This assessment has been designed to allow you to provide partial evidence of
your competence in the unit CPCCBC5010B - Manage construction work
Note: you will need to complete additional assessments through your course to
demonstrate competence for all aspects of the unit.
In completing your final assessments, you will show evidence of your ability to:

Project
As a contractor, site supervisor or construction business owner it is essential that
you have a good understanding of how to manage all construction work.
For this assessment you will need to complete a series of tasks based on the
scenario below, which will confirm your ability to establish, manage and review
all aspects of construction work including OHS, welfare, risks, supply of
materials, onsite operations and processing claims and payments. Whilst you
may utilise information from your actual workplace you will need to base the
completed tasks on the scenario provided.
For this assessment you can utilise all the materials which have you accessed
from the Sullivon Constructions website to assist you with completing each task.
You will also need to read the policies and procedures located on the Sullivon
Constructions website and refer to these documents when completing the
assessment tasks.
Scenario
During your time at Sullivon Constructions you have been allocated various tasks
and responsibilities that have allowed you to recently elevate your position
within the company to Site Manager.
You have been given a new project to manage and you will be responsible for
managing all aspects of the job from establishing the processes which are
needed for communications through to the processing of payments.
This is the first construction project in which you will be totally responsible.
Sullivon management have met with you and told you that you have their
support and you can call on them for advice or assistance if you are unclear on
any matters related to the contract.
The site is a medium rise construction located in a suburb on the outskirts of the
city area. Therefore, access to materials, equipment and contractors will not be
an issue or cause any additional excess freight costs.

Part A: Establish work site procedures
Before you can commence work on the site you need to ensure that all the
preliminary work is completed and specific processes are established and
implemented. As part of the processes implemented at Sullivon, all site
management processes must be established and reported at each stage of the
contracted work.
For this part of the assessment you will need to complete the following tasks:
Task 1: Communication Procedure and Schedule
Based on the organisation’s quality management requirements, it is essential
that site communications processes are established and managed effectively
throughout the contract period.
For this task you will need to provide an outline of the communication processes
which will be used during the construction of the property and how you will
manage this process to ensure all persons on site adhere to this practice.
a) Using a Word document, develop the process which will be used to
communicate with all on-site personal and the methods to be used to
manage communications. You must also explain the verbal and non-verbal
communication used when communicating with contractors, regulators
and employees.
There are several processes and methods which professionals at the Sullivon
construction site will use to communicate effectively. In the course of the project,
the project manager will be expected to take full responsibility for the provision
as well as organization of the information for all other professionals that are
associated or related with the project. The development of the communication
plan so that it is clear the channel to be used will be very crucial. The sample
channel is as shared in the figure below:

The communication at the construction site is expected to exploit at least three
forms. They include the following:
 Written communication which will include the use of fax, emails, plans,
manuals, legal documents and reports(Anable et al.2012).
 Oral communication methods which will include telephone, face-to-face,
meetings and presentations.
 Non-verbal communications.
In order to ensure that the above forms of the communication will be successful,
the instruments of the communication of the communication will be used. The
instruments are very crucial in the provision of relevant information. At the stage
of tendering; the key instrument of the communication which will be required will
include formal letters, telephone calls, calculations, presentations, reports and
contracts. Cumulatively they will assist the contractor to win the bid for the
contracts. Regulators too will manage various aspects of the constructions by the
use of these instruments.
Non -verbal communication of safety and health by the use of the letters and
signage will be very crucial in every day working on the construction site.

Understanding of the employees of this non-verbal communication will be
enhanced by the use of the pictures of safety.
Verbal communication will be exploited through media like two way radios to
assist in the facilitation of the material movement by use of heavy machinery.
The explanation as well as presentation of certain details of the constructions
would be given by the use of the reports and the engineering drawings.
In order to ensure that all the persons on the construction site adhere to the
practice of effective communication, all the revenant instruments will be made
available at the construction site communication departments. This implies that

