Introduction
The project is based to explain the project management process and its application in certain
projects and also study the explanation involved in the overall needs associated with that. This
assignment will be showing immense and in-depth learning of various project management
process like PMBOK and PRINCE 2 and the application in selection of land in Perth. There will
be an explained analysis of various property and lands available in the location and the need to
study more about the current aspect and future needs of the same. This has been seen in the
process that overall development of land is based on the previous research and global values
associated with the same and making application of all the issues in the system. The assignment
will determine the cost and resources needed for successful completion of project and will also
study the gaps and consequences involved in the same.

Select and explain the project management processes that can help
The management process that has been selected for the basic understanding and planning of land
purchase deal in Perth is PMBOK. Based on the area and the various prices of lands that have
been studied during the process the best area that has been selected to purchase land are
Ashfield. The five major process groups of PMBOK that have helped in selection of land and
understanding the market as below:

a. Choose the suburb and decide the land size
In order to choose effective land to buy there was a need to study effective market requirement
and align self-resources and needs with those. This can help in making effective needs associated
with the cost and process associated with the land. These steps used to select the suburb in Perth.
Initiating: The project was initiated by surfing major localities in Perth and estimating
the land size and cost in all the areas. The major areas that were taken into consideration
were Ashfield, Highgate, and Crawley. Among all the major cities the most important
factor that was kept in consideration was the location and the distance from the
stakeholders and at the same time the land should meet the current and compliment the

lifestyle we are living into. These initial steps also include development of effective
internal and external resources for process development (Kenia, et. al., 2016).
Planning: The planning to select the perfect suburb includes the development of budget
and doing market study that can help to deliver effective location in the given time
interval. The planning also includes personally visiting the locations and checking all the
major factors involved in collecting the pros and cons associated with the location. The
planning was done to decide perfect size for land that was 744sqm. This was the selected
size for the land that was coming in around $589,500. The needs may vary as per the
growth in personal needs.
Executing: The execution of the plan was done by personally visiting Ashfield and
selecting perfect land amongst available lands and making changes in the scope and
budget as per satisfaction needs. This has been seen in the process that the overall needs
of the same were based on the economic capability and sustainability of the land needs.
Monitoring and Controlling: The whole process was monitored personally and all the
needed resources and values were checked as per the needs and further changes were
applied.
Closing: The deal was closed with a land size of 744sqm in around $589,500.
b. Choose the best builder
In order to have satisfactory output from the purchased land, it is required to have a builder that
is best in understanding customer needs and the one that can be good for the proposed budget.
This is one of the major tasks in land development and the face of the property will be the first
thing that was used in the process and the same was used in order to develop future scope of land
and business operations. The overall plan was based on the following process of PMBOK.
Initiating: The initial step to select a builder was the growth and process associated with
the same and make substantial changes in the process that was based on the overall
design needs and planning structure of the property that has to be built on the land and
make changes in the growth pattern. This was seen in the process that the overall need in
the development process includes appropriate design selection and effective process

development that is needed in the process. This includes the quality assurance and time
duration involved in the process.
Planning: To select an appropriate builder the basic plan was to understand their idea and
the points they want to add to the selected design. The next step was to check the
practical capability in the same and making effective changes in the overall process and
developing overall plan to be applied on the land. This also includes making changes on
the current plan if necessary and selecting perfect builder that can complete the project in
given time within the budget (Matos, & Lopes, 2013).
Executing: The execution of the plan was done by selecting correct builder from all the
potential builders and thoroughly discussing with him the floor plan and execution needs
associated with the process. This includes budget discussion and material requirement for
the same.
Monitoring and Controlling: The overall process was monitored by the continuous
alignment of the changes and effective application of overall requirements on the
application needs of the land. This has been seen in the process that the builder
monitoring was needed to not deviate self from the actual project specifications.
Closing: The closing was done by selecting Home Impact Pty ltd as the overall builder
for the property.
c. Identify the stakeholders for the project
Initiating: The stakeholders are the most important feature in the development and
application of various process associated with land development and association. The
overall planning is based on the combination of internal and external stakeholders and
makes effective changes in the overall process. The selection of stakeholders is based on
regular needs and participation in the work associated.
Planning: The plan involved the collection of stakeholders based on investment and
profit involved in the process and making changes in the process. This includes
discussion of the scope and associated values involved in the regular checking and
measuring of satisfaction level of the stakeholders (Matos, & Lopes, 2013).

