INTRODUCTION
Professional construction manager is referred as the site manager who is required to
supervise and direct the various operations related to the construction. They involved in the
project at the very early phase so that they can help in the preliminary planning of the project.
The aim behind this report is to provide an understanding of the importance of professional
construction manager in the organization.
This report contains the various functions of the Professional Construction Manager that
are project management, cost management, administration of contract, safety management on the
site these are the function that is being performed by the manger. This report also explains the
different role of the construction Manager that they manage the risk of the site, draft the
contracts, set the goals for all the individual who are involved in the construction of project.

Functions of a Professional Construction Manager
Professional construction manager have the duty of supervising and giving the direction
to perform various kinds of operations within the building. There are various stage involve in the
functions of professional construction manager. According to the CIOB, the main function of the
construction manager are such as – give advice, successful delivery of the project and ensure the
quality of the project in order to make client satisfied. They come in the process in the very early
stage so that they can do help to the client at very early or in the preliminary planning. They help
in various aspects of construction such as selection of architect and contractor. Various function
perform by the Professional Construction Manager are as follows -
Construction Project Management: Planning for the construction of project involves the entire
project and performs the documentation to all the jobs that must be completed within the time
frame. This helps in access of material and does the budgeting that is being required.
Cost Management: In this function the expenses of each project is being efficiently managed in
the whole process and must ensure for the adjustments for the unexpected issues and as well as
for the difficulties.
Quality Management: Professional construction manager has to make sure about the
contractors that are being employed for the project are maintaining the high quality standard.
They monitor the process, cost and quality.

Safety Management : As it is known by everyone that the construction site is very dangerous
place so need to maintain the safety hazards for the all the people that no one can harm, so in this
construction manager need to ensure the correct way that no accident can take place. He must be
ensured about that all the work meets the legal requirement related to the building regulation.
Contract Administration : All the extensive contracts from the client are being the part of the
project construction process. Provisions of the contract must met and ensure that all the parties
that are being involved is satisfied (Bilbo and et.al., 2015).
As the construction manager is responsible for managing all the individuals that are
deployed for the various roles required in the project. As the actual work of the building take
place before that the plan must be discussed from the architecture, buyers and surveyors. In this
it is the function of the manager that they hire the efficient staff, so they complete the project
within the time frame discussed and also follow the standards by understanding the entire
project.
Principle role of the Professional Construction Manager
Role of the Professional Construction Manager is very important in the entire project as
they manage the work and staff effectively so that all the plans for the project can be executed
well and also make them understood about the role of each employee (Charmaz, 2015). At the
same construction manager need to hire and at the same they organize the various contractors
and suppliers and monitor the activities of sub contractors. Some of the roles are :
Hire, Dismissal and supervise of the employees : Selection, Hiring, Dismissing and
Supervising of the employees in the organization is the function of human resource department
and Construiction manager help them to do the above mention functions so that manager can get
required skilled employees. Professional Construction Manager is considered as the boss on site.
Manager is responsible for getting to deploy the right people in handling of all the tasks for the
single project. As hiring and dismissing of people are considered as the hardest things to do in
the project. Supervising is one of the difficult and complex task because this need to pay the
attention to the entire team and also coordinate and the direct the workers of the site.
Set Goals :
The role of the manager is to set the goals that are being signed by the client and do all
the things like strategies and chosen of tools to meet the goals. The manager is in the charge to
review all the contractual terms and conditions and its performance in determining the precision

of the work, in handling the requirements and deliverables. As the project manager who get the
things ready and set the goals usually end up with the most successful ones and able to attract the
customers also.
Draft Contracts
All the work related to the project need to be written in the draft contract in between the
owner and builder. Many other things that is to be handled by the project management are to deal
with architect, contract from material suppliers, sub contractors and the third parties that is
involved in the project (Clough and et.al., 2015).
Keep update the Client and Boss about the information regarding construction
As in the site of construction line the manager and the team are there and in this the
manager is being considered as the boss someone is always above on him. Most of the project
manager do the things at their own and take many decisions that are to be taken on the course of
site. Keeping the boss and client in the loop means that they have to give the daily and weekly
report for the status of their job, policies any upcoming procedures and discuss all the issues that
are arising from the work. As any issues is being come than the manager need to communicate
from all the parties by telling them how it affects the time, cost and the remedy.
CIOB’s redefining Construction Management
As per the Chartered Institute of Building, the redefining construction management
refers to functions of construction manager who is involves in the process of delivery of the
project in order to provide proficient advice on various kinds of construction issues in order to
make delivery of the project successful (Rogers, Chong and Preece, 2015). CIOB represents the
most execute professionals in the construction industry as it sets the high degree of
professionalism in building the environment. It defines the construction management in the
following steps:
It is the management for the development of conversation and improvement to build the
environment.
Manager has to exercise the variety of functions from the site and project through the various
corporate organization among the industry and the clients or the society as a whole.
It embraces the entire value of construction from inception to recycling and focus on the
commitment for the sustainable construction (Olawale and Sun, 2015).
As the construction management gives the wide range of specialist services related to it.

They are being guided by the system of values that demonstrate the responsibilities to humanity

Management at the construction site is being the vital part of the CIOB as it is clearly
mentioned that site management is one level in the hierarchy system, site is being influenced by
the decision taken for the initiative, planning, pricing and the last is procurement of the project.
Construction management is the integrated management of the entire project on the behalf of the
client and the manager is the person who is responsible for any issues related to it. In the lifespan
of charted institute of building is now being increased to the variety of role required as specialist
as it is developed within the construction company because the majority of members have
worked, it plays the major role while doing the practice and the research development, education
and training (Yaman and et.al., 2015). Members of CIOB found that their expertise make them
enable to give the specialist service while doing the practice of consultant. Nowadays specialist
practice is being arisen in many other field and some have drawn it naturally to the expertise as
CLOB members are being expertise at the time of training and develop the subsequent level of
expert such as building pathology, health and safety management, dispute resolution etc.
construction is the industry based on the labour-intensive so it requires the team and the attention
of human interaction in the conditions (Rogers, Chong and Preece, 2015).
CONCLUSION
From the above report it is being concluded that this report contains the functions of
Professional Construction Manager that are contract administration, safety management, cost
management, quality management etc. at the same this report also explains the principles of
construction manager that includes planning, hire fire and supervise, set goals, stay on budget,
keep the client and boss in loop these are some roles performed by the manager. This report also
take into the account that is CIOB's redefining the construction management.
