As per the case, studies are given in the scenario, related to the matters of property and related
transactions among the tenants and the owners. The given case studies are based upon the
Residential Tenancy Act, 2006 and abide both the tenant and owner with the provision of this
act so they perform their obligations. It also prevents the property owner from enhancing the rent
amount with unfair means. The main aim of this act is to provide protection to the tenants. This
act governs the relations between the tenant and the landlord in the residential accommodation
on rent and contains the important provision related to the rent regulations.

According to the rent agreement enacted between the Melissa (Landlord) and David (tenant)
where the Melissa posses the right to vacate her house in case of the rent not paid by the tenant.
In this case, David not paid the rent for past 11 months and in this context, Melissa posses the
right to terminate the rental agreement and get the house to vacate by serving notice and giving
him the time period of 14 days for finding another arrangement of living.

to Section 22 of the act, it is the responsibility of the Landlord not to interfere in the privacy and
the enjoyment rights attach with the property.
Mr. Justin (The Tenant) rights and obligations
According to the provisions of Section 33 of the Residential Tenancy Act, 2006, it states that it
is the duty of the tenant to clean the house of the landlord on a regular basis. As per Section 34
of the act, the tenant is obligatory to recompense the Landlord in case of any damage caused to
the property while living as a tenant in the Landlord house (Rowley & James, 2018).
