LEADING LEAN PROJECT
Introduction
The success of the project can be determined through the utilization of available resources and
tools to ensure that entire tasks can be completed within a strict timeline. The purpose of this
assignment is to explore the broad aspect of lean project management to build a dream house
without compensate with quality. The study also sheds light on possible risks and challenges to
accomplish the task vigilantly by compliance with legitimate policies and regulations.
Stakeholder management and cost management are significant components of lean project
management to present the demand of client in real world for sustainable development.
1(A) Identification of most effective suburb
The selection of suburb is an essential step of construction of project that makes the entire work
easy and convenient so it can be said that each task needs to be accomplished in a sustainable
way so that better result can be gathered can be obtained. Highgate is selected in the location of
Perth, which offers about 70% of resident’s area near to parkland. The minimum price to
construct the dream house is about 700,000 dollars. In addition, education facility and residential
area are easy to access that increase the reliability of this project. Highgate is located in middle
of the city, which is perfect to build dream house. One of the primary benefits of this place is
accessibility that ensures that each task can be completed on time. Apart from this, there are
some other factors that influence the final decision of an individual in choosing desired place for
constructing a dream house. It includes budget and land size that need to consider while selecting
perfect place for constructing a new house. Lean management stated that the construction of the
dream house needs to be constructed in a residential area where all the facilities can be accessed.
It increases the reliability of project management for effective result.
1 (B) Examination of land size
The size of the land needs to be selected vigilantly that helps in developing an effective design
and layout of the dream house for sustainable development. In Highgate, the price of land per
feet is around AUD 500 and to make an average house, AUD 700,000 needs to spend. Similarly,
it can be stated that a dream house can cost around AUD 1200,000 that needs to be undertaken
vigilantly (Albliwi et al. 2018). Hence, it is necessary to consider the perfect land size.

LEADING LEAN PROJECT
According to Pre- work construction (PWC) contract, client needs to pay AUD 200 to construct a
dream house positively. It has been stated that each task needs to be completed within strict
deadline.
1 (c) Discussion on builders to construct the dream house
Builder is one of the critical and essential parts of project management that facilitates in
completing the construction of dream house within a strict deadline. For the success of this
project, the Myriad building contractor company has been selected to build the house under the
constraint budget and resources (Ahuja et al. 2017).. There are ranges of benefits of builders such
as the application of new technologies and techniques to ensure that the construction of a dream
house can be done systematically. Myriad building contractor works on different skills or areas
of construction such as designing, plumbing and renovation that make the complexity of the task
simple. Most of the time, it is essential to improve the necessity and creativity of the project
wisely. Therefore, it can be stated that the selection of the builder is necessary so that limited
resources can be utilized sustainably.
1(D) Analysis of associate stakeholders
Stakeholder’s management is one of the essential components of project management that
facilitates in completing the task within a strict deadline. In regards to this project, several
stakeholders are working together to build a dream house positively, such as builders, technical
team and designer. Most of the time, it has been witnessed that dream house can be constructed
effectively and sustainably without compliance with quality and productivity. In regards to the
principle of lean management, proper communication between stakeholders and users need to be
undertaken so that each deliverable can be delivering within a strict deadline. Every stakeholder
of this project is working together to accomplish the project as per the requirement of the client.

2 (a) Examination of factors that influence the design and layout of dream house
Project design and layout are primary components of project management that facilitates in
presenting needs and requirement of the client in the real world in the form of a dream house. It
depends on several factors and entities, which need to be mitigated vigilantly to ensure that the
maximum possible result can be gathered. On the other hand, it is essential to upsurge the need
for and reliability of project management for sustainable development. There are several factors
that influence the design of the dream house designing. First, they need to be identified during
the design plan process. Some of them are as follows.
Topography: The natural and artificial physical features of a place are known as the topography.
Natural features include the type of lands such as hilly, plain, desert, delta or plateaus. The
design of any building mainly depends on its land area the roof is made according to its
topography. In a desert area, the roof is made as to the flat whereas in the coastal and the hilly
regions the roof is made slopping and in the snowy areas igloos are made in a dome shape. The
area selected to make the dream house is to be made apart from forests, flood-prone areas, to get
the settlement in the long run.
Budget: Budget is an essential part of any project. The design of the dream house must meet all
the budget specification (Rivera & Kashiwagi, 2016). Appropriate budgeting helps create
optimum design and layout of the dream house. It must be done in the initial planning phase.
Sustainability: The layout of any building needs durability. In the long run, people want to be
sustained and settled life in terms of accommodation (Bajjou et al. 2017). The layout must be
such that gives the necessary comfort and pleasure along with that it must provide a feeling of

