INTRODUCTION
Leadership is the essence of each and every company and it is the most important
function of management in order to increase the efficiency as well as to achieve the obejctives
and goals of company (Bolman and Deal, 2017). In this present assessment, Max Lionel Reality
(MLR) si beig chosen for assessment. It is real estate company. There are four assessment in this
report that will cover background of company as well as also make understand the actual link
between the objectives, standards, relevant legislation and the responsibilities of managers and
agents for safe workplace. Further, budget, action plan, communication plan, risk register,
professional development plan wil also prepared in this report.

This is the incident that makes everyone in scared. Last Wednesday,
customers who was running late decided to leave through the emergency exit and stairwell,
falling and breaking her wrist. The exit door was blocked by boxes of paper. She was screaming
for help, one of the agent listen her voice and run. He manages to open the door and help her.
By the efforts of client, the women was safe with some measure injuries. He imminently takes
her to Royal Women's hospital by ambulance.
Women is threatening to sue for injuries, loss income and mental trauma. Another agent
noticed a strange odour and an oily substance on the stairwell and he reported the incident

verbally to Commercial Reality Manager. This incident has only juts become a known to the
manager of human resource who has been contacted by both the clients lawyer and the office of
human rights ombudsman. It has been noticed from this incident that managers are not aware of
WHS management system. Record keeping has been incomplete, there is no meeting conducted
on WHS.
Finally, Max Lionel Reality has taken action and make there original target to reduce
the number of WHS accident by 25%.
RISK ANALYSIS
There are various risk involved when company is going to implement nay change, or
strategies. Max Lionel Reality Company is also going to implement some change in order to
meet the requirements of WHS code of conduct (Aarons and et.al., A2015). But there are some
risk involved while implementing the change which are as follows-
ï‚· Due to increase competition there are chances of failure to recruit qualified real
estate agents.
ï‚· Due to recent drop-off in the prices real state there are chances of failure to pull in
revenue gains.
ï‚· Inadequate cover of insurance.
ï‚· Non-compliance on anti-discrimination.
