also changing several days to day actions performed by people in their life. There are no such
area within the world which remain untouched with the digitalisation process and real estate is
also one among them. There are several digital tools and technology that has bene invented for
enhancing eth operation efficiency of real estate business as the industry involve more manual
work which remain time consuming process (Palm, 2017). But this digitalise world has become
several opportunities to simplify the task as well as enhancing the operation efficiency by
reducing the time, resources and cost. There are several technologies like Building Information
Modelling internet of Things etc. technologies are commonly used now a days for supporting the
creating of smarter structure of building while development and maintenance of building.
Additionally, it also helps in securing larger amount of data. maintaining regular interaction and
approaching new clients etc. All are some of the best approaches which support a real estate
organisation to enhance its property management function. In order further develop
understanding about the importance of digitalisation in improving the property management
function this study is conducted by considering the Housing Ltd as a real estate company. It is
financial and professional service organisation which offer service related with the investment
bank, corporate finance, real estate finance, property development, property management and
tenant representation (Lin and Lin, 2017). The outcome of the investigation will support the
Housing Ltd organisation in getting an idea about the importance of digital technology so that
appropriate action can be taken toward choosing right strategy or tool for enhancing overall

unit. The property management is consider to be an effective practices within real estate business
where the property manager is responsible to look after the property that are to be sold by
ensuring it to remain in better condition and also get a maintainable whenever required. Other
than this the person responsible for property management support company in creating the
budget, qualify the tenants, advertising the rental properties, collecting rent, comply with laws
related with estate board and maintain the property. Addition to this the preventive maintenance,
exterior cleaning and interior, construction etc. all fall under the scope of property management

by the community of investigation that remain compatible with a type of research a researcher is
planning to execute (Miller and et. al., 2012). The most commonly paradigm used within an
investigation are known as constructivism, positivism, post positivism etc. From these the
positivism paradigm will be considered for this investigation is found to be more effective for
this study as it helps in gathering and analysing the data in numerical form which remain easier
to interpret and reach up to valid outcome.
Methodological approach: The methodological approach is found to be of two type
such as qualitative and quantitative. From this investigation the quantitative investigation method
will be used as with the help of this data would be collected in the form of numerical fact and
figures which make it more easier for providing most accurate information regarding the
particular phenomenon.
Research Methods: The research methods are those method or source which is used for
collecting the data. The research methods are usually of two type with the help of which data is
gathered. These methods of gathering data are categories under primary and secondary methods.
This study will make use of both the methods for collecting most appropriate data to complete
the research aim. So, for that the secondary data will be collected at very starting where several
scholarly papers or other articles, books, web pages, journal etc. will be reviewed that are
performed on similar area. After the finding of secondary data, primary method will be executed
where the information will be gathered by preparing the questionnaire (McCusker and Gunaydin,

2015). The questionnaire is considered for this study as it allows gathering of data from several
people in less possible time period.
Techniques: For gathering data as per the research questions prepared, questionnaire as
a technique of data gathering will be used by the scholar. This is so because it support the
investigator gather large amount of data in less possible time period which help in completing
the whole investigation in stipulated time period.
Sample size: Sampling is a procedure I which a group of people are usually selected out
of whole population available for gathering primary information. Sampling is mainly done using
two methods such as non-probability sampling and probability sampling (Osabiya, 2015). From
these two the probability sampling will prove to be very much effective for this investigation as
it allows in selecting people as respondent on random basis which in turn eliminate the chance of
bias behaviour in selecting respondent/hence data remain free from any kind mistake or
favourable factor. The respondent for this study would be 10 managers.
Target populations: For collecting data about importance of digitalisation enhancing the
property management practice the managers of housing ltd will be targeted. This will be helpful
in providing information regrading how digitalisation will remain helpful for the organisation.
Data analysis: This involves the process of analysing the data in a manner so that
meaningful information can be extract for answering the research questions to accomplish the
aim of study (Mackey and Gass, 2015). The data gathered for current study will be evaluating
with the help of content analysis technique that present the theme for giving any kind of
discussion where analysis is actually performed. This will be presented using graphs and charts.
Access and ethics: Ethics are considered to be very much important for an investigation
in order to execute it morally within any kind of issue. The current research will be conducted by
considering several ethical principles like anonymity which ensures that he information of the
respondents will not get presented along with the outcome of investigation. Despite of this the
principle of confidentiality also be followed by the researcher where private and confidential
information of the respondents kept secret to keep them safe from any kind of harm which they
may face while being a part of investigation. Other than this the accessibility of secondary data
would be gather online publication and libraries where investigation performed by some scholars
get published after approval. So there remains a surety that right sources will be used to collect
the information which present the validity and reliability of data.

Limitation: To conduct this investigation questionnaire is used for collecting information
which ensure arrangement of information in less possible time. But it also have certain limitation
like data is gathered without any face to face interaction which make the information lit bit
doubtful that whether it is appropriate or not.