mental peace to the belonged. Any building will be sustainable only when it is environment-
friendly.
Comfort: A home is made to provide the necessary comfort levels. Thus it must meet all the
basic requirements. The design of the house must have a pleasing outer and inner view. Along
with that, it must have suitable interior decoration.
The above factors are needed to be considered wisely so that effective design can be developed
that improve the accessibility and reliability of the project manager for sustainable development.
PRINCE2 methodology implies that proper research needs to be embarked that help in
determining all potential risks that may influence the feasibility of the project manager. It helps
in managing all resources and tools vigilantly for sustainable development.
2 (b) Implementation of project management process in context to construction of dream
house
The project management process test is incorporated to identify whether it meets and satisfies all
the requirements. The process starts with defining the process, planning of the process, finding
adequate resources, coordinating resources, costing and budgeting, time strategy. The process
needs to be incorporated with risk and cost management.
Risk management
Management of risks is a crucial part of any project process. Several threats and uncertainties are
encountered in the designing process of the dream house too. All reasonable and expected
chances are to be managed, mitigated and well monitored. All the uncertainty aligned with the
process in terms of time, cost, labour, the raw material must be looked into carefully. There are
ranges of risks and issues that influence the feasibility of project such as financial risks,
accessibility, estimated schedule and budget that require to consider vividly so that respective
task can be accomplished positively. The impact and effectiveness of associate risks have been
explained below for the effective result.

Procurement risk Moderate Low
Financial risk High High
Accessibility risk Moderate High
Communication risk High High
Financial risk is considered as one of the significant problems of this project that resist project
manager to implement new technology and techniques to commence task systematically. This
risk needs to be mitigated through examining all associate deliverables so that adverse effect can
be minimized as far as possible. Similarly, communication risk directly hit the feasibility of the
project by creating problems in communicating all essential information positively. Apart from
these, accessibility and communication risks are needed to be mitigated so that the risk of failure
of the project positively. There are some other factors that influence the final decision of an
individual in choosing desired place for constructing a dream house. It includes budget and land
size that need to consider while selecting perfect place for constructing a new house.
Cost management
Cost factors play a significant role in the project process like which costs are to be kept to the
extent of its importance and which can be eliminated. The main cost factors are raw material,
rent of the land, labor costs, operation cost, tender and registration costs. These factors must be
looked into carefully to get the optimum results. Fixing prices for the activities and proper
recoding of costing data is required for the effective execution of the process. If the cost
direction is not done, then it will lead to various conflicts. In regards to lean management,
resources need to be utilized effectively so that each activity can be completed positively. The
PRINCE2 methodology is considered as one of the effective ways to reduce the unnecessary cost
by compliance with government policies and regulations so that available resources can be
utilized positively.
3. Application of lean project management to commence this project
Lean projects are accustomed to the method of planning, specifying value visually, defining
value stream, eliminating waste to create the value flow, pulling off the flow by the customer and

perfection. Several tools like kaizen, aka, 5why, PDCA, five S are implemented in the process of
the lean project. Lean project management focuses basically on using minimum resources and
achieving maximum results. The methodology operates the steps in exploring the venture in a
systematized way (Albliwi et al. 2017). In today's world, where competition is high, procurement
management plays a significant role in the lean project as it outlines the total venture. Factors
influencing finance, quality, risk, labor must be checked throughout the process and must
incorporate to get optimum results. Lean management facilitates in assessing the limited
resources to increase the productivity and value for the stakeholders.
The six sigma model helps in the practical completion of the project process. In this method,
waste is removed through its tools. Any overproduction, defects, waiting, unutilized talent,
motion, transportation, inventory and extra processing is checked thoroughly in the process. It
implies waste management to the operation of lean projects. Proper strategies are to be made for
the best utilization of resources (Trakulsunti & Antony, 2018). It is the task of the manager to
find all possible ways to get maximum output. When a lean project plan is implemented, the
manager firstly outlines the factors coming in the form of execution of the project. Next, he finds
out the resources or raw materials to be used. After that, he plans the estimated cost and starts
budgeting about each segment, i.e. environmental costs, rent or purchase of the land, raw
material cost, tender cost, labour and operational costs. During the process, all the budget
specifications are met. The overrated items are excluded in the best possible way, over-
processing of the raw materials is looked, and reframing of the process is done to diminish its
quantity (Laureani & Antony, 2018). A contract is prepared for all the activities to assure the
produced. Everyone in the processing chain must be fairly compensated. The manager enhances
the six sigma model and works on the potential areas of the design. Proper legal documentation
is attained. Management of all schedules of labourers their timings and meals are done. Finally,
the benefits realization is described with each of the activity.
Conclusion
Project management under a lean environment attains all the project management procedures. In
any construction project, the customer tends to select few. They want the product to meet all the
requirements. Thus the lean plan is worked on the overall visibility of the project within their

estimated cost. The lean project simultaneously targets all area which can impress the customer.
Supplying the produce at a higher rate is said to be as the bi-winning solution. Such desirable
results only came after the ultimate customer satisfaction. Stakeholder management and cost
management have been undertaken within the project management task to assure that each job
and activity can be completed within a strict timeline. Therefore, it can be stated that the
identification of builders and a suburb in Perth is essential to increase the sustainability and
feasibility of the project management sustainabley.
Risks such as economic, political and design required to mitigated so that demand of client can
presented in real world. Lean project management implies that constriction of dream house needs
to validate wisely so that project can be accomplished within constraint timeline. On the other
hand, it is essential to upsurge the need for and reliability of project management for sustainable
development. Several factors influence the design of the dream house designing. The area
selected to make the dream house is to be made apart from forests, flood-prone areas, to get the
settlement in the long run.
