Introduction
The aim of the report is to critically analyse a selected project case to discuss the methods
that are applied to execute a particular project. The purpose of this project report is to understand
the application of BIM technology in Kingdom Tower Jeddah. Building Information Modelling
(BIM), can be described an intelligent 3D model that has a wide application in architecture,
engineering and construction (Chen & Luo, 2014). The BIM is therefore described as an
effective tool that helps in effective planning, designing and constructing the infrastructure of a
project (Hardin & McCool, 2015). The building information modelling has its application in
architecture, civil construction projects and in MEP. The report provides the all the necessary
details related to project size, project budget, problem statement and the objectives of the project.
The report examines the strength, weakness, opportunities and threats related to the process and
procedures implemented in analysis and implementation of the project. The chosen project is
quite complex and the report aims in providing a detailed project analysis. The Kingdom Tower
is considered to be the world’s tallest building and it is a high budget project (Poeppel, 2014).
The following section of the research report identifies the main objectives of implementation of
BIM model in the project, the system development methods that are used in the project, the
detailed project schedule and the total project cost. Successful execution of a project is largely
dependent on three factors, which are scope, time and cost (Moon, 2015). The tower is a three
sided building that happens to be one of the first structure to reach the high mark of 1 kilometre
with 200 floors. The project was quite critical and is implemented with the help of BIM
technology. The report will be analysing the use of BIM technology in implementation of BIM
construction of Kingdom Tower Jeddah.

This section of the project report will provide a detailed analysis of the implemented
project, the project size, project budget and other details of the project.
1.1. Project Size
The project of development of world’s tallest building, the Kingdom Tower in Jeddah
involves the use of critical process and management processes and building information
modelling. The project is a large scale project that was announced by His Royal Highness Prince
waleed Bin Talal Bin Abdulaziz Alsaud. The architectural size of the project will be of 1 km if
completed as planned. The roof of the tower is at least 1,008m and the top floor is of 668m
(Sinn, Peronto & Huizinga, 2016). Therefore, it can be commented that the project is quite
complex and is one of the largest ongoing project in the world. The project will be implemented
in a plot of 50-hectare (Michaelson, 2014). The project is mainly proposed for a large area of
underdeveloped waterfront with a land area of 5.2 Km2. This project is envisioned to grow in a
new district of Jeddah and will be implemented in three phases.
1.2. Project Budget
The cost of the project is estimated to be US $1.23 billion. The project owner is Kingdom
Holding Company (Boake, 2015). The project is expected to be completed within the set budget.
However, since this project is an ongoing project, changes in the project budget is expected.
1.3. Problem Statement
Construction of Kingdom Tower project is a complex project that requires high level
planning and implementation. Based on the complexity of the project is chosen to be
implemented by making use of building information modelling (Al-Kodmany, 2015). The aim of

the report is to analyse the use and implementation of BIM in construction of Kingdom Tower
(Doherty, 2014). The risks associated with the project is quite high as this project is set to break
the record of world’s tallest building. The 170-storey building that is being implemented will
stretch by 3280 feet upon completion.
The Kingdom Tower is being implemented by application of BIM. The BIM service
provider for this project is Pinnacle Infotech. Pinnacle Infotech has executed and managed over
4000 projects of different types such as airport, hospital, apartments and others. The kingdom
Tower is considered to be one of the largest projects considering the project value and scope of
the project. (Kwon et al., 2019) The tall skyscraper that is currently under construction, is
proposed to be a building of mixed use. Therefore, it becomes quite integral to design and
implement the project in such a manner so that it is completed within the set time and budget.

The Kingdom Tower project is currently in its implementation stage. The leader of the
project is prince of Saudi Arabia. The project started in April, while a four-storey foundation was
in place by the end of November 2014 (Ghabra, Oldfield & Rodrigues, 2017). In November
2015, the economic deal related to Jeddah Tower was sealed and by then the project has
completed 26f floors. By May 2017, extension for the project was taken and the project was
again pushed back to end in 2019 (Clark, 2014). As per the latest update, by the end of February
2018, the engineers and the project team was able to lay down 66 of the Jeddah Tower’s 170
storeys.

The construction of Jeddah Tower is a part of Saudi Arabia government plan. The project
aims in diversifying the economy of the kingdom so that its dependence on oil can be reduced.
The construction of the Jeddah tower is expected to have a large impact in society and business

billionaire prince of Saudi Prince Alwaleed bin Talal.

implementation of Kingdom tower provides an excellent business opportunity for the contractors
as well. The successful completion of the project will therefore provide an excellent business

5. System Development Methodology and its Effectiveness
The project involves use of BIM for construction of the proposed super tall skyscraper in