Executing: The overall plan was executed by conducting stakeholder meetings and
discussing the idea and agendas of the project and registering overall aspects associated
with them.
Monitoring and Controlling: The meetings and stakeholder selection were monitored
by prioritizing the stakeholders and make a list of those that need regular attention as
compared to those needing less attention. The controlling of the process was done by
aligning overall stakeholder’s ideas and their application in the process associated with
the needs in the process and make changes in the overall operational structure of the
project.
Closing: The closing was done by selecting distributors, suppliers, investors, and
customers as major stakeholders for the project. These were the main stakeholders
involved in the development process and make effective changes in the needs involved in
project planning and implementation (Gibson, 2012).

The most important factors that were affecting the design of the project were:
Location: The major factor in the development of the design was the associated location and
values that are associated with that location. This includes the topography and the natural
features associated with the same. The location sense of the design is useful to determine overall
needs and associated future developments that can be seen. The location should not too close to
water or mountains and it should not be based on any disaster-prone area. The location is needed
to be easy and well occupied for the residents.
Future: The future of the project is always to be kept in mind in order to have scope for better
resources and available needs in the process. The future should be well balanced and structured
in order to have scope for architectural changes and future growth associated with the same. All
this can be used in order to develop a better house and it can contain further development in the
overall process (João, et. al., 2017).
Ventilation and lighting: Another important factor that was affecting the design was the
ventilation and the lighting involved in the process as this has been affecting the overall structure
associated with the designing of the rooms and kitchen. A well-lit and ventilated house gives
good impact to the residents and also to the people visiting the place. All this is needed to be
seen while selecting the land and finalizing the design associated with that.
Budget: The budget was one of the factors that have been making changes in various design
pattern of the project. The scope to extend the budget has been kept very low thus the same has
been used to design and fulfill the growth and overall presentation of the house and make
changes in the process.
Accessibility for others: Another important factor that has been used in the designing of the

Manage by exception: The design is needed to be built upon the exception and associated factors

during project development. These exceptions are needed to be well understood and designed for

To successfully implement overall process and develop a home in a well thought and designed
way, this is necessary to follow certain lean practices in order to develop a positive impact on the
process and deal with effective practices for successful project. As per the principles of
PRINCE2 and PMBOK this can be seen that overall completion of project is based on following
lean practices:
Eliminate Waste: A construction project is comprised of the various process that
includes utility and other features associated in the same and the best factor to be kept in mind is
to use natural resources effectively and develop process based on effective resource and
calculations. The waste management is also needed to be done to manage the ecological balance
and not to disturb further the overall issues associated with the construction and building
features.
Continuous Improvement: There is a need to develop resource that continuously helps
in the development of current project and can help in future aspects of the same. This not only
includes adapting lean habits in the construction features but also adapting cultural and social
practices to live in the society and make changes in the overall nature to lead the project and deal
with the problem. This is needed to be seen in the process that there is a need to have continuous
improvement in the organization in order to make sure there is a proper standard used in the
development of needs and associated factors in the same. There has been a need to identify the
gaps in the current plan and develop future plan for changes in the process. The development
needs of an individual are based on the impact of changes adopted in future (Chavez, et. al.,
2013).
Organize: In order to have appropriate development and sustainable growth in the
process there is a need to develop a sustainable process to organize and develop all the steps
required for systematic growth and manage the order to construct values and services in the
process. This is needed to be seen in the current design layout that the more focus there is on the
current needs and future expectations involved.

The overall assessment has helped in understanding various project management principles and
their application in the system in order to deal with effective services and platforms in the
development and management of products. The application of PMBOK process was seen in
deciding the suburb and the stakeholders and builders needed in the development of project this
has helped in planning and strategizing the needs and behaviour associated with the same and
makes changes in the resources to meet the design issues effectively. The application of PRINCE
2 principles was seen in making the layout and to study all the needs in the design and the
process that can be used to reduce current features and develop effective resources. These also
help in studying the current issues and future aspect of project. Finally the analysis and
application of lean practices were seen to see the application of practices on overall development
platform associated in the same.
