Report
AI Summary
This report presents an analysis of environmental management practices and processes within building and construction projects, with a focus on a low-rise building project in Sydney. The report begins by detailing the supervision of planning, including the selection criteria for subcontractors, ensuring financial strength, experienced staff, and adherence to job requirements. It then addresses material procurement, emphasizing the role of experts like civil engineers and quantity surveyors. Site access and security measures, including a biometric system, are also discussed. The report further outlines the establishment of contacts with relevant authorities and presents a Gantt chart for project scheduling, including key stages like design, procurement, and construction. A cost-benefit analysis using DesignBuilder is performed, focusing on a simplified model for low-rise buildings, and the report concludes with a discussion on schedule maintenance and the importance of monitoring. The report references various academic sources to support its findings.

Question 1
Supervision of the Planning of the construction Work in Progress
Subcontractors
A construction project is usually awarded to a contractor. The primary duties of the contractor
include cost and time estimation .The sub constructors were subcontracted to perform the
following operations:
Estimation of the cost of the work.
Provision of subcontracted services like plumbing among others (Ismailos and Touchie
2017).
In the construction work of that was under supervision, the selection of the subcontractors that
were on the site was guided by the following criteria.
In order to ensure that the sub-contractor met the job requirements, the following criteria were
used:
The chosen subcontractor had requisite financial strength to maintain flow of cash
Had enough experienced staff for site supervision
Had standard workmanship as stipulated in the job requirements
Programme adherence
Craftmen and labourers sufficiency
Question 2

Construction materials availability, conditions review and authorized purchased(Salzer et al
2017). The selection of the materials for the construction sought the assistance of the experts
including civil engineers, architects, among others. In order to ensure that all the required
materials were available for the construction, quantity surveyor assistance was considered very
importance. It was through the pieces of advice from the quantity surveyor that the purchases
were made.
Question 3
Construction sites are known to be some of the easy targets for thieves that are opportunistic.
Considering the high value for the equipment and plants, any thief with an access to the site can
easily have quick profits. Considering the location of the project, the access to the site was
determined after identification of the threats which included: Theft, Vandalism as well as
terrorism(Gusakova et al 2017). The construction site has been designed to have only one point
for accessibility on the Eastward area which is facing the adjacent main road. Biometric system
has been used with the details of the individuals accessing the site. Only those individual whose
details are in the database will have access to the sites. The visitors are to be issued with
‘Visitors Card’
Question 4
Establishment of Contacts
In order to ensure that the construction process of the low rise building in Sydney is properly
achieved, the establishment of contacts will be very important. It is through this contact that the
relevant statutory authorities that are responsible for the licensing of the construction work will

use to reach out to the team handling the processes of construction as well as the client. The
details therefore include:

Supervision work subject to Australian Construction Authority Management terms and
conditions pursuant to building and construction acts.
Date of supervision
The inspection to be carried out as deemed fit by the Authorities
Report reference number
The reports regarding the supervision of the construction work to be generated in line with the
reference number of the project. Contact details are treated as legally owned information and
their use in one way be legally binding.
Question 5
The construction of the low-rise building that was under the supervision had specific stages that
were considered being covered within the allocated time frame. In order tie ensure that all the

The cost benefit analysis was involving the use of the DesignBuilder.
Challenges
A singular case building was chosen to represent other similar low-rise building in the area. One
of the conditions of the study was that the results could be possibly be extrapolated to other
buildings that were found in the same region. This was the basis of developing two models of
simulation. The simplified model assisted in the reduction of the time of computing. The cost
benefit analysis chose the model of DesignBuilder due to its capability and flexibility as far as
simulation is concerned. This allowed for addressing both small and big milestones hence
suitable for the low rise construction(Zharova et al 2015).
Description of the Simple baseline Model
Site: After the housing development was properly studied, there was a general arrangement of
the first commercial low-rise building residential floors was taken. This had at least 28 meters to
the buildings(Subbotin, Shutova and Shagina 2019)
around
Shape: There was selection of the square model plan/.This was actually divided into the 4
dwellings. These dwellings captured major orientations including S, N, W and E.
Building: The modeling consisted of one building of low-rise category
Activity: 4 persons/112m2, 8,85W/m2 for plug loads + lighting as well as 1 ACH

HVAC: a 60% COP (distribution losses as well as boiler losses) .This took into assumption the
process of heating by the use of the natural gases. The operating temperature of these gases has
been estimated to be at 20ºC (07:01-23:01). Also the temperature of 17ºC (23.02-07.02) points of
setting. According to the structure of the cost benefit analysis, improvement of the levels of the
insulations on the floors and the roofs will not only reduce the entire demand of the low-rise
building but also improves the comfort of the house(Gokmen et al 2019).

Schedule Maintenance
The supervision work recognized the importance of keeping things in good conditions. This is
because some of the things which need to be done during the construction supervision involve
people, dates budgets and materials. The study thus found scheduling plan to be very crucial and
as such Gantt chart was drafted to be used in collaboration. This was important since it will keep
everyone involved in the construction process updated of the current state. The maintenance and
monitoring of the construction schedule will be done by the project manager who will ensure that
the project is delivered on time for the client(Gusakova et al 2017).
