a) Burswood suburb is chosen for the purpose of building the dream house. The people
prefer to stay in the suburbs instead of the city covered in vehicles and concrete. Hence
the suburbs are chosen on the basis of what a person is looking for as the neighborhood.
Burswood is chosen as it is on the banks of the river Swan (Oke & Middle, 2016). It is
situated close to the Perth Central Business district of Australia. It has an excellent
commutation form the city, eleven minutes from by car and 27 minutes by the public
transportations. The Perth Stadium along with the Crown Perth and the Belmont Park
Racecourse is present here (Foster, Hooper, Knuiman & Giles-Corti, 2016). Maximum
houses here are present within the reach of the park and the rest are near by the
educational institutions. It is an excellent place to reside. The most important thing to
consider while choosing a suburb is the location of the supermarket. One of the renowned
supermarket of Australia, Woolworths is just 1.9 KM from the Burswood. The Como
Primary School, Curtin University and many more educational institutes are situates
within 10 minutes distance from Burswood. Hence, this is the perfect suburbs to be
chosen for building a dream home (Knox, 2015).
b) The size of the land required for building a house totally depends upon the requirement of
the individual. If a house consisting of two bedrooms, a kitchen island, a drawing room
two washrooms and a ground is built, a plot size of 3000 sq. feet is preferable. Here, a
land size of 3000 square feet has been chosen in order to build the dream home. For a
family of two that is enough for a comfortable open garden of 500 square feet and a
garage of 400 square feet. There are two ways of choosing the building type, they are
building kit and normal building procedure. The building kit houses are usually cheaper

as only the house is built and the furnishing the house comes later and has to be done by
the owner. Building the houses as normal construction covers all the coverings and
furnishing of the house. The budget can be done on the basis of that. There is an amount
of down payments that has to be made while purchasing the land. $2000 in Australian
currency has to be paid as the value of the land contract after which Pre Work
Construction contract is signed along with a deposit of the $2000. Both the amount are
returned to the Client if financial approval is unachieved.
c) Building a house is one time investments and it is always desirable to get it done by the
best builders of all time to build the dream home. Ventura Home Group is one such
builder that has been considered for building this house. Ventura Home Group is one of
the West Australia and Perth’s greatest home builders. The company was established in
the year of 1994 and since then it has won many awards for its performance, the latest
award won in the year 2018. This builder group comprises of many skilled workers and
has an experience of over 20 years now. They also build smart houses. There are
primarily three things to consider while choosing a builder for a house that is a
company’s ability to build latest houses, the company’s ability to judge the community
and build the house in accordance to that and lastly, the builder is capable of making
space out of the smallest plot size for yard. The Ventura Home Group fulfills them all.
Thus this is the company perfect for building the dream house for the family planning to
move to the suburbs of Perth.
d) The stake holders for the project are the ones who are involved in building of the house.
This includes the builder, the owner and many more. The list of the stakeholders for the
‘dream house’ is given below along with their roles and responsibilities (Ho, 2016).

people working under him/her. The probable risks that may occur
while making the house is analyzed and mitigated by the Project
manager (Young, 2016).
4 Architect Provides the client with several suitable designs according to the
requirements specified by them. He or she is the one who plans the
rooms, foyers, bathrooms and kitchen suitably for the Client. The
modification in the designs are also handled by the Architect.
5 Construction
engineers
Implements the designs suggested by the architects.
6 Electricians The entire electrical works for the house is designed and implemented
by the electricians.
7 Carpenters The entire work of the floors and the wardrobes are done by the
carpenters.
8 Interior
designers
The inside of the houses needs planned designing too. This work is
done by the interior designers. They choose the colors and furniture
suitable for the rooms as per requirements of the family.
9 Painters Building the house only does not completes the entire the process of
the settlement in a new house. Before furnishing the house with the
furniture and decorations painting is mandatory. It not only gives an

elegant look to the house but also protects the house from wearing and
tearing based on the condition of the weather.

Government
For building a house in the suburbs, the governments’ permission is
important, as it not only sanctions the construction but also certify
protection in the zone where the house is being constructed.

Residents
It is important to take permission from the neighbours.
12 Labors The labours are the heart of the construction. Without them the
construction is nearly impossible. No matter how many builders are
involved, labours are the only one who builds the house (Dave,
Kubler, Främling & Koskela, 2016).

a) While a house is being constructed there are certain factors that has to be considered.
These factors helps in determining the characteristics of the house to be built. The best
possible houses can be delivered within the estimated budget when the factors
influencing them are considered (Saji, 2015). The factors are mentioned below:
i. Trends: While building the houses latest trends must be considered. When the
house is built, who would like it to be built in a fashion that is behind the era?

The present climatic conditions and the level of pollution can be endured by the
houses built in the latest fashion.
ii. Accessibility: Considering the conditions of all the family members while
constructing the house is essential. A house is for all, hence, if there are elderly
people or people with disabilities present in the house, the house should be
constructed in a way that all the members of the family can access them.
iii. Sustainability: A house must be able to endure the environmental conditions of
the place. The design of the house must be chosen such that it can take the harsh
natural condition. Suppose, the houses built on the beaches are meant for enduring
the sandy wind and corrosion due to them whereas the houses built on the hill
tops are meant for enduring the snow storms and harsh winter climates. Bothe
designs if compared, they are much different than the other.
iv. Purpose: The most important factor influencing the building for the houses are
the purpose for which they are built. The family homes are built different to those
which are built for the professional purposes. The designing the houses becomes
easier that way and an optimal solution can be obtained.
v. Law enforcements: The law and orders of a country or the state has to be abided
by the builders and the clients for constructing the houses. The government is one
of the major stakeholders of the construction (Harris, 2017). Thus the building
should meet all the law requirements of the state and the country. In this case,
Ventura Home Group should stay loyal to the legislation.
b) According to the PMBOK, Project management is the process of planning and executing
the project. However small the project may be, proper planning and implementation of

