Project Overview
From the study of the case, we are able to analyse that difference in the thought and
requirement of the partners exists for the designing plan of the dream house construction
project. The focus should be given on highlighting the requirement of the partners separately
so that conflicts among them can be controlled. Requirement specification plan for the
undertaken project is required to specify the requirement regarding the design of the kitchen
floor, infrastructure, and interiors. It helps in developing the modern design of the project.
There is a conflict which exist with the partner is in relation to the project funds
arrangements. The purpose of this paper is to design the conflict management strategy for
minimizing conflicts with the project partners and builder. Adoption of the effective
leadership style and quality controls helps in minimizing impact of risks associated with the
project.
Planning of Conflict management strategy
Conflict among the working parties exists due to the differences in the perception, thoughts,
and views. Strategy is designed so that issues which exist with the partner and builder can be
resolved at top priority. It helps in conducting the project plan smoothly without any risks and
complexities in the completion of project development cycle (Haron, and et.al., 2014).
Emphasis should be given on identifying the root cause of the project plan. It helps in
negotiating the working operational plan so that chaotic environment can be controlled.
Conflict management strategy for partner
Partners are the integral part of the project cycle. It is required to manage collaboration
between the partners with respect to the project requirement, end outcome of the project,
funds approved for the project, and deadline for the delivery of the final project (Liberatore,
Johnson, and Smith, 2015). Agreement should be done between the managerial parties so that
conflict in the thinking and perception can be controlled. The conflict management strategy is
decomposed into five processes which are described below:
 Accommodating: Behaviour of the project partners get changed due to the occurrence
of conflict because of the difference in thought, requirement, and financial capability.
It is required to develop the agreement on the project cost plan and financial budget so
that conflict related to the financial capabilities can be resolved (Lock. 2013). Project

activities can be scheduled within the given range of project funds so that no extra
pressure is made on the working team members. Checklist of the partners requirement
should be prepared so that effective design can be prepared for house, infrastructure,
interior, kitchen, flooring. The project plan will be approved after getting approval
from both the partners (Molwus, 2013).
 Avoiding: Partners withdraw their thoughts and differences in the perception so that
conflicts among the working partners can be minimized. Efforts and requirement of
the partners are set in the project direction and goal. It is required to keep balance
between the need and demand of the project partners so that conflict can be
minimized at top priority (Moodley, Smith, and Preece, 2007).
 Collaborating: Analysis of the root cause of distraction helps in managing the conflict
between them by inducing the collaboration and mutual understanding on the
requirement specification plan and cost estimation plan. Agreement is taken on the
design specification, funding specification, and time baseline of the project.
 Compromising: Conflicts can be resolved by managing compromise between the
clients on their need and demand related to the house designing. Tracking of situation
is undergone so that differences can be minimized between them. Partners have to
compromise with the project plan developed for the successful completion of the
project (Morris, 2009).
 Competing: Competing behaviour among the partners should be minimized so that
they can promote the ideas, thought, vision, and opinion of other partner and increases
the reliability of the project.
Conflict management strategy for Builder
Clear requirement specification plan provided by the clients helps in resolving conflict with
the builder because they can create their design of dream house according to the requirement
specified by the client so that satisfaction level can be achieved with the delivery of the final
product (Morris, 2013). Sometimes conflict with the builder arises due to the unclear project
funds, timeline, and requirement.
 Accommodating: Designing of the clear requirement plan helps in giving emphasis on
the experience required of the builder for formulating the design and construct the
house in the modernized format to meet the need and demand of the client. General
terms and condition regarding the project budget, timeline, and quality should be

clearly defined in the service level agreement before signing the contract with the
builder because it helps in evaluating the capabilities of the builder to provide
designer outcome within the approved budget and cost (Owolana, and Booth, 2016).
 Avoiding: Designing and construction program implemented by the builder should be
avoided for hindering because clients have to focus on the end outcome of the project.
It should meet the requirement placed by them in the project initiation phase. Working
of the builder should not be monitored and controlled.
 Collaborating: Project plan and design should be developed by providing
opportunities to the client to present their views and suggestion so that differences in
the actual and expected project can be minimized. It helps in developing the mutual
understanding between the working parties and results in eliminating the complexities
and risks associated with the project.
 Compromising: Project plan should compromise with the changes required by the
client during the project development cycle. Complexities and risks associated with
the working plan of the project can be minimized.
 Competing: Quality of the final delivery product can be improved by indulging
feeling of competition among the builder. Comparison of the dream house helps in
improving the performance of the builder to prove them that they deliver best quality
houses (Project Management Institute, 2017).
Adoption of leadership style
Integrity and reliability of the project can be improved by adopting the correct leadership
style so that complexities and their impact on the project activities can be minimized.
Controlling and monitoring of the project helps in improving the performance and quality of
the construction program. Periodic participation of the clients in the project development
helps in minimizing the difference in the planned program and the final outcome of the
project. Adoption of the transformational leadership style is effective for controlling the
project development and meeting the need and demand of the client (Mossalam, and Arafa,
2016). It helps in encouraging the team members to work in the direction of achieving
success and eliminating risks and issues associated with it. Decision making capabilities of
the project manager can be improved by monitoring and controlling the process. He is
responsible and authorised for taking decision so that construction program can be effectively