 Establish, manage and monitor equipment hire and maintenance

Preventive maintenance for the equipment which is formal as well as
coherent will be necessary to ensure that component replacement, repair
as well as activities of services are rendered in required manner. This will

operational. Based on your experience as a contractor and site supervisor you

supervisors and managers to ensure that they are complying with all
organisational and regulatory requirements. You are due to have your review
and part of the preparation for this meeting is the need for you to submit a
report which addresses key points provided by your manager.
Task 5: Performance Report
Complete a performance report which has addressed the following points in
detail:
a) How do you ensure that all onsite operations are managed and maintained
to ensure a safe and cost effective work environment that meets the
appropriate contract and scheduling requirements?
In order to ensure that all the operation within the management is handled in
cost effective manner, the following must be done:
 Use of sustainable technology while handling various projects.
 Carrying out maintenance on the machinery to avoid several types of
pollution including noise pollution from loose components
 Replacement of expensive materials with the cheap but structurally
integral ones in order to save on construction cost
b) What steps do you take to manage and co-ordinate subcontractor
operations to meet all compliance with company obligations?
Prior to delegation to various activities ,the sub-contractors will be
expected to comply with the requirements or the obligation of the
company .In order to ensure that subcontractor complies fully with the
obligations of the company, briefing sessions will be necessary to highlight
the subcontractor on the requirement of the project. The briefing will
discuss deliverables in details. This implies that evaluation process to
check for the standards of their safety system for the workers, validity of
their licenses, extent of workers’ and equipment’s insurance will be
considered points of interest(Li et al. 2015).
c) Outline the processes you apply to deal with:
 Any problems or delays and what steps are taken to make any
necessary revisions to schedules or contract variations?

Revision of the work schedule must be communicated to all
stakeholders including the client. Compensation of the missed
deadline can be done through increase on the number of
workers(Urry 2016)

 Facilitating any contact with statutory authorities/parties when
variations are made to drawings and specifications
Changes in the drawing must be communicated to the concerned authorities.
This must be accompanied with the expected changes on the on the previous
quotation in terms of labour and material. The architect must make the changes
with type consent of the client
d) What processes are in place to manage industrial relations matters on-site
that meet regulatory guidelines and company policy?
Welfare committee should be sate aside to address the concerns of the
workers. Human resource manager strive to ensure that employment is
done on the basis of competence. The welfare programs organized by the
management of the project will be the best way to avert strikes and other
matters of industrial relations.
e) Detail the process you follow to:
 Implement multi-site management plans according to site
conditions and organisational policies.
In order to ensure multi-site management in the construction, planning of the
phases of the project will be done efficiently. This will be prior to the start of the
multiple projects or before signing of the contracts. This will then be followed by
prioritizing the order in which the tasks will be carried out(Baldari 2014).
Maintenance of the communication while checking the milestones frequently will
be very crucial. Team meetings will be held regularly in deliberation of various
aspects of the projects. It is during such meeting that progresses will be
acknowledged while suggestions on how to tackle challenges will be fronted.
Incorporation of the software technology to assist in the project management as

The activities of the construction are generally complex and are carried out in
environments which are changing and very sensitive. The control and obtaining
perfect conditions is nearly impossible. The best approach to be used will
therefore include mitigation of the possibilities of the claims arising as the
contract progresses. The emphasis will therefore be the manner in which claim
mitigation are managed from rising. The mitigation process will include the use
of the following tools:
Schedule: There will be clear statement on the schedule with fair and regular
update. The schedule development will be realistically developed.
Language clarity: The specification and the scope of the contract will be written
in a language which is clear and unambiguous(Hine and Mitchell 2017).
There will be a process of prequalification: This will assist in finding qualified and
seasoned contractors that are conscious for the reputation as far as share of the
market is concerned. This will assist in avoiding situations of the claim for the
sake of the activity of claim.

How to ensure quality
In order to ensure that quality management is achieved in the whole process,
there will be use of qualified and competent workers to ensure that simple

mistakes are eliminated. A frame work of quality standards and procedures will
be set to assist in the proper delivery process. The management will utilize strict
supervision of various phases just to ensure adherence to the set standards of
quality(Watson 2012).
How to investigate the process
The problem investigation will begin from the scene while tracing the root
causes. The investigation process will therefore be both quantitative and
qualitative in order to determine the degree of impact. The area affected will be
identified through testing or just use of observational mechanisms. The area will
be secured in case it is considered serious and having far reaching
consequences(Rajé 2017). Relevant materials will be assembled for the
investigation process by experts.
Actions to be taken
After the process of the investigation is completed, there will be analysis of the
findings as per the data obtained. It is from the analysis that suggestions regarding
remedial measures will be made. Corrective measures on the activities that appear
to compromise quality will be taken. This may include repair of defective equipment
among others.
