Summary:
My name is Vimal Rani and working for the group named Skills Construction Group. I am
working as the marketing director for the company. The company was established in 1992 at
Parramatta in Western Sydney. The company is focused to provide high quality residential
apartments to its clients and also company has annual turnover of more than 300 million AUD.
Key Activities:
From the project, it has been analysed that there are various key personnel in the group which
have their individual roles as well as responsibilities within the organization. Raj Mohan is the
marketing director for the company who involved in the marketing activities and also analyses
various business opportunities for the group across different parts of Western Sydney. Albert
Huynh is the Contracts Administrator for the company who is responsible to provide contracts
for apartment building from different clients. Sean Levitt is the director of business relations for
the group whose role is to maintain strong relations with the existed as well as potential future
clients for the company. Putijak Souk is the main architect for the company who is responsible
for the design activities for the apartments or buildings. Stephen Sea is the Project engineer who
implements all the design activities in effective manner in order to construct the best possible
designed apartments or buildings for the clients. In addition, Matthew Zarate is the project
manager of the project who manages all the construction activities in effective manner. The
project is also focused to provide the desired quality for the constructed building by keeping all
requirements related to size and location for the building of apartments with 60m high and 18
storey apartments.

Contribution:
My role in the entire project was so significant that without my contribution proposed project for
the company would never start. I had contributed in the marketing activities of the project that
has enabled the group to select the best possible location for the project. From my analysis, I
have also found that Burwood has witnessed significant growth for building of new apartments
or buildings and also its close proximity with the jobs as well as services with adequate transport
facilities in the region makes this place more preferable for this project. At the same time,
competitor analysis done by related to cost for the development of the project has also
contributed significantly to start the new project in more effective manner.
Details for the Work:
My role in the overall project was significant in terms of the marketing activities in order to
select the best possible location across Burwood which could be suitable for requirements for the
current project of the company with 60 m height and 18 stories. I had contributed significantly in
different activities for the new construction project for building of new apartment across
Burwood. The analysis of the proposed site and adequate evaluation of the current site for the
project was also done by me in order to make the project more efficient. The marketing research
related to competitive prices for the construction of new project in the location was also done by
me and the research is also focused to provide target customers who can buy or rent the
apartments after the final construction of the proposed project. The major issue was to complete
the project in the specified timeframe as given by the client. The type of materials and their costs
were also some major problems faced during the project. The project also faced the issue to
accomplish the design requirements for the building in terms of size and number of stories in the
building.

Interaction with Group Members:
From the entire project, it has been analysed that there are various key members for the project
who actively participated in the construction project. I had effectively interacted with the
marketing director in order to find more perspective for future constructional activities of the
company in the same region. On the basis of my marketing research, contract administrator had
selected the best contractor who could complete the project in the desired time frame. The
interaction with director of business relations has also enabled me to find the potential target
customers for the apartments after completion of the project. The interaction with the project
manager had also enabled me to do more marketing research for the project as per the
requirements for the building. The interaction with the architect also enabled me acknowledge
him regarding the basic requirements for the project related to both size and number of stories.
Major Problems:
From the project, it has been analysed that there are various problems which were faced during
the decision making for the project. The site firstly selected by our team was not appropriate for
the requirements of our building because it was not allowed to build building of 60m height in
that location. Due to this, we were forced to look for new location across Burwood which would
allow our team to construct 60m high, 157 apartments and 18 stories in the building. The
working hours of some members for the project were the other major problem witnessed during
the project. It was analysed that it was not possible for some of the members to meet on specific
week days at the university premises. The savings of cost during the project is also one of
significant problem which was observed during the decision making of the project.

Problem Handling Techniques:
A systematic structured and team based approach frame worked with adequate tools or
techniques can be used for simplification of the decision making perspective for the project.
Techniques like SMART and FAST methodologies can be used to solve the problems in
effective manner and at the same time, also focused to provide value added solutions for the
project. It is also learnt that various applications for value management can also be used in this
project to determine the value and risks involved in the project. Unit blocks and mixed business
perspective would be more beneficial for the company in terms of cost savings.
Lessons Learnt:
From the entire project, it has been analysed that if the current project would be initiated again
then we would definitely include more information over the topic of value management in both
first as well as second presentation. In addition, in the second presentation, we could use the
financial aspect for the project and its analysis in order to evaluate the significance of values
which had been obtained during the analysis. In addition planning related to financial strategy of
the project could be done in more effective manner in order to find more opportunities for cost
savings during the project.
Other Factors:
From different perspectives of this project, it has been analysed that design aspects for the
apartment needs to be accomplished in effective manner so that all requirements could met
effectively. The scope and future perspectives of the proposed project also needs to be
considered in order to provide more financial profits in the near future. The budget and
techniques to handle different problems at various stages of project need to be developed in

effective manner so that all the objectives for the project can be accomplished in efficient
manner.
Conclusion:
From the reflection, it has been concluded that value management as well as financial planning
for the project are two most important factors or perspectives in the construction projects. Value
management enables to handle all the issues or risks of project in effective manner by
considering value for the project. Financial planning would enable to analyse various financial
aspects like budget, cost savings, etc, in effective manner that would certainly enhance decision
making capability of members involved in the project.