completed. Ethical code of conduct and working environment reducing the risks of project
failure by defining clear goal, requirement, project vision, and priorities associated with the
project activities. Required changes can be induced by the project manager in any phase of
the project to meet client requirement and project objectives. Analysis and evaluation of root
cause of conflicts is identified to measure their impact on the underlying construction
process. Team building environment is created by providing responsibilities and associated
authorities to the team members to finish their work efficiently within the clear baseline of
project cost, time, scope, and quality (Monnappa, 2017). Work coordination and cooperation
among the team, internal partners, and external partners is improved by guiding them to
achieve project goal and objectives.
Supervision of the project manager helps in guiding and giving direction to the team
members which reduces the complexities of work. Employees are motivated towards the
common goal of completing the dream house project to meet the requirement of the client
with excellence. Perception and working style of the team members can be changed
according to the requirement of the project by providing direction of work by the project
manager (Mansfield Community, 2013). Adoption of transformational leadership style helps
in completing the project successfully due to the following reasons:
 Emphasis is given on minimizing the extra expenses and increasing the turnover of
the project by retaining the trust and satisfaction of the client on the builder and
delivery of the project
 Engaging client in the project phases so that demands and required changes of the
client can be satisfied during the construction of the project only. Cause and effect of
the changes done in the project plan should be explained to the client by deploying the
quality control tools and make them agree on the required changes in the project
program.
 Managing change: Changes in the operational process of the project can be done so
that requirement and demand of the client can be satisfied. Analysis and evaluation of
root cause of change is identified to measure their impact on the underlying
construction process. It helps in developing the mutual understanding between the
working parties and results in eliminating the complexities and risks associated with
the project (Itegi, 2015).
 Communication between the working parties helps in improving the quality of the end
outcome because it provides the flow of information, required changes, and other

requirement to develop the dream house according to the direction provided by the
client. Supervision of the client in the development program helps in reducing risks
and issues associated with the end outcome of the project.
Adoption of 7 quality controls tools
Quality of the project can be improved by identifying the differences in the quality of project
according to the requirement specification plan with the implementation of project quality
control tools.
Cause and effect diagram: Cause and effect diagram for identifying the impact of
complexities and risks associated with the project on the project completion cycle. It helps in
providing the opportunities to take pro-action plan before the occurrence of the risks. Cause
and effect of the changes done in the project plan should be explained to the client by
deploying the quality control tools and make them agree on the required changes in the

Flowchart: Flowcharts are designed to express sequential steps to determine the work
breakdown structure to achieve the required quality of the project. Organization hierarchical
structure is created for managing the flow of information. Breakdown in the sequential
approach helps in determining the gaps and flaws which exist with the project development
plan.
Check sheet: Check sheet is prepared from the requirement specification plan for verification
and validation of the quality received in the end outcome of the project. Certainty of the time
completion, cost baseline, quality, and scope baseline can be identified by measuring the
check sheet terms
Pareto chart: Pareto charts are the bar charts which are developed for identifying the
frequency of changes in the project plan. Occurrence of the defects, gaps, and flaws in the
project program can be identified through the analysis of the frequency in the Pareto charts
(Haughey, 2014).
Control charts: Control charts are prepared for analysing the data movement throughout the
project development cycle. Line charts in the sequential approach helps in determining the
gaps and flaws which exist with the project development plan.

Histogram: Histograms are developed for showing the pattern of data movement in the
project completion cycle. Changes in the variation in the pattern help in measuring the
complexities of the project.
Scatter Diagram: Scatter diagrams are developed for showing the relationship between the
variables associated with the project program. It helps in analysing the cause and effect of the
variables comply with the project plan.

It is concluded that there is a conflict which exist with the partner and builder is in relation to
the project funds arrangements. Conflict management strategy is designed for managing the
conflict between the partners and builder by giving emphasis to the strategy program which is
named as accommodating, avoiding, collaborating, compromising, and competing. Designing
of the clear requirement plan helps in giving emphasis on the experience required of the
builder for formulating the design and construct the house in the modernized format to meet
the need and demand of the client. Periodic participation of the clients in the project
development helps in minimizing the difference in the planned program and the final
outcome of the project. Adoption of the transformational leadership style is effective for
controlling the project development and meeting the need and demand of the client. Ethical
code of conduct and working environment reducing the risks of project failure by defining
clear goal, requirement, project vision, and priorities associated with the project activities.
