2 (a) Identification of factors that influence project design and layout
The project focuses on the construction project design and layout designs of the dream
house in Bankstown, Australia. Further discussion in the assignment defines the important factor
regarding the layout and design of your dream home.
Topography: The Design and the layout of the building are depending upon the
topography of the land. It is required to perform a proper research related to plot and flood plain
so that possible challenges during design of home can be completed within timeline. If the
topography of the land comes under the flood plain then it would be cancelled or postponed
(Sohi et al. 2016). It is also required to check the water level below the plot to build the strong
foundation of the building. Size and shape also decide the design and structure of the building. If
there is wildlife or trees nearby the site this will also affect the design process because of
destroying habitats and killing animals.
Budget: The Budget plays an important role in constructing any home and when it comes
to dream and the choice of your home it is undoubtedly the most important factor. The budget
affects the material that will be utilized in building (Erol, Dikmen, & Birgonul, 2017). Before
starting any construction process a quotation is made to the client what can be built and what it
can be built with from the amount of money that they have. The budget decides what kind of
material and design process.
Design changes: Changes in design directly hit the budget of the project that reduce the
feasibility and reliability of the project in an effective way. Therefore, It can be stated that
adequate capital to making the changes as per the choice of the client. This also includes the
hiring of the people to architect the required change.
Sustainability: Sustainability in building the desired home is really important. The
architect or the owner needs to check if the construction process of the dream home is
sustainable or not. The building needs to be environmentally friendly for being sustainable
(Ahuja, Sawhney, & Arif, 2017). If the building is not environmentally-friendly then till would
need to make it eco-friendly for lengthening the life span of the building.

Comfort: The other factor which influences the building the dream house is the concept
of comfort. The building layout, design and the color give mental satisfaction that demand for
proper tools and techniques for effective design (Demirkesen & Ozorhon, 2017). The designs
and selection of the colors should be done after the consult of the owner or the client.
2 (b) Examination of project management processes
In this assignment after discussing the important factor that influences the design and
layout of the building. Further, project will discuss the process which determines the
design/layout. PMBOK the methodology has helped the project to understand the different
aspects of project management. These methods that are included in the PMBOK methodology
are described below:
Risk Management
The task of the Risk management team is to analyse the kind of risk they will or they are
facing before implementing any risk management process. If the design and the layout will
change over time and it affects the risk management skill. If there are any changes required in the
design and layout the risk of the deadline of the project increases and the management of the
changes required a cost (Antony et al., 2015). Risks can be both internal and external. Legal and
political risks along with environmental risks can be considered as external risk factors. On the
other hand, a lack of influence on the workers can be included in an internal risk factor.
Risks Probability Intensity
Financial risk High High
Environmental risk Moderate Moderate
Management of quality and task Low High
Skills of associate builders Moderate high

Cost management
Cost management plays an important role in the completion of the project. It aims is to
complete the project in the given period and the cost. For completing the design and layout of the
building the contractor needs to sign a contract with the contractor and the owner needs to pay
the amount of AUD$ 2000. A legitimate policy needs to apply before accomplishing the project
vigilantly for sustainable development. It is the most important factor the project management
(Cowynbuilding.com.au, 2019). Paperwork needs to be completed before starting any layout and
designing of the building. The contractor needs to sign a pre -Work construction (PWC) with
owner worth of amount AUS$2000.
Choosing the best builder is another factor that helps to decide the overall budget of the
project. Construction of each project is different and unique. Most builders are experienced in
both custom made and displayed houses (Sunder, 2016). Yet it is mandatory to get quotations
from as many builders as possible to get an idea of the charges of building costs of various
builders and choosing the best one that suits the plan and budget. Building a dream house can be
time consuming but not impossible. While choosing a builder one must verify their work,
reputation, track record, financial dealings, after service, and also consider the services that are
included in the standard plan (Demirkesen & Ozorhon, 2017). Choosing a builder is definitely a
critical task. Recommendation works, asking an acquaintance for a suggestion would only help
to make the process less time consuming (Brioso, 2015).
Cowan Building and Bricklayer Bankstown is two famous builders in Australia. After
working on numerous projects with a turnover of millions of dollars these two builders are two
of the most well-known names in the market for building projects that not helped them gain
immense client support but also client loyalty (Bankstowncentral.com.au, 2019). They give the
liberty to the investors to get involved with the project building right from the beginning and take
in every detail that would help the investor to get the dream house that he desires. Everyone has
the right to owning a house that suits the budget (Brioso, 2015). These builders help to build
homes at the best quotes with best quality material and utmost guarantee of ROI. Builders can

3. Critical analysis of lean project management
Lean project management is one of the important and crucial parts of project that
enforces project manager to use available resource and tools in a systematic way so that
respective task and activity can be accomplished positively. On the other hand, six sigma model
has been selected to achieve lean project management that stated that each activity of the project
needs to done vigilantly for sustainable development. This model has given five principles or
methods to commence each task in a systematic way that include define, control, improve,
analyse and measure (Antony et al. 2015). These steps facilitate in exploring wide scope and
aspects of research that eventually reduces the risk of failure by managing available resources
and technique vividly. In define stage; the requirements of the task have been identified along
with estimated budget that is required to accomplish the task vigilantly
(Bricklayerssydney.com.au, 2019). Once the deliverables and requirement of the project have
been identified then it is requisite to allocate adequate resources and budget based on
requirement of each task so that maximum positive result can be determined positively.
In order to make a house, project manager needs to monitor on- going status of each
activity so that potential issues or challenges can be tackled positively this step or approach
allows project manager to improve the quality and success of each task. Similarly, this model
stated that improvement is one of the important steps of each task that facilitates in utilising
limited resources positively. Therefore, it can be stated that the success of project depends upon
the feasibility and success of project for sustainable development. Apart from this, it is necessary
to analysis on-going status of each task and deliverables that facilitates in determining the future
scope and improvement with the project positively (Al Hattab & Hamzeh, 2015). These potential
areas can be improved through proper application of six sigma model that enhance that
efficiency and success of project in a systematic way. Under this stage, it is essential to
determine the potential and reliability of the contractor so that each task can be completed
effectively. These builders help to build homes at the best quotes with best quality material and

utmost guarantee of ROI. Builders can help to get the dream project at the best price or turn the
experience into a nightmare. Bricklayer Bankstown and Cowan Building work to deliver the best
with the investor’s utmost involvement and investment.
Similarly, principles of project management also help in improving the success and
feasibility of respective task which needs to be completed in a sustainable way. Most of the time,
there are ranges problems and barriers in developing and designing the success of project so that
maximum possible result can be established positively (Ahuja et al. 2017). The implementation
of project management facilitates in resolving potential challenges and issue through proper
management of resources and tools for maintaining the sustainability of the project.
