an offer of the construction work to do in the fixed price rate. The process of the tender is
designed in order to ensure that the work of the client is given out in a reasonable way. There are
three types of tenders from which one of them is passed by the contractors to start the work of
the industrial complex building, and these are stated as below –
 Open Tender – This is the tender which is also known as public tender or open
competitive bidding. This is the tender used to get the goods, services and infrastructure
works. This is the types of bidding system which is not private. This type of tender is
open for all the qualified bidders and then from them, the owner will choose the bids for
their infrastructure with the best quality and price.
 Selective Tender – In the selective tendering, the owner promotes his project and then
invites the contractors to apply for the project. After that, the contractors are provided
with the list of information in which they will specify their things which they can give to
complete this project of the industrial complex (Doumbouya and et.al. 2016). The main
advantage of using this tender to the owner is that they will have the choice to select only
that tender which financially sounds good, have the adequate knowledge about the
construction work, and have the skills and resources to do the architectural work.
 Negotiated tender – This is the type of tender in which the owner invites the contractor of
his choice and pay the price for the project. This tender is generally used for some of the
special work in which the specific equipment is required and are available only from the
particular contractor.
Thus, in the scenario, this has been mentioned that the owner wants to design and develop
their industrial complex building with the steel and concrete, so the owner will select only
that tender which will use these things to build the complex and provide the reasonable rate
with the best quality.

Task 2
P4. Identify the different types of construction companies in the market.
The different types of construction companies in the market are outlined below –
 General Contractors – These are the firms having adequate experience in constructing
the new infrastructure or building and also having the knowledge about the renovation of
work. These firms having the subcontractors with another firm in order to complete the
construction project on time and also having the collaboration in completing the small
renovation work.
 Professional Construction Manager – This is the firm which can be an individual person
or a group of the individuals which is responsible to perform all the task given in the
project of construction and have to act like the manager of the owner.
 Small Renovation Contractors – These are the organizations who are not having the
adequate budget and also their job is not specified for the construction work, thus they are
the one who is assigned to do the small home renovation work.
 Package Builder – This is the organization that is fully responsible to design and develop
the entire complex building as well as construct it on their basis (Fewings and
Henjewele, 2019). These types of firms are having their own staffs of builders and
constructors who are mainly called as the engineers.
 Program Manager - This is the firm which is defined as the extended services of the
contract manager. In this, the contractor takes the engineers to the construction site and
provides them the financial data for the new industrial complex building so that they can
be able to perform their best with their good efforts.

P5. Explain the relationship between different construction organizations.
As this has been observed that the positive and strong relationship states the healthy
environment, thus this is necessary that the organizations in the construction industry must have
the strong relationship between them so that they can be able to gain the higher profits.
Nowadays the construction industries are having many benefits just because of having the
collaboration and cooperation between the builders and the contractors.
Every construction firm is facing many issues and challenges during the development of the
infrastructure, by which this become difficult and complex to design and build the complex.
Thus, to resolve all these issues, all the organizations are getting involved in the process of
cooperation and collaboration (Mark, 2016). Due to this relationship between the construction
organizations, all of them are gaining higher profit margins and also sustaining higher business
growth.
A formalized partnering is good to have a trusting and cooperative relationship between the two
parties. The main advantage of partnering is that the incentives which are made on the project
cost based on the target are common. The construction firms must share the project so that the
ideas, thoughts and the knowledge get exchanges and that result in the better output. Thus, this
has been stated that the professional level of the relationship between the organizations of the
construction industry is necessary.

Task 3
P6. The description of the modern construction methods and structures used within today’s
industry.
The different types of modern construction methods used within the construction industries are
mentioned below –
 Construction Based on the Flat Portion – This is the method which is used to design and
develop the flat portion in the infrastructure which is a very useful part of the
construction as this provides the minimum deepness and architectural process at a high
pace. This also gives a flexible grid to the column.
 3-D volume based construction – This method is used to construct the three-dimensional
components of flexible type in the off-site. The transportation of these components is
done by many several means such as moving of the basic pattern without adding the
internal features to it.
 Precast system of the flat panel – This is the method which is used to construct and build
the walls and floor of the infrastructure. The single factory outlet and the amenities are
required for this. When the floor and walls of the complex get ready then it is set out on
the site.
 Concept of Twin walls – This is the method which gives the guarantee of the waterproof
consistency of the infrastructure (Sears and et.al. 2015). In this method, the elements of
the wall are placed in the site and the twin type of elements is provisionally hold up and
after that, the units of the walls get combined with the help of buttressing and at last the
gap in between the walls is occupied by the concrete.
 Pre-casted foundation for manufacturing concrete - This is the method which is used for
the rapid development of the groundwork. This method is very useful for the modified
design. The elements which are required for the construction are ready off-site and then
they are arranged later on the site.

P7 Explain contract planning techniques used within micro and macro projects.
Beneath are some techniques which are used in planning a contract for construction industries:-
1. Front End Planning: This is first step where, owner, designer and other several constants of
the project use to analyse the process which they can use for project and also use to make
brief analysis of the scope of that project.
2. Pre - Bid Planning: This is the phase where owner of project use to make some planning for
a contract and this all took place before the submission of bid. After this, for making proper
go through of the proposal, contract reader use to review the documents related to
construction given by owner of contract. This is a type of phase where it is very much
important for owner to pose some extra involvement.
3. Pre – Construction Planning: This is a type of planning which took place when the contract
is given to a single contractor from the beginning of the construction period. This is the phase
where support for contractor is very much important in some aspects like pre designing and
main designing of the contract.
4. Execution of the Plan: This is the last stage where contractor use to execute their plans,
which are designed by them for a specific project.

P8 Identify where BIM impacts upon operations and construction companies.
Building Information Modelling is said process under which data of building and about its life
cycle get created and managed. In last few years, this process has gained attention of many
people in construction industry (Zhou and et.al. 2015). There are ample numbers of benefits of
BIM has been analysed in last few years, which construction industry has attained, some of these
are given beneath :-
 Management cost in construction has been reduced by it.
 It also helps in reducing the time required for documentation of a project.
 It leads to deduction of time period for entire construction life cycle.
 It also helps in increasing the productivity of employees in project.

Task 4
P9 Explain how health & safety has now become an integrated part of the construction
process.
As this has been observe that nowadays there are many accidents occurred on the construction
sites and most of the labours, workers and the nearby person are losing their life. Thus, this is
very necessary to take care of the occupational safety and health of all the persons who are
involved in the construction (Zhou and et.al. 2015). Some of the policies are outlined below,
which must be followed for the safety and welfare in the industry of construction.
 Frequent and accurate inspections of the site.
 Fair investigation of any random incidents.
 First-aid well-being planning.
 Accountable and responsibility of safety
 Appropriate planning for the safety of the persons working on the construction site.
 Strong policy of safety by management
 Construction safety site
 Safety for the portable equipment’s.