that plan is required to finish the job on time. The scheduling of the work is done by the
project managers with the help of the project management. The project management plan
used for making the ‘dream house’ is described below (Chaves et al., 2016).
i. Project Planning: To deliver a successful project planning is essential. Planning
a project helps in understanding and scheduling the work accordingly. Planning
helps in solving issues arising in the projects. The project manager plays the key
role over here. The cost delays can be avoided with the help of proper planning of
the construction. The critical issues of the project can be identified before the next
level of the work is approached (Meredith, Mantel Jr & Shafer, 2017). The
superiority of the project manager can be determined by the way the project
planning is handled.
ii. Making the spreadsheets for project management: A project has a huge
number of materialistic as well as humanitarian requirements that has to be looked
after. Charting them down in a spreadsheet makes things less confusing and
properly organised. The entire project can be sorted out with the help of the
project spreadsheet. The project spreadsheet keeps track of the entire schedule of
the work. Gantt chart is often prepared to understand the time required to
complete a particular job (Tonchia, 2018). Hence, the area of emphasis can be
determined from the spreadsheet by the project manager and actions can be taken
accordingly.
iii. Creating a checklist for the project: There are certain steps that has to be
followed when the construction project is commenced. The client and the

certificates and consents must be presented such that the building construction can
proceed with proper authorisation. The risk analysis must be done while project
planning so that they can be prevented while constructions (Kliem & Ludin,
2019).
iv. Arrangements of regular meetings: Communication improves the productivity.
Setting up a proper communication increases the efficiency of the work. The
client requirements can be understood and responded better with the help of
regular meetings with the clients. The meetings must be conducted with the labors
and the engineers in order to understand their requirements problems and present
status of the job. The issues can be resolved with proper conversations (Mullaly &
Thomas, 2016).
v. Managing the project spreadsheet: “Time is money”. The Gantt chart timing
must be followed strictly. Any delay in time schedule is loss for the company as
well as the client. In order to deliver the project within the estimated time period
bar chart has to be followed. Any change in the schedule affects the project
largely (Gomes, Oliveira & Chaves, 2018). Collecting feedback from the
individuals at the end of the day helps in serving them better resulting in the
betterment of the project.
vi. Allocation of resources: The resource allocation is done carefully and all the
track has to be kept by the project manager himself (Hopkin, 2018).
vii. Allocation of Labours: Labours can be allocated as per requirements in different
part of the job. If a job is running behind the schedule, more people can be
allocated there to complete the job as fast as possible.

viii. Creating project report: The in-charge of the project is the Project manager. At
the end of the day after collecting the feedback form the individuals, a project
report has to be prepared with authentic and factually correct information. This
project report consists of everything starting from the planning, scheduling, and
planning to the implementation of the plans and the daily completion of the work
along with the occurrence of issues and risks (if any) in the project.
3. Lean Project Management:
The systematic process of elimination of waste in a system is known as lean management
process. The primary objective of the Lean Project Management is to produce the best product
with the help of exploitation of the current methodologies used. Stakeholders’ waste elimination
increases the efficiency of the system (Pinto et al., 2018). There are seven wastes according to
the lean management and they are Over-processing, Over-Production, Motion, Inventory,
Rework, Waiting and Transportation. The best outcome can be obtained if lean project is
considered.
There are two types of the lean project management, they are Kanban, a scheduling
system for the lean project management developed by an Engineer at Toyota, and the Last
Planner System, used in the construction and emphasises upon the collaborative approach to
present a work (Browning & Ramasesh, 2015).
The Lean project management is now widely applied in the Project management system.
The concept of value streaming or Business mapping is derived from the lean project
management system. This was initially used to map the value and wastes created in the system

during the entire lifecycle of project. There are a number goals that can be achieved with the help
of the lean project management. They are stated below:
i. Improvement of the product quality of the finally delivered product.
ii. On time completion of the project. This is highly relatable for constructing the
dream home for the family. The project manager makes use of the Gantt chart to
schedule the flow of the work in the system. The concept of the scheduling is
taken from the Lean Project management (Badewi, 2016).
iii. The budget consideration and completion of the project within the estimated
budget. This goal of the lean project management is also undertaken by the
project manager. The project manager schedule the work in such a way that the
budget is not exceeded. The Venture Home Group of builders are experts in the
field of construction hence they have experienced project management group
working on the project to fit everything within the given time and budget
(Ozguler, 2016).
iv. Waste elimination from the project: If accuracy can be achieved in a project then
the rework can be prevented. Hence, time is saved. Rework, over production and
any work in excess is a waste according to the lean management. Those can be
easily attained if there is a perfection in the work. This is the reason for which
best builders are chosen for the purpose of construction.
v. Cost reduction: This is beneficial for both the Client and the Company. If wastage
can be prevented, cost is automatically reduced. If the cost is not reduced at least
the work can be comfortably completed within the time frame and the budget.
vi. Adding value: The performance of the company adds value to the entire project.

There are five core principles that are followed by the Lean Project management. They
are Understanding values, mapping the Value Stream, Ensuring the Value stream flows, and
employment of the Pull approach and continuous improvement of the system. While undergoing
the construction of the house if these are followed then the wastage can be reduced and the
production can be enhanced. Ultimately, a desirable house with all trendy and up to dated
features can be obtained within the allotted time and estimated budget in Burswood, the suburbs
of Perth.
