Introduction
Lean project management refers to the manufacturing principles of lean that are applied for
practicing project management. This project report will focus on the project management process
based on which the application will be sent to the government of Western Australia where the
dream house will be built. The discussion will be made regarding the suburb and land size, after
which the best builder will be chosen and the project stakeholders will be mentioned. The report
will elaborate with the explanation of the factors by which the layout and design of the dream
house will be influenced. To achieve the lean project management, the implementation will be
made concerning the best practices of lean.

Project management processes under PMBOK consist of five phases including initiation,
planning, execution, controlling, and closing. All these processes will help in building the project
of dream house as with the help of them the planning can be made concerning the suburb, and
size of land that will be needed for this project. These processes are very significant to be
considered as through them the systematic execution of the project will be done (Al-Tekreeti, et,
al., 2016).
Initiation- under the initiation plan, the project charter will be prepared which will include the
activities, processes, and skills that are needed for making the dream home project. This process
will help in setting the vision that is required to be accomplished. The identification will be made
of the stakeholders, and scope will be defined for the project.
Planning- the project’s total scope is established in this and through the detailed and iterative
process of planning the detailed development and document is prepared. At this stage, the dream
project's milestone, risks, budget, and a summary will be prepared.
Executing- the effective management of the team will be made as per the project management
plan. This will help in keeping track of the project. The work deliverables are created by the

project team while the coordination of the project will be made by the project manager (Chen, et.

a. Choose the suburb and decide the land size
Suburb” is the residential area that exists as a part of the city or the urban area or it can be said
to be the separate community residential within the city’s commuting distance. For selecting the
suburb for the dream house in Perth city of Western Australia a “project charter” which is a
formal document will help in the official commencement of the project. The project manager
will be authorized by the project charter so that the approval for the project can be made and it
will also allow how the organizational resources can be used so that the project’s objectives of
dream project can be accomplished. The documents of the project charter include the reasons of
the project which is the construction of the dream house in Perth, project constraints and
objectives, stakeholders of this project, identified risks, and general budget overview. The project
charter will be signed by the initiator or sponsor and is created during the process of define. This
project is performed at the first stage and its completion takes place during the domain of the

be made so that the accurate decision can be made for it. The quality of the land will also be
checked before starting the construction work. The soil testing will be done to ensure that the
land has good soil where the building can be constructed. The quality control plan and quality
management activities will be implemented so that the successful execution of the project of a
dream house can be made. Risk assessment should also be considered and project charter
includes the risks that can occur during the project execution and the qualitative and quantitative

risk assessment will be performed so that the effective controlling of the project can be exercised
(Varajão, et. al., 2017).
The plan of the scope management regarding the dream house will be required which will cover
the requirements collection and preparation of the work break down a structure which will make
the cleared presentation of the activities and tasks that are required for this project. The house
blueprint and interior designing will be determined and the resources required will be determined
on that basis. The labor requirement, the timeframe within which such construction will get
completed will be scheduled. The regular monitoring and controlling is significant for the quality
of the materials that will be used in the construction and soil quality of land as land is the crucial
part of the project and it should be good enough.

It is very essential to choose the right builder for the construction project. Although it is time-
consuming if the time is spent well considering the money involved then this can help in making
the correct decision for this purpose. The procurement and quality management process are
vital for choosing the best builder for the dream project of the house. The whole planning for the
construction is made by the builder so it must be chosen with great care. In the process of project
management, this stage is very crucial. The scope management plan of construction and quality
checking of the builder is essential as there should be transparency from the builder's side.
Builder will give the comprehensive and timeline estimate in a prompt manner being a good
transparent builder. The relationship between client and builder should be strong. More personal
service can be provided by a small builder. Even the owner of the builder can be dealt with and
this can provide the complete assurance (Sánchez, et. al., 2013).
c. Identify the stakeholders for the projects
Project stakeholders play a vital role in project management. Either they are involved directly in
the project or are interested in the project by whose outcome they may get affected. For aligning
the project with the objectives or needs with the stakeholder's project governance is required. For
this purpose the stakeholder's management process of PMBOK is affective and from this, it can
be said that it is important to consider the needs and ideas of the stakeholders as they are affected

by the project outcome and their suggestions are very essential. The project manager of the
dream house project will manage the expectations of the stakeholders so that they do not get
disappointed. This can be problematic as there are diverse objectives or the conflicting objectives
of the stakeholders. The stakeholders will be selected as per the scoping plan of the project
(Mesquida & Mas, 2014).
The consideration from the government and their permission should be taken and the registry
will be made of the dream house. The risks in the project will be reduced due to the increased
involvement of stakeholders. This will uncover and reduce the risks of this project. By gathering
and reviewing the requirements of the project with the different stakeholders, the project success
will be affected. It is a requirement for the success of the project that the stakeholders are aware
of the key milestone, project scope and the time they will be expected for reviewing the

