Part C
(i).
For new or refurbishment developments, it is a requirement by the building regulations to
have a complete set of approved documentation to ensure the works go on smoothly and
undisrupted (Cass 2018). The documentation should be submitted to the local authority such as a
municipality for review and approval. In this scenario, a double garage and workshop area to be
erected on a residential development on Plot number FFL 625.995. The area dedicated to the
garage measures 6 metres by 10 metres hence an area of 60 square metres. The site is relatively
flat and hence deep excavations shall not be necessary.
Important documents that would be required to undertake the project include Plot Title,
Permits, and Project Specifications (Ching and Winkel 2018). The plot title is a document that
shall define the property boundaries, distances and compass bearings. In this case, it will show
the plot owner, the plot geographical location amongst neighboring plots, and any roads and
access to the plot. Finally, the title shall be stamped by the registrar of titles to be a legal
document (Foo and Shen 2018).
Permits are other documents necessary for the project to kick off. They show approvals
received from the council or a quantity surveyor (Karamujic 2020). These permits aim to show
that building regulations have been adhered to as per the Building Codes of Australia and other
international codes. Some of these permits include the asset protection permit that covers repair
to council assets such as water and electricity lines. The roads opening permit is necessary to
show any roads that have been created to access the development (Lilienthal and Ahmad 2019).
In this case, the proprietor should obtain a new permit even though there is no new road to the
garage needed.

The final documents needed are the project specifications documents. These are
important documents as they show job description, site description, proprietors, and other parties
including their contacts address, and their physical locations such as a municipality (Saunders
and Tulip 2019). There is a need for a trade section in this document that shows the applied
standards and quality of work expected. Finally, a schedule of fittings shall be necessary.
Schedules include windows, doors, finishes, and ironmonger to be used on the doors. Other
services such as preliminary site works and foundations, electrical, plumbing and stormwater and
sewer drainage are necessary to be included in the project specifications. The documents should
be pinned on an accessible area on site where a council inspector can access it. The law dictates
that the site can be closed in case of such documents are missing.
(ii).
The hand sketch attached shows the garage on the proposed location of the erection. The
dimensional of the proposed garage is 6 metres by 7 metres hence leaves some access of 3
metres on the longest side. This is important for providing a working area and ease of access.
