Burj Khalifa
According to Baker, William; Pawlikowski, Jame, Burj khalifa is a popular and historic
building situated in Dubai UAE. The building was completed in 2009 and opened in 2010. The
architecture of this huge construction is Adrain Smith. The burj khalifa town is one of the
leading construction in more programme into the form of multi- complex town. It combines of
entertainment facilities as well as shopping mall. The construction of Burj Khalifa garb the
attention because of its specific feature. The whole project is diversified into routine business
activity that combines of regular project policies. The outcome of the result comes into
development opportunity. The aim of project management perform unique characteristic while
building tallest building across the world. The designed achieved unique inspiration or
uniqueness in order to mixture complex structure. The construction was full of technical applied
safety measures and winds up all possibilities architectural possibilities. This is one of the unique
project that delivers uniqueness in order to implement risk involved in the strategy while
appointing management strategy. The main aspire to construct this structure is to gain
international heritage. The construction is mainly famous for its maximum tallness into all over
the world. Burj Khalifa has taken the uppermost construction and build by extremely qualitative
material which necessary huge financial support. The administration was in need of huge funding

to rise a the tallest construction which has utmost risk concerned into its building. The risk
concerned in its structural design and propose as it has attain huge cost which assess fluctuation
into stakeholders mind about its achievement and breakdown (Silvius, G., 2017). The structure
has to to be prearranged well and threaten from all other tall building into the planet so that it
could take the rare benefit of people magnetism for which, many change had made into its
arrangement before and take its leads to boost its height by evaluate it with other gravestone. The
building construction was undertaken by many government stakeholders and private companies
has involved into it which inherently opposed their reunion into buildings name. Other
stakeholders has emerges with its underground opening through restaurants, malls and shops
which has taken their attention (Cicmil, S and et.al., 2017). The building was constructed by the
local labours who were looking for government jobs and ready to work in low pay which had
created issues in labours and teams regarding pay scale. The outworkers were indulge in their
work for full day and get only minimum amount of wage through which many labours were died
due to work pressure and low health well being. There were many controversial issue in making
the building regrading heavy work cost due to delay in work and teams were said to perform
without making any intervals so that extra cost could be eliminate. This has created cross-
cultural issues in making the project issues as any other countries has put obligation to its height
and variations it drives into the world. Tourism culture would get affected by its large attentive
place which gather all the tourist towards its charm. It also indulge various communication style
and presentation format which vary from culture to culture. As the team was came from all the
over the world to make their contribution which could not get understood about the project
effectively. For that instance, different communication drivers has adopted and eliminate
communication gap from all the team members and workers. The building was not only design
by the decision of two or three individuals but has involved thousands of idea, thoughts and
efforts of many individuals who has terminate their comfort into taking knowledge and
implement into building (Picciotto, R., 2020). These efforts has taken positive aspects towards
negligent cross-cultural issues and filled up communication gap. Team dynamics had also took a
turn towards generating new ideas and direction to lower the cost by maximize tits quality which
has also impacted positively on constructing and designing the monument. Triple constraints is
tell about the that the project Burj Khalifa has operate with in the some time period and in some
boundaries. Triple constraints include some constraints that a is taken by the managers during

the construction of the property and that constraints are time and cost, this include the particular
time or period and the plan that show the cost and budget of the project. Scope, This does not
have some explanation but like this defines the range and scope of the building of Burj Khalifa.
Quality of the project or building this describe the resources that should have a finer quality.
Benefits and risk, This constraints show about the uncertainties of the project like during making
this project what are the risk factors and advantages faced by the makers and mangers of the
project. And the other constraints contain financial issues that were facing by the mangers during
construction time and the probability .
According to the view point of (Heldman, K., 2018), Balancing constraints is very
needful for the mangers to develop that project because surpassing one or many of the
constraints indicate something wrong and right. Stake holder management defines that during
establishing this project a mangers has to take care of something like to check and full fill the
requirements and needs of the stakeholder because stakeholder were very important for that
project. Stakeholder are “ government employees , investors , managers and some more.
Stakeholder management is the procedure through this a project managers of Burj Khalifa
coordinate, supervise, enhance and amend the connection and relations with the project
stakeholders. This management process include the consistently and appropriate identifying the
needs, desires and also examine their inevitably and expectations towards the work or project.
A stakeholder is any person, unit or business that can create impact, be smitten by, or
comprehend themselves and to be smitten by a plan. So this task was become challenging for the
mangers so stakeholder management were helping to resolve these kinds of problems. During
that time means during the construction time there were so many modification and changes has
been seen in the group or in the person. Those changes like behaviour changes ,
unconsciousness, psychological forces, that were occur among the units, groups and any
individuals (Kerzner, H., 2019). Those dynamics are trustiness and spacing, disposition to
accurate mistakes. For building team dynamics they were analysing their teams, and they were so
aware and handling all the problems and give them to a proper responsibilities so that can not
create any barriers among them and the workers or employees were not felt that this action is
partial or biased. During this projects there were more issues and problems were facing by the
them like communication barrier, cross cultural and many more because most of the workers
were from different religion and nation so they have different rituals and culture so these thing

were so challenging for them but the project mangers were identifying all the problems and
successfully create and complete the project of Burj Khalifa. Stakeholders management is
necessary in building team involvement and and retain goodwill and name of the building. The
only was was to set the highest name of the building in the history of Dubai. But that was not
easier task to build up with quick and reliable involvement. They need to maintain their labour
relations, investors ideas and though and consider them to result them into practical aspect.
Ignorance of investors plan could lead to elimination of their funds and the building was in
serious need of financial boosting to be it that large (Kerzner, H., 2017).
According to (Kerzner, H., 2018)has evaluated that This review has evaluates the fact
that every field and any work require team development and positive valuation of across cultural
impact to fulfil desired project. These have also include zero hour contract workers who worked
for long hours that had more than the desired hour. But din not get pay for it. These issues has
became the serious cause of letting out and inconvenience or workers involvement. Leads to
extra time and cost taking Burj Khalifa undoubtedly the highest building all have ever seen in
their life but has many secret behind its completion. Huge projects could be successful only by
the support of number of people management and believe in its success. Many individuals have
taken back their foots to support the building, by the time government has contrasting with many
benefits and its charming presence will make the country the on top position. The building has
constructed by the triple constraint theory which has established its design, exposure, area by the
help of three triangles which reflect on its cost, quality, time and scope. These levels are not
dependent with each other as they perform into separate directions. But affects all the variable
factors. Burj Khalifa first incorporated with its construction to success the project into two or
three years and a fixed amount of cost but by analysing and researching the market. The fact has
came up on its size and exposure that needs to be change very often until it gets an appropriate
heights. Due to this labours get lack or their pay and stakeholders from their return because of
extra cost consumed in its height and interior. Therefore, irrespective of the fact that these
constraints have taken much time to get success but results in unexpected response of viewer
and people. As per this review, the project would should get complete on specified time as time
value everything into the world and creates pools for its attention. Also, any project must get
started by analysing and identify the actual market competition which is looking for to setup a
new aspect with the aim to make it unique. Plans must be prepare, strategies must be set and

organising the resources are the foremost functions before taking any decision. Also it must gets
authorized my people opinion so that changes could be make at first place and success could be
achieve easily versified (Rodríguez-Rivero, R and et.al.,2020).