2.1 Factors influencing the design and layout of a dream home
Dreamhouse designing should be made only after the completion of layout, planning and

going through the different PMBOK processes is determined that various factors affect the
layout and design of the dream house so it is vital to pay full consideration on them as if any one
of the factors will be ignored then it can result in the project failure (Brioso, 2015).
Budget- The client's budget is a great influential factor by which the complete process of design
is greatly influenced. The type of land and the area where the home will be built are also
influenced by the budget of the project. Before commencing this project’s designing the personal
quotations will be made so that the idea will be given of what will be built and can be built with
the amount that is kept for this project. The design process will be influenced if there is increased
cost of design then what is expected. The whole process will be required to be started in the
context of time and money as there can be a requirement of changing the need for size or
material.
Topography- the land topography also influence the design process as it affects whether the
building can be built on the plot of land. The inspection of the land is made before the
construction of the home. The quality of soil also affects the design process as there is a
possibility that the soil is not so strong to hold the weight of the dream house building

of the risks associated with this project and their impact on the project has been made. Later the
analysis has been made regarding each risk and risk prioritization is also essential to be made. It
was found that there are risks related cost, time and resources along with the quality. Their
impact will be very high so they need to be considered carefully. Strategizing and monitoring
along with controlling are also part of RM.
Stakeholder management- The determination of the design has been made concerning the
different stakeholders of this project and for this, the assurance if all the stakeholders are
satisfied or not has been made. The stakeholder’s engagement plan is the component of the
overall plan of project management. The management of the stakeholder's engagement in which
the consultation is made with the stakeholders to ensure that their needs are met. After
interacting with the stakeholders if any changes will be required in the project charter or
communication management plan then plan will be made accordingly (Delmiro, et. al., 2018).

Lean project management refers to the application of the principles of lean manufacturing so that
project management can be practiced. For ensuring that there is lean project management of the
dream house best practices of the lean will be used by which there will be a reduction in the
value maximization while minimization of wastage.
Eliminate waste- this practice of lean will be implemented which will help in identifying the
wastes that can occur in the dream house project and through this the defects that occur due to
the waste type, waiting time of project also affect the time and cost of the project so through this
practice the regular monitoring can be made about the project’s progress.
Continuous improvement- the determination of those areas can be made where the need of
improvements are required in the dream house. Through Kaizen tool of lean the continuous
improvement cane be taken which is required for the longer period. It can be made daily which
will help in the successful completion of the project. The waste elimination will be made through
this. The areas where continuous monitoring is required involve cost, time, and budget
allocation.
Organize- through the process of continuous improvement, more organization of the process of
the manufacturer is required. Based on the assembly volume and complexity, the value stream
will be built starting from the top level to down level. The division of the value stream will be
made in the work cell for each of the assemblies. For implementing the flow of one piece every
work instructions and every tool are placed identically within those worked cells. It is based on
the 5S methodology of an organization which is based on lean manufacturing. These include
sort, sustain, shine, set in order, and standardize (Goncalves, et. al., 2018).
Safety- The safer workplace will be providing for the construction project by following the 5S.
Safety is the great measure for every project and there should be every aspect that needs to be
focused so that no harm or risks are there while project execution. While implementing lean
practices, the company should not make any sacrifice for safety.

Track Metrics- The tracking of metrics is very important so to determine if the goals of the
project are achieved or the improvements have been made. The tracking of the construction
project will help to determine and prevent the numerous problems and risks of the projects. If
they will be ignored then it might result in causing the physical damage along with the financial
damage (Vidal, 2017).
It can be said that there are various advantages of the lean practices as through them the
reduction; wastage, productivity increment, and improving efficiency are made. The fluctuations
of the dream house construction project can be improved through the leading time.
