Land law is generally a set of rules which is
being made for all the things that are being
attached to earth or the land in order to
manage all the properties of individuals in
UK. It mainly focus on all the issues related
to disputed lands in the matters related to
boundary issues and the rights to be an

Introduction

According to landlord and tenant act 1954,
landlords a merely refer to individuals who
are their real owner of the property that can
be of accommodation or commercial
purposes namely buildings, house or land.
The property which can be rented or leased to
any other person or any other entity (Cobb R,
(2018)).
Definition under land law

In order to maintain the contract land law is an important act in UK as it provides and
apply the Law of property act 1925 on the properties and the lands of citizens in UK. This
provides and manage property rights which are being binding on the third parties on
lease. It also helps to maintain the relation between the landlord and tenant where the
tenant will have the right for exclusive position and that person can also exclude any
other person except in Landlord from that property. Landlord on the other hand will also
be capable of legal interest for the property in the form of fees. All the lease under this act

Some of the major issues which are being faced by the landlords are like:
Damage on their own to my property by the tenants.
Failure of tenant in order to pay the regular rent to the landlord on timely basis.
Illegal sublease on their property.
Refusal by the tenant to acknowledge the eviction (Sayles V, Land Law (2019)).

As according to April Stroud, some of the major positive roles which the landlord have to
imply are like they have to keep their properties free and safe from all the health hazards,
they should provide proper certification of their properties and all the contractual
obligations should be imposed, all the deposit that are being taken by the tenants should
be approved by the government schemes (Herbert Hovenkamp, Sheldon F Kurtz and
Thomas P Gallanis, (2020).).
Positive role of landlord under land law

According to Hitchcock, some of the major role of tenant is to be considerate with the
landlords and also with the tenants right and also not to damage, destroy or also to deface
the premises of property of landlord. They should always keep the premises and all the
conditions to be safe and clean with proper hygienic method (oshua Williams, Principles

Positive role of tenant under land law

From this above PPT it is concluded that Landlord provides a set of rules through which
all the things that are being attached to earth are being managed and it also provide the
rights and duties of the person regarding the immovable property. Tenant and Landlord
are the important relationship in which landlord are person who used to provide their
accommodation for rent to the person who is in need which are being known as tenant on
